Wilson County Tennessee 2026 Reappraisal & Property Search
Search Wilson County TN Assessments, GIS Parcels, 2026 Values and Property Taxes
Wilson County’s official valuation office is the Assessor of Property, led by Stephen Goodall. The office maintains assessment records for roughly 53,000 parcels, determines property classification and appraised value, administers Greenbelt and business personal-property assessments, and supports the County Board of Equalization during assessment appeals.
2026 matters more than an ordinary year because Wilson County is completing its scheduled countywide reappraisal. This guide shows how to search owner, address and parcel information, interpret the new market value, calculate the 2026 county tax using the approved $1.1657 per $100 of assessed value rate, understand the now-closed local appeal window, track a pending CBOE decision, search tax payments, apply for relief or freeze benefits and verify deeds through the Register of Deeds.

Wilson County 2026 Reappraisal and Appeal Status
The deadline to schedule a 2026 formal appeal with the Wilson County Board of Equalization was June 30 at 4:00 p.m. The County Commission extended the Board’s 2026 regular session through July 10. Owners who timely appealed should now watch for their decision notice rather than filing a new local appeal.
2026 is the five-year reappraisal
Wilson County’s previous countywide reappraisal was 2021. The next scheduled full reappraisal is being completed for 2026.
2025 sales drive 2026 evidence
For a 2026 reappraisal dispute, Wilson County specifically says owners should use relevant 2025 sales supporting a January 1, 2026 opinion of value.
Local scheduling is closed
CBOE appeal appointments were accepted beginning May 26 and closed June 30, 2026 at 4:00 p.m.
Decision letters are arriving later
Wilson County says appeals heard before July 1 will receive CBOE Decision Notices by approximately mid-to-late August.
State appeal may still be possible
A State Board of Equalization appeal is generally due within 45 days after the County Board’s decision notice is mailed.
2026 county rate is approved
County Commissioners approved a combined Wilson County rate of $1.1657 per $100 of taxable assessed value on June 15.
Waiting for a CBOE decision? Do not calculate your state-appeal deadline from today. Use the mailing date printed on the actual County Board decision. The normal August 1 benchmark has already passed, but Tennessee also allows 45 days after notification when that date is later.
2026 tax notices are not due yet: Wilson County normally mails property-tax notices in mid-October. Current August research should focus on verifying the finalized assessment, classification, tax rate and any appeal decision.

An appraisal notice is not a tax bill. Stephen Goodall’s Assessor office determines value and classification. Kenneth Hackett’s Trustee office collects the tax after the rate is applied.
Legal ownership comes from recorded documents: the Assessor’s owner field is useful for searching, but a deed recorded through the Register of Deeds is the controlling ownership record.
Comparing states? Tennessee’s Assessor of Property system is very different from Florida’s constitutional property-appraiser structure. See this
St. Johns County Property Appraiser guide for a useful contrast.

Goal
100%
Real property is brought to current fair market appraisal value before statutory assessment percentages are applied.
Higher appraised value does not automatically mean the county collects the same percentage increase in tax. Tennessee requires a certified-rate calculation after a general reappraisal so the reappraisal itself does not automatically create a revenue windfall from existing property.
The County Commission can still adopt a rate above the certified rate after following Tennessee’s required notice, State Board review and public-hearing procedures. Wilson County’s final FY 2026–27 combined county levy was approved at $1.1657.

Tennessee constitutional assessment percentages
Residential, Farm, Commercial and Business Assessment Ratios
Residential
Residential real property is assessed at 25% of appraised value.
Farm
Farm real property uses a 25% assessment percentage.
Commercial / Industrial
Commercial and industrial real estate is assessed at 40%.
Business Personal
Locally assessed business tangible personal property uses 30%.
Public Utility
Public utility real and personal property generally uses 55%.
Example: a home appraised at $500,000 has a residential assessed value of $125,000 because $500,000 × 25% = $125,000.
Approved June 15, 2026
Wilson County 2026 Property Tax Rate: $1.1657
Wilson County Commissioners approved a combined county property-tax levy of $1.1657 for each $100 of taxable assessed value for the fiscal year beginning July 1, 2026.

Evidence Wilson County specifically recommends
- Comparable 2025 sales
- Similar age and property characteristics
- Comparable square footage generally within about 20%
- Existing independent appraisal if you already have one
- Major repair estimates
- Commercial income and expense statements
- Cost information
- Photos of damage or materially outdated condition
Do not build the appeal around your tax bill or ability to pay. The County Board is deciding classification, appraisal and assessment—not whether the resulting tax is affordable.
Agent representation: a property owner or family member may file. A non-family representative, attorney or tax representative needs a Letter of Authorization identifying the property/map-parcel and assessment year.
Hearing location: CBOE hearings are conducted in the Assessor of Property’s Office of Assessments at 228 E Main Street, Lebanon.

How to Calculate the Next Appeal Deadline
Do not use June 30
June 30 was the deadline to request the local CBOE hearing, not the deadline for a later state appeal.
Wait for Decision Notice
The County Board’s mailed decision tells you the local result and provides continuation instructions.
Count from mailing date
Wilson County states an SBOE appeal must be filed within 45 days of the independent CBOE’s decision mailing date.
Current August 7 scenario: Wilson County says appeals heard before July 1 will receive decision notices around mid-to-late August. For those owners, the 45-day window from the actual mailing date will be the critical date to calendar.
Do not wait for the October tax notice to decide whether to appeal. Assessment appeals and tax collection are separate timelines.

Agricultural, forest and open-space use valuation
Wilson County Greenbelt Requirements and Rollback Risk
Agricultural land
Generally at least 15 acres and actively used as a farm unit producing/growing qualifying agricultural products, with alternative long-term family-farming provisions.
Forest land
Generally at least 15 acres with qualifying tree growth managed under a sustained-yield forestry program; a forestry plan is required.
Open-space land
At least 3 acres maintained in qualifying open/natural condition with required preservation planning or easement criteria.
1,500-acre limit
Tennessee limits qualifying Greenbelt property to 1,500 acres per owner per county, including proportionate ownership interests.
Agricultural presumption: Wilson County explains that qualifying agricultural land generally begins at 15 acres. Tennessee may presume agricultural use when gross agricultural income averages at least $1,500 per year over a three-year period, although income is not the only test.
Rollback tax: when agricultural or forest Greenbelt land becomes disqualified, the owner can owe the difference between use-value tax and market-value tax for the current year plus the prior two years. Open-space rollback can reach five years.
Deadline discrepancy to know: Wilson County’s local assessment calendar currently lists March 1 for current-year Greenbelt applications/recertifications, while the Tennessee Comptroller’s statewide Greenbelt guidance describes March 15 for first-time applications. Because local processing and application type matter, contact the Wilson County Assessor before relying on either date.

1. How do I search Wilson County Tennessee property assessor records?

Multiply the residential appraised value by Tennessee’s 25% residential assessment ratio, divide the resulting assessed value by 100 and multiply by the applicable tax rate.
