Moffat County Property Assessor 2026: Search & Tax Records

Moffat County Colorado Property Records Guide

Search Moffat County Assessor Records, Parcel Maps, Values & Property Taxes

Moffat County Assessor Larona McPherson discovers, lists, classifies and values real and personal property throughout the county. The Assessor also maintains ownership and parcel-mapping records used to build the property-tax roll.

Moffat County’s official website links to an external InfoEnvoy ownership database that is updated monthly, while the Assessor’s ArcGIS system provides parcel, ownership, tax-district, zoning and road-map context. The Treasurer separately handles actual property-tax balances and payments.

This 2026 guide explains how to search a Craig, Maybell, Dinosaur or rural Moffat County parcel, understand Colorado’s 2025–2026 valuation cycle, calculate the current split residential assessment, check the now-closed 2026 appeal period, review senior and veteran relief, handle business/oil-and-gas property, verify delinquent taxes and trace deeds, mortgages, liens or mineral documents through the Clerk & Recorder.

Where Moffat County Is in the 2026 Property Cycle

The ordinary 2026 real-property protest period is over. Colorado’s 2026 standard real-property Assessor protest window ran from May 4 through June 8. Owners who filed on time should now use the appeal instructions on their Notice of Determination rather than trying to start a normal May/June protest.
2026 is an intervening year Colorado reappraises real property in odd-numbered years. The 2025 valuation generally carries into 2026 unless physical, ownership/classification or other statutory changes require an adjustment.
2026 property = January 1 condition Property is assessed as it existed on January 1, 2026, while market evidence for the 2025–26 cycle is tied to the June 30, 2024 appraisal level.
2026 taxes come in 2027 The 2026 assessment is not the tax bill you paid during calendar 2026. Colorado collects property tax one year in arrears.
Important August 12 law change: Colorado SB26-046 takes effect August 12, 2026 and changes the standard real-property protest deadline from June 8 to June 1 for future cycles. It does not retroactively erase the June 8 deadline that governed the already-completed 2026 standard protest period.
Stale county-page warning: Moffat County’s appeal page still displays older dates and refers to the 2023/2024 valuation cycle. Use it for the local appeal workflow and contact information, but do not copy its old valuation-year references into a 2026 filing.
Three different property-record jobs

Assessor vs Treasurer vs Clerk & Recorder

Assessor — Larona McPherson Ownership records, parcel mapping, actual value, classification, assessed value, personal property, oil/gas valuation and valuation protests.
Treasurer & Public Trustee — Robert Razzano Tax bill, current or delinquent balance, tax payment, tax liens, tax-lien sale and release of deeds of trust.
Clerk & Recorder — Stacy Morgan Deeds, deeds of trust, mortgages, liens, mining documents, plats, surveys and other recorded real-estate transactions.
High tax bill does not automatically mean the Assessor made an error. The Assessor determines actual value and classification. Taxing entities set mill levies. The Treasurer applies the tax roll and collects the resulting bill.

What Moffat County Property Fields Mean

Field What it means What to do
Parcel / Account County identifier for the assessment account or land parcel. Save it for GIS, tax and recorded-document research.
Actual Value Assessor’s value before the statutory valuation-for-assessment percentage. This is the central figure in a valuation protest.
Classification Residential, agricultural, commercial, vacant, industrial, personal property, natural resource or another statutory class. Classification determines which assessment percentage applies.
Assessed Value Taxable valuation after applying the statutory assessment percentage. For 2026 residential property, school and local-government assessed values differ.
Tax District Combination of taxing entities serving the property. Use it to understand the parcel’s mill levies.
Legal Description Assessment description tying the property to land records. Use the recorded deed or plat for the controlling legal description.
Ownership Owner carried on the Assessor roll. Compare a recent transfer with the Clerk & Recorder index.
2026 is the second year of Colorado’s two-year cycle

How Moffat County 2026 Real Property Values Were Built

Study begins The normal 2025–26 Colorado sales study starts July 1, 2022.
Appraisal level Market evidence is adjusted to the June 30, 2024 appraisal date.
Reappraisal year New biennial values were established in the odd-numbered year.
Intervening year The value generally continues unless a statutory change requires adjustment.

Colorado real property is reappraised every odd-numbered year. For the 2025–2026 valuation cycle, statewide appraisal rules use sales from the 24-month period ending June 30, 2024, and property is assessed according to its physical condition and characteristics as of January 1 of the current assessment year.

Residential Colorado law requires residential property to be valued using the market approach and comparable sales.
Commercial / industrial Market, cost and income information can be considered depending on property type and available evidence.
Physical changes New construction, demolition, remodeling and corrected property characteristics can change an intervening-year account.
Moffat’s real-property webpage contains an old example sales period from earlier appraisal cycles. For 2026 research, use the current statewide 2025–26 study period ending June 30, 2024—not the historic dates still visible in that older local explanatory text.
Current 2026 Colorado valuation-for-assessment percentages

Residential School vs Local Government Assessment in 2026

School-district calculation: 7.05% Current 2026 residential property uses 7.05% of actual value for school-district mill levies.
Other local governments: 6.8% For most local-government levies other than schools, residential actual value first receives the statutory reduction of the lesser of 10% of actual value, $70,000, or the amount needed to preserve a $1,000 minimum assessed value, then the 6.8% assessment percentage is applied.

Other current 2026 assessment percentages

Property classification Current 2026 assessment treatment
Residential — school levies 7.05%
Residential — other local government 6.8% after the applicable residential value reduction
Improved commercial 25%
Agricultural 25%
Vacant land 26%
Industrial 26%
Natural resources 26%, except property with a separate statutory treatment
Most business personal property 26%
Oil & gas production 87.5%
Current, not guaranteed final: Colorado counties currently publish these as the 2026 assessment percentages, but county Assessor guidance warns that residential percentages can still be affected by legislative/state balancing adjustments later in 2026. Check the final tax roll before treating an estimate as the 2027 bill.
Two residential assessed values can feed one bill

How to Estimate a Moffat County Residential Property Tax

School portion Actual Value × 7.05% × School Mill Levy ÷ 1,000.
Other local-government portion Reduced Residential Actual Value × 6.8% × Combined Non-School Mills ÷ 1,000.
Example only: a $500,000 residence currently produces a school assessed value of $35,250. For other local governments, the current statutory reduction is $50,000 because 10% of $500,000 is less than $70,000; $450,000 × 6.8% gives a local-government assessed value of $30,600. Apply the parcel’s actual school and non-school mill levies separately.
There is no single Moffat County tax rate. A Craig parcel, rural parcel, school district, fire district, library, hospital or other taxing-area combination can produce a different total mill levy.
Useful local context — official 2024 county data

Why Natural Resources Matter So Much to Moffat County’s Tax Base

Historical county-published assessment context

Moffat County’s latest detailed local value-data page currently publishes 2024 figures rather than a final 2026 mill-levy card. It reports total taxable assessed value of $398,574,697 for 2024.

46% County says 46% of 2024 property-tax value came from state-assessed property such as the power plant and interstate pipelines.
26% Another 26% came from natural resources including coal and oil/gas production.
2026 caution Those percentages are historical context, not a claim about the final 2026 assessment roll or mill levy.
Why this matters to homeowners: Moffat County’s tax base has an unusually large energy and state-assessed component. Changes to power generation, pipelines, coal or oil/gas valuations can affect taxing-district assessed values even when an individual home’s market value is relatively stable.
Assessor mapping & GIS

How to Use Moffat County Parcel GIS

The Assessor states that it maintains maps of all land parcels in Moffat County. Its GIS page links to the live ArcGIS experience plus several downloadable or viewable county maps.

Ownership & parcel information Start with the main GIS website to locate and inspect a parcel.
County ownership map Useful for broad land-ownership context.
Tax district map Helps explain why nearby properties can carry different mill levies.
Moffat County zoning Planning/zoning context is separate from Assessor valuation.
County roads Useful for rural-access and parcel-location research.
Craig zoning / Wilderness Ranch The GIS page also links specialized area maps.
Find the ownership account first. Copy the parcel or property identifiers from the Assessor database.
Open the official Mapping & GIS page. Go to Moffat County Assessor GIS.
Click the county’s “GIS website” link. This opens the current ArcGIS experience maintained for parcel research.
Compare parcel with the tax-district map. Tax districts matter more than a generic county tax-rate estimate.
GIS contact: Grant Mader · 970-824-9134.
Map graphics are not a boundary survey. Use recorded plats/surveys and a licensed surveyor for exact corners, easements or legal boundary disputes.
2026 ordinary real-property protest period closed

Moffat County Property Valuation Protest & Appeal Path

2026 opened Standard 2026 real-property Assessor protest period began.
2026 deadline Standard real-property protest deadline for the completed 2026 cycle.
Determination Standard schedule required Assessor decisions by the end of June.
Next level Timely protests can move to County Board of Equalization.
New law effective SB26-046 becomes effective.
Future standard New law moves the normal real-property protest deadline to June 1.
Read the Notice of Determination if you protested. It explains the next appeal path and parcel-specific deadline.
Separate value from tax. An Assessor appeal concerns actual value or classification—not the mill levy or amount of tax imposed by another entity.
Use relevant comparable sales. Residential appeals should focus on comparable sales and property facts relevant to the June 30, 2024 appraisal level.
Correct factual errors. Building size, condition, improvements, demolition, acreage or classification evidence can materially affect a case.
Preserve the next deadline. Do not let an informal conversation with staff replace a required CBOE filing.
Moffat County’s local appeal page is partially stale. It still references old appraisal years and old calendar details. For any appeal after August 12, 2026, confirm the current deadline directly with the Assessor because SB26-046 has now changed several Colorado property-tax administrative deadlines.
Colorado senior, veteran & Gold Star programs

Property Tax Exemptions for a Moffat County Primary Residence

Colorado’s current exemption program generally exempts 50% of the first $200,000 of actual value of a qualifying primary residence.

2026 Senior Exemption A standard applicant must have been born on or before January 1, 1961 and generally must have owned and occupied the home as a primary residence continuously since January 1, 2016.
Veteran with a Disability A qualifying veteran must meet Colorado ownership/occupancy rules and the required VA-approved service-connected disability standard.
Gold Star / surviving spouse Related relief is available to qualifying surviving spouses under Colorado program rules.
Moved senior program: Colorado’s Qualified-Senior Primary Residence classification is available only for property tax years 2025 and 2026 to certain seniors who previously received the Senior Exemption on another residence. SB26-116 ends this temporary classification beginning with the 2027 property tax year.
Deadline change effective August 12, 2026: SB26-046 aligns regular senior, qualifying veteran/Gold Star and qualified-senior classification application deadlines at July 15 and allows qualifying late applications through August 15. Moffat County’s forms page also states that exemption applications are not processed from August 15 through December 31.
Moffat County Exemption Forms Find Senior Property Tax forms and Disabled Veterans Exemption materials on the Assessor’s official forms page.
2026 business personal property threshold: $56,000

Moffat County Business Personal Property

Colorado businesses must separately report qualifying machinery, equipment, furniture, fixtures and other taxable business personal property when the aggregate actual value exceeds the statutory county threshold.

2026 exemption threshold $56,000 or less in total actual value per owner/taxpayer within the county is covered by Colorado’s 2026 small-business personal-property threshold.
April 15 filing date Required annual declarations were due April 15, 2026.
2026 assessment percentage Most business personal property uses a 26% valuation-for-assessment percentage.
August 2026: the ordinary April 15 declaration date and the ordinary 2026 personal-property protest period have passed. A business that should have filed should contact the Assessor instead of waiting for the tax bill.
2027 change already enacted: SB26-116 sets Colorado’s state business personal-property exemption at $58,000 beginning January 1, 2027. Do not retroactively use the $58,000 figure for tax year 2026.
Natural-resource property is a major Moffat County issue

Oil, Gas, Coal, Pipelines & State-Assessed Property

Oil & gas declarations Moffat County says oil-and-gas personal property and production are valued every year, with declarations mailed in January.
April 15 deadline Oil-and-gas declarations are due to the Assessor no later than April 15.
Late filing The county warns that late or missing oil/gas declarations can result in penalties up to $3,000.
Locally assessed resources Moffat County Assessor handles substantial natural-resource and oil/gas assessment work under Colorado statutes.
State-assessed property Certain utilities, pipelines and other multi-county property are assessed by the state rather than solely through the ordinary local parcel valuation process.
Historical context: Moffat County’s published 2024 value data attributed 46% of county property-tax value to state-assessed property and another 26% to natural resources such as coal and oil/gas production.
Oil & Gas Valuation Review Moffat County’s declaration responsibilities and current Assessor contact route.
Manufactured housing has separate paperwork

Moffat County Manufactured Home Records

The Assessor’s forms page provides manufactured-housing documents including an Affidavit of Real Property, Certificate of Permanent Location, Certificate of Destruction, Certificate of Removal and Manufactured Home Transfer Declaration.

Permanent location Use the proper certificate when a manufactured home becomes permanently affixed and qualifies for real-property treatment.
Removal / destruction Separate forms document a home being removed or destroyed.
Transfer declaration Manufactured-home ownership transactions can require their own Assessor documentation.
Low-value residential manufactured homes: Colorado has exempted qualifying residential manufactured homes with actual value of $28,000 or less from property tax since tax year 2022. Verify the current classification/value on the Moffat County account before assuming the exemption applies.
Colorado taxes are collected one year in arrears

Which Moffat County Property Taxes Were Due in 2026?

Paid in 2026 The tax collected during 2026 is generally based on the 2025 assessment.
First half Standard first-half deadline is the last day of February, subject to weekend/holiday rules.
Full payment Deadline when paying the annual tax in one installment.
Second half Final half-payment deadline.
Current status All ordinary 2025-pay-2026 deadlines have passed.
2026 assessment Tax year 2026 property tax becomes payable next calendar year.
If your 2025 property tax remains unpaid now: do not send only the amount from the original tax notice. Search the live Treasurer account or call 970-824-9111 for the current delinquent amount.
Tax-lien sale page is stale as of this verification. The Treasurer’s current public tax-lien page still displays a November 6, 2025 sale announcement. No 2026 sale date was verified for this article. The Treasurer’s information page says delinquent real-property taxes are advertised in October and the annual tax-lien sale is held in November, so check the live page before relying on a sale date.
Delinquent tax lien is not immediate loss of title

How Moffat County Tax Liens Work

Annual lien sale Delinquent real-property tax liens are sold through the Treasurer’s annual auction process.
Owner can redeem The Treasurer says an owner can redeem a tax lien before issuance of a Treasurer’s deed by paying the qualifying delinquency, fees and interest.
Tax deed is not warranty deed Moffat County explicitly warns tax-lien purchasers that a Treasurer’s deed does not guarantee clean title.
Tax-deed timing: the Treasurer states a deed can be issued only after the statutory process and at least three years from the original tax-lien sale, with notice and other legal requirements still applying.
Moffat County Tax Lien Information Check current sale notices, redemption information and Treasurer deed procedures.
Clerk & Recorder land records

Search Moffat County Deeds, Mortgages, Liens & Mining Documents

Stacy Morgan is the current Moffat County Clerk & Recorder. Colorado real-estate documents are recorded in the county where the property is located and are indexed by grantor/grantee.

Start with the Assessor owner and parcel. Copy the owner name exactly and note the legal-description clues.
Open the County Recording page. Go to Moffat County Recording.
Click the official iCounty search link. The county says online real-estate records are available from 1990 to current, with document information uploaded daily as filings are processed.
Search grantor/grantee. Moffat County states its recording system is indexed by names rather than by legal description.
Open deeds, mortgages, liens or mining records. Compare reception/document information, parties and recording date.
Use a professional title search when stakes are high. The Recording Department explicitly says it does not perform real-estate searches for the public.
Most recording documents Current county schedule lists $43 per deed, deed of trust, mortgage or mining document.
Survey plats Current county schedule lists $40 per survey plat with file number.
Copies Current county page lists $0.25 per page plus $1 for certification.
Recording contact: Chief Deputy/Recorder Debbie Winder · 970-824-9119 · records counter hours 8:00 a.m.–4:00 p.m.
Deed-of-trust release fee conflict: Moffat County’s Recording page currently shows a $73 total in one release note, while the Treasurer/Public Trustee site lists a $43 release fee plus additional-page charges. Because the county pages conflict, call the Public Trustee at 970-824-9111 before mailing a release payment.

Moffat County Colorado 2026 answers

Moffat County Assessor FAQs

1. How do I search Moffat County Assessor property records?

Use the official Moffat County Property Ownership Database page, which links to the county’s InfoEnvoy ownership system. The county says the database is updated monthly. After locating the property, cross-check the parcel in the Assessor GIS and use the Treasurer website for the actual tax balance.

2. Who is the Moffat County Assessor in 2026?

Larona McPherson is the current Moffat County Assessor. The office is at 1198 W. Victory Way, Suite 102, Craig, Colorado 81625. Moffat County publishes 970-824-9102 as the Assessor’s main telephone number and office hours of Monday through Friday from 8:00 a.m. to 4:00 p.m.

3. Why is 2026 an intervening property-value year in Moffat County?

Colorado reappraises real property in odd-numbered years. The current 2025–2026 cycle uses market evidence ending June 30, 2024. The 2025 value generally continues into 2026 unless new construction, demolition, classification changes, corrections or another statutory event requires an adjustment.

4. What are the 2026 residential assessment rates in Moffat County?

Current Colorado 2026 rates use 7.05% of actual residential value for school-district levies. For most other local-government levies, the current rate is 6.8% after subtracting the applicable statutory residential value reduction. These percentages remain subject to any authorized later-2026 state adjustment before the final tax roll.

5. What was the 2026 Moffat County property-value protest deadline?

The standard Colorado real-property Assessor protest period for 2026 ran from May 4 through June 8, so the ordinary 2026 window has passed. SB26-046 takes effect August 12, 2026 and changes the standard future real-property protest deadline to June 1. Owners who timely protested should follow the deadline on their Notice of Determination for the next appeal level.

6. When were Moffat County property taxes due in 2026?

Property taxes collected during 2026 are generally the 2025 property taxes. Moffat County allows full payment by April 30 or two half payments due at the end of February and June 15, subject to statutory weekend or holiday rules. As of August 12, 2026, all ordinary 2025-pay-2026 payment dates have passed.

7. Is there one Moffat County property tax rate?

No. Each parcel can be served by a different combination of county, school, municipality, fire, library, hospital and other taxing entities. Use the Assessor’s tax-district map and the Treasurer’s parcel-specific tax record rather than applying a single countywide percentage.

8. What senior and veteran property-tax relief is available in Moffat County?

Colorado provides exemptions for qualifying seniors, veterans with a disability and qualifying surviving spouses. The standard exemption generally removes 50% of the first $200,000 of actual value of the qualifying primary residence. A temporary Qualified-Senior Primary Residence classification also applies to certain moved seniors for tax year 2026 but ends beginning in 2027.

9. How is Moffat County business personal property and oil or gas property handled?

Colorado’s 2026 small-business personal-property threshold is $56,000 or less in total actual value per owner in the county, while most taxable business personal property is assessed at 26%. Moffat County separately values oil-and-gas personal property and production annually, with declarations due April 15. Oil and gas production has its own statutory assessment treatment.

10. Where do I search Moffat County deeds, mortgages and liens?

Use the Moffat County Clerk & Recorder’s Recording page and follow its official iCounty online-search link. The county says online real-estate records are available from 1990 to current and are uploaded daily. Documents are indexed by grantor and grantee rather than legal description, and the Recorder does not perform full real-estate title searches for the public.

Current-rate caution: this guide does not publish a single Moffat County 2026 mill levy because parcel tax districts differ. Colorado counties also warn that 2026 assessment percentages can still be adjusted later in 2026 before final tax certification.
Stale-page audit: several Moffat County pages retain older appraisal dates, appeal calendars or tax-lien sale announcements. Where a current 2026 statewide rule conflicts with old local explanatory text, this guide identifies the conflict rather than silently treating the older page as current.

Homestead Exemption Readiness Check

This helps homeowners prepare before filing through the official county Property Appraiser website.

Important: This is not an eligibility decision. The official county Property Appraiser decides approval, required documents, late filing options, and exemption status.
