Woodbury County IA Parcel, Assessment & Tax Navigator
Woodbury County Parcel Search, Beacon GIS, Assessed Values & 2026 Tax Records
Woodbury County property searching has one unusual feature that matters before you do anything else: Sioux City has its own Assessor. Property inside Sioux City is assessed by the Sioux City Assessor, while property elsewhere in Woodbury County is handled by the County Assessor. Both jurisdictions use the same official Beacon property-search system.
This 2026 guide connects Beacon assessment records with parcel mapping, photos and sketches, Woodbury County Treasurer tax statements, Iowa’s April assessment-protest process, the new 2026 Homestead Tax Exemption, senior/disabled tax credits and Recorder deed records. It also explains why the property-tax statement arriving in August 2026 usually reflects a 2025 assessment rather than the 2026 assessment.

Woodbury County Tax Statements Are Entering the Mail Cycle Now
Woodbury County says annual property-tax statements are generally mailed once per year around mid-August. The first half is due September 1 and becomes delinquent October 1. The second half is due March 1 of the following year and becomes delinquent April 1.
August 2026 statement
Watch for the annual tax statement now. If it has not arrived by September 1, the Treasurer asks taxpayers to contact the Property Tax Department.
Assessment year is different
The bill being paid in September 2026 and March 2027 generally originates from the January 1, 2025 assessment cycle.
2026 assessment protest
The normal April 2-April 30 local Board of Review protest window for 2026 assessments has already passed.
Why this matters: changing a 2026 assessment does not normally change the tax installment due in September 2026. Iowa’s assessment-to-tax cycle takes about 18 months.

Common mistake: do not automatically send a homestead application, assessment question or protest to the County Assessor merely because the property is in Woodbury County. A Sioux City parcel belongs with the Sioux City Assessor.

Iowa odd-year reassessment system
What the 2026 Woodbury County Assessment Means
Iowa real property is generally revalued every two years in odd-numbered years. That means 2025 was the normal broad reassessment year and 2027 is the next regular reassessment year.
2026 is an even year
Most unchanged real property does not undergo another full market revaluation simply because the calendar moved to 2026.
New construction still counts
Assessors review construction and improvements annually and determine value according to completion as of January 1.
Demolition still counts
A removed building can affect the property record and assessment even in an off-cycle year.
January 1 is the assessment date
Market value and classification are tied to the first day of the assessment year.
Market value—not tax bill
The Assessor’s job is valuation. Levy rates are determined later through local budgets and tax administration.
2025 taxes arrive later
Iowa’s 18-month cycle means a January 2025 assessment generates tax installments in fall 2026 and spring 2027.

Further Appeal
Appeal the local Board decision to PAAB or district court within the statutory post-Board period.
Current August 2026 status: the regular April protest window has passed. A taxpayer who already appealed to the local Board of Review should instead check the Board’s adjournment/decision timing for any still-open PAAB or district-court deadline.
PAAB deadline rule
Board adjourned by May 31
PAAB’s current guidance says the appeal must generally be filed by June 20.
Board adjourned after May 31
The normal PAAB deadline is 20 calendar days after the Board of Review adjournment.
Strong assessment evidence
- Incorrect property-card characteristics
- Recent arm’s-length purchase
- Comparable local sales
- Independent appraisal
- Condition photographs
- Damage documentation
- Incorrect building area
- Incorrect land information
- Equity comparison with similar property
- Requested assessed value

Major Iowa law change signed in 2026
New 2026 Iowa Homestead Tax Exemption
Iowa legislation signed May 18, 2026 replaced the former general Homestead Tax Credit with a new Homestead Tax Exemption beginning with assessment year 2026.
10% exemption
The new general homestead exemption equals 10% of the homestead’s taxable value.
$5,500 minimum
The assessment-year 2026 exemption cannot be less than $5,500 of taxable value.
$20,000 maximum
The initial 2026 assessment-year exemption is capped at $20,000.
Taxes paid later
The 2026 assessment-year change affects taxes payable in September 2027 and March 2028.
Already had the homestead benefit? Iowa says taxpayers who received the homestead credit or exemption before July 1, 2026 are automatically awarded the new 10% exemption if they remain eligible. They do not need to refile solely because of the 2026 law change.
Do not expect this on the August 2026 bill. That bill comes from the earlier assessment cycle. The new exemption begins with assessment year 2026 and therefore reaches the tax bill one year later.
Additional exemption for owners age 65+
A qualifying homeowner who is age 65 or older on or before January 1 of the assessment year can receive an additional $6,500 homestead exemption. Once successfully claimed, it continues in later years while eligibility continues.
Open Iowa Homestead Tax Exemption Guidance
Review the new 2026 exemption, 65+ benefit and application rules.
Treasurer-administered annual claim
2026 Senior, Disabled & Low-Income Property Tax Credit
This program is separate from the Assessor’s homestead exemption. Applications go to the Woodbury County Treasurer.
Age 65+
A claimant age 65 or older by December 31, 2025 can qualify if 2025 household income is below the applicable program limit.
Total disability
An Iowa resident age 18+ who is totally disabled can qualify under the program’s income requirements.
Age 70+ expansion
Claimants age 70+ can qualify under a household-size income test based on 250% of the federal poverty level.
Late 2026 filing is still possible: June 1, 2026 was the deadline to ensure the credit appeared on the initial tax statement, but Woodbury County currently says it will accept 2026 claims through March 31, 2027.
Example income figure: for claimants age 65+ under the standard income test, Woodbury County lists a 2025 household-income ceiling of $26,895. Age-70+ limits vary by household size.

Military and disabled-veteran benefits
Woodbury County Military & Disabled Veteran Property Tax Benefits
Military exemption
File through the Assessor for the jurisdiction containing the property. A recorded DD214 is required for the ordinary military exemption.
Disabled Veteran Homestead Credit
Qualifying veterans can receive a credit equal to the entire property tax levied on the qualifying homestead under Iowa law.
July 1 filing rule
New applications received after July 1 generally apply to the following assessment year.
New application change after July 1, 2026: Iowa’s 2026 law changed the property included in a newly claimed Disabled Veteran Homestead Credit. For applications made on or after July 1, 2026, the qualifying homestead is generally limited to the dwelling and up to one-half acre and does not include appurtenances. Earlier approved applicants have different grandfathered acreage rules.
Agricultural owner-operators
Woodbury County Family Farm Tax Credit
Iowa’s Family Farm Tax Credit can apply to qualifying agricultural tracts when the owner or qualifying family member is actively engaged in farming.
10+ acre tract
Woodbury’s Assessor guidance describes the credit for qualifying agricultural tracts containing at least 10 acres.
Family farming
Eligible family relationships extend beyond spouse/children and can include siblings, grandchildren, aunts/uncles and nieces/nephews under the program rules.
November 1 deadline
The current Assessor page lists November 1 as the Family Farm Tax Credit filing deadline.
Still ahead in August: unlike the July 1 homestead/military filing date, the November 1 Family Farm deadline has not yet passed for this year’s filing cycle.

10 Woodbury County answers
Woodbury County Property Assessor FAQs
1. How do I search Woodbury County property assessor records?
Use the official Woodbury County Beacon property search. Find the parcel, verify whether the assessing jurisdiction is Woodbury County or Sioux City, and review the parcel identification number, property characteristics, assessed value, ownership information, sales data, map and available photo/sketch information.
2. Who is the Woodbury County Assessor in 2026?
Tyler Mogensen is the Woodbury County Assessor. His office is at 620 Douglas Street, Room 703, Sioux City, Iowa 51101, with phone number 712-279-6505.
3. Why is there also a Sioux City Assessor?
Sioux City is a separate assessing jurisdiction within Woodbury County. Property inside Sioux City is handled by Sioux City Assessor Tyler Erickson, while property elsewhere in Woodbury County is handled by the County Assessor.
4. When are Woodbury County property taxes due?
The first half is due September 1 and becomes delinquent October 1. The second half is due March 1 of the following year and becomes delinquent April 1. This gives taxpayers the month of September and March before delinquency interest begins.
5. Which assessment is used for the property taxes paid in September 2026?
Iowa uses an approximately 18-month property-tax cycle. Taxes paid in fall 2026 and spring 2027 generally originate from the January 1, 2025 assessment year rather than the 2026 assessment.
6. What changed with Iowa’s homestead benefit in 2026?
For assessment year 2026, Iowa replaced the old general homestead credit with a homestead exemption equal to 10% of taxable value, subject initially to a $5,500 minimum and $20,000 maximum. That assessment-year change affects taxes paid in September 2027 and March 2028.
7. Do homeowners already receiving homestead relief need to reapply for the new 2026 exemption?
Iowa states that taxpayers receiving the homestead credit or exemption before July 1, 2026 will automatically receive the new 10% exemption in later taxes if they continue to qualify.
8. Can I still appeal a Woodbury County assessment in August 2026?
The normal local Board of Review protest period was April 2 through April 30. If you already filed a timely Board protest, a later appeal to Iowa’s Property Assessment Appeal Board may depend on when the local Board adjourned. Otherwise the regular 2026 protest window has passed.
9. Can I make partial Woodbury County property tax payments?
Yes. Woodbury County allows partial payments on current property taxes, and the Iowa Treasurers system supports scheduled payments. Partial payments are not available for tax-sale amounts or special assessments.
10. Where can I find Woodbury County deeds and liens?
Use the Woodbury County Recorder. Modern indexes and images from June 1994 forward are available through Iowa Land Records, while the county provides additional historical online indexes and document images for earlier records.
