Town of Natick Massachusetts Property Record Guide
Search the Natick MA Property Assessment Database, Tax Bills and Deeds
Natick property information is maintained at the town level, not by a “Natick County” assessor. The Natick Board of Assessors maintains assessed values, ownership, land data, building characteristics, exemptions and official property record cards. The Collector/Treasurer handles real-estate tax bills, payments, interest and tax title. Middlesex South Registry of Deeds maintains recorded and registered land documents.
This 2026 guide shows how to search Natick’s integrated MapGeo assessment database, open a property record card, use GIS without mistaking it for a legal survey, calculate an FY2026 tax estimate, pay through UniPay, file an abatement during the short annual window and locate deeds, liens and plans.

Natick is a town, not a county.
Natick is located in Middlesex County, Massachusetts. Property assessment is handled by the Town of Natick Board of Assessors. Deeds and land records are handled by the Middlesex South Registry of Deeds in Cambridge.
Current August 2026 position
Natick Property Assessment and Tax Status
Fiscal Year 2027 began July 1, 2026. At the time of this review, Natick’s public assessment page still specifically links FY2026 assessment listings, and the town’s tax-rate history page lists FY2026 as the latest published certified rate at $12.17 per $1,000. Use the current FY2027 preliminary bill for the amount presently due rather than applying the prior rate as if it were final.
FY2026 balance remains unpaid
The final FY2026 quarterly due date has passed. Call the Collector for the current balance, interest, demand charge and tax-title status.
FY2027 preliminary bill
Preliminary quarters are based on the prior year’s net tax rather than a newly certified FY2027 valuation and rate.
Assessment dispute
Natick accepts real-estate abatement applications only between mailing of the third-quarter actual bill and its payment due date, usually around February 1.
Do not rely only on UniPay history: Natick warns that the online account history reflects payments made through UniPay. Payments made by mail, at Town Hall, through personal online banking or through an escrow company may not appear in that online history.
Start with the correct office

How to Search the Natick MA Property Assessor Database
Use one strong search term.
Begin with the street address, owner name or parcel identifier rather than entering several uncertain values.
Simplify the street address.
Start with the street number and principal street name. Remove punctuation, ZIP code and unnecessary unit wording if no result appears.
Search the owner broadly.
Try the owner’s surname or business name. Remove middle initials, trust wording and entity abbreviations if the exact entry fails.
Select the parcel from the map or result list.
Confirm the property address and parcel location before opening the detailed record.
Review the assessment panel.
Check owner, mailing address, fiscal year, land, buildings, total value and deed reference.
Open the Property Record Card.
Click the Property Record Card link in the selected property’s information panel.
Compare the map with the record.
Confirm that the selected parcel aligns with the expected street, adjoining lots and property configuration.
Save a dated copy.
Print or save the property card before an appraisal, abatement, sale, refinance, permit application or ownership correction.
Best search order: Exact property address → parcel identifier → owner surname → map selection.
Six Fields to Match Before Using a Natick Property Record
Parcel ID
Match every component.
Property address
Confirm the situs.
Owner
Check current or prior name.
Fiscal year
Use the correct roll.
Deed reference
Match book and page.
Property class
Confirm actual use.
Do not rely on owner name alone: Trusts, estates, business entities, condominiums, parking units and recently transferred property can create several similar results.

Using Natick GIS for Parcels, Zoning and Property Context
Natick GIS maintains tax parcels, zoning, civic boundaries, utilities, wetlands, natural resources, aerial imagery and other town layers. These tools help identify a property and understand its surroundings.
Search and select the parcel.
Begin with the integrated MapGeo property assessment system.
Turn on only relevant layers.
Review tax parcels, zoning, wetlands, utilities or aerial imagery one category at a time.
Compare streets and neighboring lots.
Confirm that the selected parcel is the intended property.
Review recorded plans when boundaries matter.
Continue from the deed reference to Middlesex South Registry.
Hire a licensed surveyor for exact lines.
Fences, additions, setbacks, driveways and boundary disputes require professional field work.
Legal-boundary warning: Natick expressly states that GIS and assessor maps are for tax and general reference purposes. They are not legal surveys and should not be used to establish an exact property line.

FY2026 calculation
How Natick Assessed Value Becomes a Property-Tax Bill
January 1 value
Massachusetts real estate is assessed at full and fair cash value as of January 1 for the applicable fiscal year.
Review market evidence and property characteristics.
Certified assessment
The Assessor reviews sales and property data to establish the annual assessed value.
The third-quarter actual bill displays the annual value.
Tax rate
Natick’s published FY2026 rate is $12.17 per $1,000 of assessed value.
Use the rate only for FY2026 calculations.
Annual tax
Divide the value by 1,000 and multiply by the certified tax rate.
Credits, exemptions and special charges can affect the result.
Do not use the FY2026 rate as the final FY2027 rate: Preliminary FY2027 bills can be issued before the new annual value and rate are certified.
Open Natick Tax Rate History
Confirm the certified rate for the fiscal year shown on the tax bill.

New owner name: Massachusetts tax bills can continue to display the owner of record as of January 1 for the following fiscal-year billing cycle. The new owner remains responsible even when the prior owner’s name appears.

Gather Evidence
Use sales, photos, measurements and factual corrections.
File Abatement

File by the exact deadline.
The application must generally be filed by the payment due date of the first actual-tax installment.
Keep proof of delivery.
Preserve the signed application, attachments, postmark or office receipt.
Track the Board’s action.
Assessors generally have three months to grant, deny or take no action, unless the taxpayer agrees to an extension.

Annual applications due April 1
Natick Property Tax Exemptions and Deferral Programs
Natick’s Board of Assessors administers local exemption and deferral programs for qualifying seniors, surviving spouses, minor children, blind residents, veterans and other eligible owners. Applications generally must be filed annually by April 1, with ownership and occupancy qualifications measured as of July 1.

Senior Tax Deferral
Qualifying owners age 65 or older can defer property taxes at the town’s published 2% rate while eligible. A mortgage holder may need to approve the agreement.
Veterans Exemptions
Exemption amounts vary based on qualifying disability, military award, surviving-spouse or Gold Star status.
Elderly and Disabled Fund
A locally supported fund can provide assistance when an applicant does not fit the limits of another state-law exemption.
Common supporting documents

- Trust documents when applicable
- Federal and state tax returns
- Social Security benefit statement
- Pension and 1099 statements
