Natrona County Wyoming Property & Tax Records Guide
Search Natrona County Property Records, 2026 Assessments, Parcel Maps & Taxes
Natrona County’s Assessor property search combines current ownership and building characteristics with account, parcel, legal-description, subdivision and valuation information. A property can be searched by street address, owner, account number, legal description, parcel number, subdivision or property type, while the county’s GeoSMART and Assessor mapping tools add geographic context.
The 2026 cycle also has several unusually important Wyoming property-tax rules. Assessment Notices were mailed April 27 and the May 27 valuation-review deadline has passed. Owner-occupied residential relief expanded through several programs, including a 25% exemption application, the temporary long-term homeowner 50% exemption and an automatic residential tax-growth cap. Meanwhile, the actual 2026 tax bills will not be mailed until on or before October 10, with first-half payment due November 10.

The 2026 Value Is Available — The 2026 Tax Bill Is Not Yet Due
Assessment side: 2026 Notices of Assessment were mailed April 27, 2026. The 30-day deadline to request a valuation review and make initial contact with the Assessor was May 27 at 5:00 p.m.
Tax-bill side: Natrona County’s Treasurer mails property-tax bills on or before October 10 after receiving the certified tax roll. The first installment will be due November 10.
Do not mistake an “Estimated 2026 Tax” on the assessment notice for an amount currently payable. Final mill levies are set later in the year, and the Treasurer—not the Assessor—issues the actual property-tax bill.
Current tax-payment choice once the 2026 bill arrives: first installment by November 10 and second installment by May 10, 2027, or pay the entire tax by December 31, 2026.

How to Search Natrona County Property Records
Choose current or historical assessment information carefully.
The search home page separates current ownership/characteristics from property details, assessed values and tax information for a selected assessment year.
Search by street address for most homes.
Enter street number and street name only—Natrona tells users not to include direction or street type.
Use the owner search for a person or company.
The portal gives separate Person and Company search choices.
Use Account # or Parcel # when available.
These identifiers reduce confusion when several owners or addresses look similar.
Use Legal, Subdivision or Property Type for difficult searches.
Those filters can be especially useful for vacant land and unusual property.
Open the individual account.
Verify owner, mailing address, account number, parcel number, tax district, legal description, land and improvement information.
Create/save the property profile when needed.
The search includes a PDF/profile function, although online document-generation features can occasionally be temporarily unavailable.
Ownership freshness: individual Assessor records currently state that ownership and mailing information is updated nightly.
Natrona-specific search syntax
Property Search Tips That Prevent “No Results”
Street name only
Search the road name without street direction. For example, do not include “W” or “West.”
No street type
The Assessor tells users not to include terms such as Avenue, Ave, Street or St in the Street Name field.
Use partial spelling
If you are unsure of the exact spelling, enter only the first few characters of the street name.
Person vs company
Select the correct owner type before searching; a corporate owner should not be searched as a person.
Parcel for precision
A 14-digit-style parcel identifier can provide a cleaner exact match than a common owner name.
Condo or exempt property
Natrona directs users with condominium or exempt-property questions to call the Assessor at 307-235-9444.
Example: for 1131 W 11th St, search street number 1131 and street name 11TH rather than entering the full formatted address.

How Natrona County Determines Property Value
1. Discover & list
Assessor staff maintain the parcel, land, ownership and building-characteristic record.
2. Market evidence
Natrona says valid sales occurring within the county are used to calculate fair value.
3. Property characteristics
Square footage, construction, finished areas, outbuildings and physical condition are reviewed.
4. Assessment & tax estimate
The Notice of Assessment reports market value, assessed value, applicable residential exemptions and estimated tax.
Improvement-cost method: Natrona’s field appraisal page explains that structures can be valued using Replacement Cost New Less Depreciation, with cost information from Marshall & Swift, measurements and depreciation.
Annual valuation: Wyoming requires taxable property to be listed, valued and assessed as of January 1 each year.
Why a Natrona County Appraiser May Inspect Your Property
Building permits
Permit activity can trigger review of additions, remodeling or new construction.
Sales follow-up
Assessor staff use available sales information to help maintain accurate market records.
GIS and aerial imagery
Natrona lists GIS and EagleView oblique imagery among tools used to review property.
During a 2026 valuation review: if a field inspection has not occurred within the prior two years, Natrona says Field Appraisers will conduct a physical inspection as part of the review process.
GeoSMART + Assessor Mapping Tool
Natrona County GIS & Parcel Maps
Natrona County GIS combines Assessor data, roads, zoning, aerial photography and other government information. The county lists both GeoSMART and a separate Assessor Mapping Tool among its interactive applications.
Parcel map is not a survey. Natrona’s Assessor Mapping Department states that it does not survey property. Lines are transferred from filed deeds and shown as representations. Use a professional surveyor for exact parcel-line location.
Cadastral map: the Assessor describes this as a map showing legal ownership for assessment purposes and as a foundational layer used in valuing property.

- Square footage
- Construction type
- Finished area
- Outbuildings
- Property damage
- Recent improvements
- Physical inspection history
- Market evidence
Review process: Natrona says valuation-review requests normally must begin in person. An out-of-town property owner should contact the Assessor for instructions.
Email is not an appeal filing method. Natrona specifically states that reviews and appeals are not accepted by email.
After review: the owner receives either a Notice of Determination reflecting an updated fair value/estimated 2026 tax or a No Change letter explaining the option to continue into formal appeal.
“I am reviewing Natrona County account __________ / parcel __________. My 2026 record shows __________ square feet, __________ improvements and fair value __________. I believe the record is inaccurate because __________. Since the May 27 review period has passed, please tell me whether this is a correctable factual record issue or what future statutory remedy applies.”
Major Wyoming relief changes for 2026
Natrona County 2026 Property-Tax Exemptions & Caps
25%
Owner-Occupied Home Exemption
For 2026 and future years, Natrona says this program is limited to qualifying owner-occupied residences and required an online affidavit. The 2026 application deadline was March 1 and is closed.
50%
Long-Term Homeowner Exemption
Temporary 2025–2026 program for qualifying homeowners age 65+ who have paid Wyoming property tax for at least 25 years. It applies to the primary residence and associated land up to 35 acres.
4%
Residential Tax-Growth Cap
Natrona says the cap on annual property-tax increases applies automatically to qualifying single-family homes and associated land; no application is required.
Veteran
2026 Veteran Exemption
Natrona says the exemption amount doubled for 2026, producing approximately $400 of property-tax relief or up to about $180 toward vehicle registration for qualifying veterans.
25% exemption deadline: Natrona’s updated March 2026 guidance states that the March 1 deadline has passed and the Assessor cannot accept further 2026 applications.
50% long-term homeowner deadline: the application deadline was the fourth Monday in May. Even homeowners who received it in 2025 had to return a 2026 recertification affidavit.
Do not stack the 25% and 50% programs. Natrona specifically says a homeowner qualifying for the long-term homeowner exemption does not also qualify for the single-family 25% exemption.
Open Current Natrona Tax Relief Programs
Review the county’s March 2026 guidance for homeowner, veteran, long-term homeowner, tax-growth cap and state refund programs.
Agricultural land uses production valuation
Natrona County Agricultural Classification
Wyoming agricultural and grazing land can be valued according to productive capability instead of ordinary market value when statutory agricultural-use requirements are met.
Owner-operated land
Natrona states that an owner using the land must generate at least $500 of agricultural product annually to qualify.
Leased agricultural land
If leased to an agricultural operation, Natrona states the lessee must generate at least $1,000 of agricultural product annually.
Documentation
Revenue must be supported with receipts and/or Schedule F, and the county requires a completed notarized Agricultural Affidavit.
Owning acreage does not automatically make it agricultural for tax purposes. The Assessor applies the statutory production/use requirements.
Actual billing belongs to the Treasurer
How to Search & Pay Natrona County Property Taxes
Wait for the certified 2026 tax bill for final taxes.
Natrona mails tax bills on or before October 10 after the Treasurer receives the Assessor’s tax roll.
Verify the January 1 owner.
Tax bills show the owner as of January 1 of the tax year.
Have the tax bill ready.
Online payment requires information from the bill, including Bill Number, Tax Year, owner last name/company name and Total Tax Bill amount.
Choose the correct installment.
Pay first half, second half when applicable, or the full year’s amount according to the statutory schedule.
Pay each tax bill separately.
Natrona says multiple property accounts require separate online transactions.
Save the credit-card receipt.
Natrona treats the online card receipt as proof of payment and asks taxpayers to allow three business days for processing.
Recent buyer warning: if you purchase or record a deed after January 1, the tax bill can remain in the prior owner’s name. Taxes remain due even if you do not receive a bill.

Second installment
Remaining half is due May 10, 2027 if using installment payments.
Full-payment option: instead of two installments, the entire 2026 property tax can be paid by December 31, 2026. Natrona says the next regular business day applies when December 31 falls on a weekend.

307-235-9470 rather than assuming no tax is due.
Avoid guessing the 2026 mill levy
Natrona County Property-Tax Estimate Calculator
Enter the assessed value and final combined mill levy shown for the parcel. This avoids hard-coding a 2026 tax district rate before all levies are finalized.
Estimated annual property tax
$0
Use assessed value from the current record/notice and the final combined mill levy for the parcel.
Formula: Assessed Value × Mill Levy ÷ 1,000 = estimated property tax.
Do not use another Casper property’s mill levy blindly. Tax district 0150, 0154 and other Natrona tax districts can contain different combinations of taxing authorities.
Natrona County Property-Tax Payment Methods
Online
Debit or credit card through the official Natrona County Property Tax Payment System.
In person
Treasurer Property Tax division accepts cash, money orders, checks and cashier’s checks.
Cards
Credit and debit cards are accepted, but transaction fees apply.
Check payable to
NCT or Natrona County Treasurer.
Some accounts cannot be paid online. Natrona warns that account status can require the taxpayer to call or visit the Treasurer instead.
Upcoming September 2026 delinquent-tax process
Natrona County 2026 Tax Sale
September 1, 2026
Online tax-sale registration is scheduled to open at 8:00 a.m. and close at 10:00 a.m.
September 3, 2026
The lottery portion of Natrona’s annual delinquent-tax sale is scheduled in the Treasurer’s Office.
Tax lien—not immediate ownership
Wyoming delinquent tax sale creates a lien process rather than automatically transferring the real estate to the tax-sale purchaser.
This September 2026 tax sale does not involve the new 2026 property tax bills that have not yet been mailed. It concerns delinquent taxes already eligible for collection under Wyoming’s tax-sale process.

Use ArcaSearch for older records.
Historical indexes and records cover 1890 through May 31, 1994, with image availability more limited.
Match the deed to the legal description.
A similar owner name alone is not enough to prove the document belongs to the property.
Request a certified copy for legal use.
Images downloaded from iDoc Market are not certified true-and-correct copies.
Online search is free: Natrona says the index data can be searched without charge, while document images are available through a fee-based subscription.
Historical-record gap: instruments from January 2, 1979 through January 9, 2001 identified by the Clerk’s current guidance may require an in-office search.
Free Natrona County Document Alerts
The County Clerk now offers a no-cost iDoc Market alert service that can email property owners when documents containing their name or legal description are recorded.
Create an account
Register through iDoc Market and select the names or legal descriptions you want monitored.
Email notification
Alerts are generated when qualifying new documents, corrections or updates are processed.
Not retroactive
Natrona says alerts begin on the enrollment date and do not search backward for earlier recordings.
Alert received? The Clerk can provide copies of recorded documents, but determining whether a filing is legitimate or what legal action to take remains the property owner’s responsibility.
