Scott County Indiana Property and Tax Navigator
Search Scott County Parcels, Assessed Values, GIS Maps, Tax Bills and Recorded Deeds
Scott County, Indiana property research starts with the county GIS rather than a separate Assessor-only search screen. The GIS combines parcel mapping, ownership and assessment information, while County Assessor Diana Cozart oversees real and personal property assessment, cyclical reassessment, Form 11 notices, sales disclosures, mobile-home assessments and the County Property Tax Assessment Board of Appeals process.
Taxes and deductions move through different courthouse offices. The Auditor maintains ownership, tax duplicates, mapping and deductions; the Treasurer collects spring and fall taxes; and the Recorder preserves deeds, mortgages and liens. This 2026 guide connects those records, explains the June 15 appeal rule, Indiana’s 1%/2%/3% tax caps, May 11 and November 10 due dates, the new $2 million business-personal-property exemption threshold and Scott County’s September 9, 2026 tax sale.

What Scott County Property Owners Need to Watch Right Now
The spring 2026 tax installment is already past due if unpaid. Indiana’s official 2026 property-tax dates are May 11 and November 10. Scott County also has a county tax certificate sale scheduled for September 9, 2026 for qualifying delinquent parcels.
Spring tax unpaid
Contact the Treasurer for the live balance including any penalty rather than mailing the original spring coupon amount.
2026 assessment notice issue
The regular county-level appeal deadline tied to a Form 11 notice may already have passed. Verify the notice mailing date before assuming appeal rights remain open.
Tax-sale warning
If your parcel is included in the September 9 sale, contact the Treasurer immediately for the amount and procedure required to stop the tax certificate sale.
Do not confuse an assessment appeal with a tax-bill dispute: Form 130 challenges assessed value. Deductions belong with the Auditor, tax payments with the Treasurer and recorded-title documents with the Recorder.
2026 business change: Indiana increased the acquisition-cost threshold for the business-personal-property exemption to $2,000,000 for the 2026 assessment date.

One courthouse, four different functions: The Assessor, Auditor, Treasurer and Recorder are all located at or associated with the Scott County courthouse complex in Scottsburg, but they do not maintain the same records or have authority to correct one another’s work.
Different from larger states: Indiana’s Assessor–Auditor–Treasurer structure differs from Texas appraisal districts and Louisiana parish assessment systems. Compare it with this

Indiana market-value-in-use system
How Scott County Assessed Value Is Developed
January 1
Property is valued for the annual assessment date.
Property data
Land and improvements are reviewed.
Market evidence
Sales and valuation models support annual adjustment.
Gross AV
Assessor certifies the assessment.
Tax bill
Auditor deductions and certified tax rates produce liability.
Annual adjustment
Indiana reassesses property through an annual-adjustment process rather than waiting many years for one complete countywide reset.
Cyclical review
Scott County’s Assessor oversees the cyclical reassessment process used to keep physical property information current.
Form 11
A Notice of Assessment communicates a real-property assessment change and becomes important for appeal timing.
Property-tax caps do not cap assessed value: Indiana’s 1%, 2% and 3% constitutional limits cap qualifying tax liability, not annual market-value growth.
County appeal starts with Form 130
How to Appeal a Scott County Property Assessment
Read Form 11
Identify assessment and mailing date.
File Form 130
Submit county appeal on time.
PTABOA review
County board reviews assessment dispute.
Form 115
Board issues determination.
State appeal
File with IBTR within 45 days when appropriate.
Scott County’s published deadline rule: Form 130 is due June 15 when the Form 11 is mailed before May 1 of the assessment year. When the notice is mailed on or after May 1, the county states the deadline is June 15 of the year taxes based on that assessment are due.
Factual error evidence
Measurements, photographs, demolition records, construction status, use or condition information.
Market evidence
Relevant arm’s-length sales, appraisal, broker analysis and comparable property evidence.
Equity evidence
Similar properties with comparable characteristics and materially different assessments.
Appeal preparation checklist
- Form 11 notice
- Form 130 petition
- Current GIS parcel record
- Property photographs
- Correct measurements
- Comparable sale evidence
- Independent appraisal if available
- Proof of filing date
State-level next step: A taxpayer generally has 45 days after notification of the PTABOA determination on Form 115 to file Form 131 with the Indiana Board of Tax Review.
“I am reviewing Scott County parcel __________ for assessment year __________. My Form 11 was mailed __________. The assessment is __________, and my supported value or factual correction is __________. Please confirm whether Form 130 is timely and what documentation should accompany the filing.”

Indiana circuit breaker limits
Scott County Property Tax Caps: 1%, 2% and 3%
1% — qualifying homestead
Owner-occupied homestead property generally falls within the 1% constitutional property-tax cap.
2% — other residential and agricultural land
Rental residences, other qualifying residential property and agricultural land generally use the 2% cap.
3% — nonresidential and personal property
Commercial, industrial and taxable personal property generally use the 3% cap.
Referendum exception: Voter-approved referendum levies can be added above the constitutional base cap. Do not assume the maximum visible tax bill must equal exactly 1%, 2% or 3% of gross assessed value.
Cap uses gross assessed value: Indiana’s circuit breaker calculation is tied to gross assessed value and property class, while ordinary deductions reduce net assessed value used in the initial tax calculation.
Applications and corrections go to the Auditor
Scott County Homestead and Other Property-Tax Deductions
Homestead Standard Deduction
Indiana’s standard homestead deduction generally equals the lesser of 60% of gross assessed value or $45,000 for a qualifying principal residence.
Supplemental Homestead Deduction
A qualifying homestead also receives a supplemental deduction calculated from the remaining assessed value under Indiana law.
Over 65 Benefits
Older homeowners may qualify for state property-tax benefits when statutory age, ownership, residence, value and income rules are met.
Veteran / Disability Benefits
Indiana provides property-tax deductions to certain disabled veterans and surviving spouses subject to statutory qualifications.
Classified Forest
The Assessor processes classified-forest applications and withdrawals while the program follows state land-use requirements.
Auditor is the filing office
Scott County specifically directs deduction and exemption questions to the Auditor at 812-752-8408.
Mortgage deduction change: Indiana’s former mortgage deduction no longer applies to tax bills beginning with 2023-pay-2024. Do not rely on older deduction lists that still show it as a current homeowner deduction.
Ownership changes matter: Sale, trust transfer, divorce, estate administration or change in primary-residence status can affect deductions. Check the Auditor record after recording a new deed.

Major Indiana change for 2026
Scott County Business Personal Property Filing Rules
2026 filing deadline
Indiana’s official 2026 business tangible personal-property return deadline is May 15, 2026.
New $2 million threshold
For the 2026 assessment date, the exemption threshold increased from the former $80,000 level to $2,000,000 in total acquisition cost of qualifying business personal property in the county.
Not a $2 million deduction
If total acquisition cost is at or above the threshold, the rule is not simply a deduction of the first $2 million from otherwise taxable property.
Previously qualified business
State guidance says a taxpayer that previously claimed the exemption and continues to qualify generally does not have to refile merely because the threshold increased.
Closed business
Scott County instructs a business that has closed to note the closure date, sign the return and return it so the Assessor can update the account.
Incomplete return risk
Missing taxing district, business code, federal ID or taxpayer signature can make the filing incomplete and create statutory consequences.
August 2026 position: The May 15 filing deadline has passed. A business with an unfiled return, account that should have closed or incorrect assessment should contact the Assessor at
812-752-8436.
Important portal update: Indiana discontinued the statewide PPOP-IN online personal-property portal beginning in 2026. Older Scott County web text may still reference that portal, so confirm the current filing method directly with the Assessor.
Scott County Mobile Home Assessment and Tax Records
Assessor function
The County Assessor handles mobile-home assessments and assessment notifications.
Tax collection
The County Treasurer collects mobile-home property taxes along with real and personal property taxes.
Title issues
The Recorder directs mobile-home title questions to the Indiana Bureau of Motor Vehicles.
Land ownership matters
Verify whether the mobile home and underlying land are assessed together or under different records.
Sale preparation
Check assessment, tax status and BMV title before transferring ownership.
Do not rely on one parcel screen
A mobile home, land parcel and personal-property account can involve separate records.
2026 taxes are collected in two installments

Bank limitation: Participating banks accept full payments only. Scott County directs partial-payment transactions to the Treasurer’s Office.
Mail timing: For a mailed payment, the Treasurer’s FAQ emphasizes the need for a valid federally cancelled postmark on or before the due date. A postage-meter date alone does not establish timely mailing.
Late-tax decision path
What Happens When Scott County Property Taxes Are Late?
Paid within 30 days
Indiana provides a 5% penalty on the unpaid installment when it is fully paid within 30 days and no earlier delinquent tax is owed on that parcel.
Still unpaid after 30 days
The penalty becomes 10% of the unpaid tax under the general Indiana rule.
Older delinquency
Additional statutory penalties can be added on later installment dates while tax remains unpaid.
Partial payment
Scott County accepts partial payments through the Treasurer’s Office, but the remaining balance can continue through delinquency procedures.
Tax certificate sale
A sufficiently delinquent parcel can be offered at the annual county tax sale.
Sale does not immediately transfer the house
The successful bidder receives a Tax Sale Certificate and statutory lien rights, not immediate ownership of the real estate.
“Please give me the current amount due on Scott County parcel __________ through today. Confirm the spring tax, penalties, fall installment, any partial payments, whether the parcel is certified for the September 9 tax sale and what amount is required to remove it from sale.”
Scott County has published its 2026 sale date

Delinquent tax
Parcel remains unpaid.
Certification

September 9
Scott County tax certificate auction.
Redemption
Owner may redeem under Indiana law.
Tax deed risk
Buyer may later seek deed if statutory steps are completed and parcel is not redeemed.
Owner priority: If a parcel may be listed for September 9, do not rely on the original tax bill or a third-party auction listing. Call the Scott County Treasurer at
812-752-8414 for the current county-controlled amount and removal procedure.
County summary: Scott County explains that the successful bidder receives a Tax Sale Certificate. The owner generally has a statutory redemption period, and a bidder may pursue a tax deed only if the property is not redeemed and all Indiana procedures are satisfied.
