Rogers County Property Assessor 2026: Search & Tax Records

ROGERS COUNTY, OKLAHOMA • 2026 PROPERTY GUIDE

Search Rogers County Property Values, Parcels & Tax Accounts

Rogers County now provides a dedicated Assessor property-search tool that combines parcel identification, valuation, building details, sales, deed references, tax information and mapping in one property record.

Use the Assessor when your question involves ownership, property characteristics or assessed value. Use the County Treasurer when you need the live tax balance or payment, and use the County Clerk when you need an actual recorded deed, mortgage, lien or land document.

County Rogers County, OK
County Assessor Lisa DeLozier
Assessor Phone 918-923-4795
Search Methods Name • Account • Address • Legal
Quick answer: Open the official Rogers County Assessor Property Search Tool. Search by Name, Account, Address or Legal Description. The county’s search interface also provides an interactive parcel map and property record card. For the amount actually owed, use the separate Rogers County Treasurer Tax Roll.
2026 office structure: Lisa DeLozier is the current Rogers County Assessor. Jason Carini is County Treasurer. Jeanne Heidlage is County Clerk. These three offices answer different property questions, so using the correct one can save a courthouse visit.

Rogers County Property Search by Owner Name

The Assessor search provides a dedicated Name option. The county interface shows owner-name examples in last-name-first style such as SMITH, JOHN.

Best first search

  • Choose By Name.
  • Try surname first.
  • Add the first name if too many records appear.
  • Compare address and legal description.
  • Save the account number once the correct parcel is found.

If the owner is not found

  • Search a spouse or co-owner.
  • Try a trust or LLC name.
  • Use the physical address.
  • Check the newest recorded deed.
  • Ask the Assessor’s Property Ownership Analyst to review an update.

Search Rogers County Property by Address

The Assessor tool includes an address search and a separate 911-address layer in the map interface.

County examples: The current search tool illustrates address searches such as 101 MAIN ST and 456 OAK AVE. Start with the street number and street name rather than a long formatted mailing address.
Situation Search strategy
Normal house or commercial address Use the Assessor Address search.
Street suffix may be different Try fewer address elements.
New 911 address Use the 911 address map layer and compare the parcel beneath it.
Vacant acreage Switch to Legal Description or map search.
Address returns multiple parcels Compare owner, account and legal information.

Search Rogers County Property by Account Number

Account-number search is useful when the identifier came from a previous assessment notice, tax bill, appraisal or saved property record.

Search shortcut: The Assessor interface indicates that the last four or more digits of the account number can be used in its Account search.

This is often faster than owner-name searching because owner names can change while the property account remains easier to track.

What a Rogers County Assessor Property Record Shows

The county states that detail pages can contain significantly more information than a basic owner-and-value search.

Property record item What it helps answer
Current Ownership Who is currently carried on the Assessor record.
Mailing Address Where Assessor correspondence is directed.
Legal Description Tax-record description used to identify the parcel.
Property Values Assessor valuation information for the selected account.
Building Details Physical improvement information used in appraisal.
Land Use How the Assessor has categorized the property for appraisal purposes.
Sales Recorded or Assessor-tracked sale information connected to the property.
Deed Information References that can help lead you to the County Clerk’s actual recorded document.
Tax Bills Tax information associated with the property record.
Street Map / Directions Geographic context for the selected property.
Do not treat the Assessor deed reference as the deed itself. When ownership, liens or legal rights matter, use the Rogers County Clerk’s recorded land records.

Rogers County Parcel Map & GIS Search

The county Mapping/GIS hub provides several useful tools rather than a single generic parcel map.

Assessor Search Records

Connects parcel records with Assessor data and mapping.

Interactive GIS

Use the county’s interactive map for parcel geography, ownership research and visual location checks.

OKMaps & BLM Surveys

Useful for cadastral, rural and historical land research.

GIS is not a survey. Online parcel outlines are reference tools. Use recorded plats, surveys and professional boundary work for acreage, encroachment or boundary disputes.

Rogers County Property Tax Estimator

The Assessor provides a separate Millage or Tax Estimates page for owners who want an approximation before the Treasurer’s final bill is available.

The county says an estimate requires the property’s taxable market value, the applicable homestead exemption amount and the relevant millage/tax rate.

Homestead input

The county’s current estimator instructions list:

  • $1,000 single homestead exemption
  • $2,000 when the additional/double homestead exemption applies

Estimate only

The county specifically warns that the calculator provides a close approximation and should not replace the Treasurer’s actual tax bill.

How to Search Rogers County Property Taxes

Once the Assessor identifies the parcel, the Treasurer becomes the authoritative office for the amount collected or still due.

1
Open Treasurer Tax Roll

Use the official county-linked Rogers County Tax Roll Inquiry.

2
Choose search order

Available paths include owner name, lot/block, township/range and street-address research.

3
Select tax-year range

Use the From and To Tax Year options when researching multiple years.

4
Use unpaid-only filter if needed

The system includes a Show Unpaid Taxes Only option for delinquency research.

5
Check Total Due

Use the live total rather than calculating penalties from an old statement.

6
Pay only after verifying parcel

Confirm tax year, owner and Property ID before submitting payment.

How to Read the Treasurer Tax Roll

Tax field What it means
Year Tax year represented by the record.
Tax ID Treasurer’s tax-record identifier.
Owner Name Taxpayer/owner displayed for that tax year.

Rogers County Property Tax Payment Dates

Oklahoma’s normal county property-tax collection cycle allows taxpayers to pay the entire tax by year-end or split qualifying payments into halves.

Dec. 31, 2026 Full tax or at least first half normally due
Jan. 1, 2027 Unpaid balances enter delinquency cycle
Mar. 31, 2027 Second half normally due if first half was timely
1.5% / month Rogers County delinquent-tax penalty accrual
August 2026 planning: The 2026 appraisal search is useful now for valuation research, but use the Treasurer’s later current-year tax roll for the final 2026 property-tax bill and payment amount.

Rogers County Property Tax Payment Fees

The Treasurer publishes current electronic-payment charges directly on the county’s tax-payment service.

Payment type Current published fee
eCheck $1.50
Debit Card 1.95%
Credit Card 2.75%, with $1.95 minimum
Returned Check / eCheck $35 returned-payment charge
Delinquent balance: The Treasurer states that delinquent taxes accrue a penalty of 1.5% per month on the first day of each month. Always retrieve a fresh payoff amount before paying an older balance.

Rogers County 2026 Property Value Protest

2026 notice rule: A taxpayer receiving an Oklahoma Notice of Increase in Valuation has 30 calendar days from the date the notice was mailed to file a written protest with the Rogers County Assessor.
Current August 2026 status: Most regular spring protest proceedings have already ended. However, the state’s current instructions expressly allow the Assessor to correct an inadvertent or admitted valuation error at any time, so factual errors should still be reported.
1
Read the notice date

The 30-day filing period runs from the mailing date of the valuation-increase notice.

2
Use current Form 974

Rogers County links an Informal Protest form from its Assessor forms page.

3
State the value you believe is correct

Explain why your proposed value better reflects the property.

4
Attach useful evidence

The 2026 state form specifically recognizes sale information, comparable sales, appraisals and other supporting evidence.

5
Attend informal hearing

Oklahoma allows the informal hearing to be conducted in person or by phone when requested.

6
Watch for written decision

The Assessor must issue the written decision within seven calendar days after the informal hearing.

Open Rogers County Protest & Assessor Forms →

Board of Equalization Appeal After the Assessor Decision

If you disagree with the Assessor’s written protest decision, the current Oklahoma process gives you 15 calendar days from the date that decision is mailed to file an appeal with the County Board of Equalization.
  • Use the current Formal Appeal County Board of Equalization Form 976.
  • Provide one copy to the County Assessor.
  • Provide one copy to the County Board of Equalization.
  • Keep evidence showing when the appeal was submitted.
  • Ask Rogers County for the exact Board adjournment date.
Oklahoma’s 2026 protest schedule says protest proceedings must be completed by May 31 or by the County Board of Equalization’s adjournment date. That makes prompt action essential after receiving any Assessor decision.

Rogers County Homestead Exemption

The Rogers County Assessor checks and administers property-tax exemptions. Homestead applications should therefore go to the Assessor rather than the Treasurer.

Standard homestead

The county tax estimator recognizes a standard homestead exemption amount of $1,000 of assessed value.

Additional / double homestead

The county estimator recognizes $2,000 total where both the standard and qualifying additional homestead exemption apply.

Email option: Rogers County says a completed homestead form may be emailed to assessorforms@rogerscounty.org.

100% Disabled Veteran Property Tax Exemption

Oklahoma provides a full ad valorem exemption for the qualifying homestead of an eligible 100% disabled veteran.

The Oklahoma Tax Commission states that the exemption applies to the full fair cash value of the qualifying homestead. Eligible surviving spouses may also qualify.

The state directs applicants to complete OTC Form 998 and return it to the county assessor where the property is located.

Rogers County Farm & Agricultural Property

Rural Rogers County parcels may require more specialized appraisal and mapping research than a subdivision home.

Farm appraisal question?

The Assessor identifies Debbie Morrison as the Farm Department contact.

Email:
dmorrison@rogerscounty.org

Agricultural sales-tax permit

The Assessor’s page links Oklahoma’s Agriculture Sales Tax Permit service, but this is different from county real-property appraisal or a homestead exemption.

Do not confuse programs: An Oklahoma agricultural sales-tax permit does not automatically change the county-assessed value or tax status of your real estate.

Rogers County Deed, Mortgage & Lien Search

The Assessor property card can display deed information, but the Rogers County Clerk is the office responsible for official recorded land records.

If you need… Best office Why
Owner shown for assessment County Assessor Fast current tax-property research.
Recorded deed County Clerk Actual recorded conveyance document.
Mortgage / lien County Clerk Requires recorded-document research.
Plat County Clerk / GIS Use recorded plat when legal subdivision layout matters.

County Property Search, Homestead & Tax Help Toolkit

Use this free helper to find the right county office, prepare a property search, understand appraised value, review homestead exemption steps, and organize TRIM notice or tax bill questions before using official county websites.

Built for Florida county property guides
Helps users find official resources
No fake database or approval claim
Useful after every article

Find the Correct County Office

Property Appraiser, Tax Collector, Clerk, GIS, and VAB offices do different jobs. Pick your task below.

Quick rule: Property Appraiser = value, records, parcel details, exemptions. Tax Collector = bill and payment. Clerk/Recorder = deeds and recorded documents. VAB = formal value disputes.

Official Property Search Helper

Use this when a county article tells you to search by owner, address, parcel number, folio, PCN, STRAP, or alternate key.

Search tip: If address search fails, try only the house number and main street name. Avoid typing Street, Avenue, Road, Drive, unit numbers, or punctuation unless the official portal requires it.

Homestead Exemption Readiness Check

This helps homeowners prepare before filing through the official county Property Appraiser website.

Important: This is not an eligibility decision. The official county Property Appraiser decides approval, required documents, late filing options, and exemption status.

TRIM Notice & Value Review Helper

Use this to organize your questions before calling the Property Appraiser or preparing an appeal.

Your preparation checklist

Value term Simple meaning
Market value The appraiser’s estimate of the property’s value as of the assessment date.
Assessed value The value after limits or caps may be applied.
Exemptions Approved reductions such as homestead or other exemptions.
Taxable value The value used by taxing authorities after exemptions.

Property Tax Bill Direction Helper

The Property Appraiser values property, but the Tax Collector usually handles the actual bill and payment.

Florida timing reminder: Many Florida tax bills are mailed around November and become delinquent if unpaid after March 31. Always verify exact dates, discounts, and payment fees with the official county Tax Collector.
