Search Mohave County AZ Parcel Values, GIS Maps, Tax Bills and Deeds
The Mohave County Assessor handles parcel identification, ownership records, property classification, Full Cash Value, Limited Property Value, mapping, exemptions and valuation reviews. The Treasurer separately handles tax statements, payments, delinquent taxes and tax liens, while the Recorder maintains deeds, mortgages, liens, releases, subdivision plats and other official documents.
This 2026 guide connects those systems in the order a property owner, buyer or researcher actually needs them: find the parcel, verify ownership and land data, decode FCV and LPV, understand Rule A and Rule B, check the correct assessment ratio, review current tax status, protect appeal rights, and route deed or lien research to the Recorder.
What Is Open, Closed and Coming Next in Mohave County?
2026 property-tax bills have not reached the normal October billing stage yet. The Treasurer currently identifies 2025 property taxes as the tax year available for online payment. Mohave County normally mails the new annual tax statements by the first of October.
Current Assessor parcel search
Open now. Use the parcel search for real estate, vacant land, residential records, owner information and valuation details.
2026 individual exemptions
Closed. Applications for the 2026 widow, widower, disabled civilian and disabled-veteran exemptions were accepted January 2 through February 28, 2026.
Senior value protection
Open now for 2027 values. Applications are accepted through September 1, 2026.
2026 tax deferral application
Closed for the current year. A qualifying residential deferral claim must be filed after January 1 and before April 1 of the tax year.
2026 business property statement
April 1 filing deadline has passed. Businesses above the applicable threshold remain responsible for filing even if a statement was not mailed.
Next annual tax bill
Watch for the 2026 statement by early October and verify the parcel, LPV, assessment ratio and tax-area charges before paying.
Important active deadline: qualifying seniors can still submit the Senior Property Valuation Protection application through September 1, 2026 to lock qualifying 2027 Limited Property Value.

Do not challenge a tax rate with the Assessor: the Assessor determines property value and classification. Taxing jurisdictions establish rates, and the Treasurer collects the resulting taxes.
Comparing different state systems? Arizona’s FCV/LPV structure is very different from Florida’s market, assessed and taxable-value system. See the existing Orange County Property Appraiser guide for a useful cross-state comparison.

How to Search Mohave County Assessor Property Records
Start with the parcel number when available.
A parcel number is more reliable than an owner or street search when multiple nearby tracts have similar descriptions.
Use a shorter owner search first.
Search the main surname or business/trust name before adding initials, punctuation or entity suffixes.
Simplify address searches.
Start with the street number and principal street name. Rural parcels, vacant lots and recently created parcels may not behave like conventional residential addresses.
Open every plausible result.
One owner can have a residence, rental, vacant parcel, agricultural tract, manufactured home or several adjoining parcels.
Copy the parcel number.
Reuse it when opening the Treasurer tax statement, GIS, maps, exemption records or when calling county offices.
Read both FCV and LPV.
Do not treat Full Cash Value as the direct tax base.
Check property classification and tax area.
Classification controls the assessment ratio and the tax area determines which jurisdictions levy taxes.
Save a dated copy.
Keep the parcel page with your tax statement, deed, Notice of Value, exemption filing or appeal evidence.
Best search order: parcel number → property address → owner name → GIS map.
Verify These Six Fields Before Using a Mohave County Record
Parcel number
Exact APN match.
Owner
Current record owner.
Property
Address or legal tract.
FCV
Market-type value.
LPV
Property-tax value base.
Tax area
Applicable districts.
Vacant-land warning: Mohave County has large numbers of rural, desert and subdivision parcels where mailing address, situs address and legal location may not look alike. Verify parcel number and map position before paying taxes or ordering a deed.
Map and location research
How to Use the Mohave County GIS Public Map Viewer
The Mohave County Public Map Viewer provides parcel, street, aerial imagery, generalized topography and other county mapping layers. It is useful for orientation and record matching but is explicitly not a legal survey or title document.
Open the official GIS Maps page.
Visit Mohave County GIS Maps and choose Public Map Viewer.
Search or zoom to the parcel.
Use the parcel information copied from the Assessor result.
Turn on only the layers you need.
Parcel boundaries, roads, aerial imagery and planning/zoning layers can make a crowded map easier to interpret.
Compare adjoining parcels.
This is especially helpful for large tracts, split parcels, irregular subdivisions and vacant land.
Do not use screen-measured parcel lines as survey evidence.
County GIS terms specifically state that the viewer is not intended for legal, engineering or surveying purposes.
Allow for mapping lag.
The county notes that parcel splits and newly recorded subdivisions can take time to work through the GIS parcel layer.
Search Mohave County Affidavit of Property Value Records
Arizona real-property transfers commonly use an Affidavit of Property Value unless a statutory exemption applies. Mohave County provides a separate Assessor tool for researching these sale-related records.
Use sale records for
Sale dates, transfer research, comparable-sale context and investigating why an Assessor record changed.
Do not treat every transfer as a market sale
Family transfers, nominal-value deeds, trust transactions and exempt transfers may not represent an arm’s-length market transaction.
Full Cash Value vs. Limited Property Value in Mohave County
Full Cash Value
FCV is generally the Assessor’s market-type value unless a special statutory valuation method applies.
This is the main valuation figure involved in an ordinary real-property value appeal.
Limited Property Value
LPV is calculated under Arizona constitutional and statutory rules.
LPV cannot exceed FCV.
Assessed Value
LPV is multiplied by the applicable legal-class assessment ratio.
This produces the assessed-value base used for taxation.
Tax
Net assessed value is combined with rates from the jurisdictions in the tax area.
School, fire, county, city and special-district rates can differ by location.
Key Arizona rule: taxes on locally assessed real property are generally based on Limited Property Value rather than directly on Full Cash Value.
Field
Meaning
What to check
Full Cash Value
Market-type or statutorily prescribed value.
Comparable sales, land characteristics, building data and use.
Limited Property Value
Value established under Arizona LPV rules.
Prior LPV, Rule A or Rule B treatment and property changes.
Legal Class
Classification based on property use.
Primary residence, rental, vacant land, commercial or mixed use.
Assessment Ratio
Percentage applied to the valuation according to legal class.
Use the current statutory ratio for the tax year.
Assessed Value
Value after the assessment ratio is applied.
Confirm classification and exemption deductions.
Tax Area
Geographic combination of taxing jurisdictions.
County, school, fire, city and special districts.
Why LPV sometimes jumps differently
Rule A vs. Rule B Limited Property Value
A
Rule A — ordinary no-change property
When a property does not experience a Rule B trigger, LPV generally increases by 5% over the prior LPV or to FCV, whichever is lower.
→
B
Rule B — changed circumstances
LPV can be reset to a level or percentage of FCV comparable to similar property after specified changes.
Common Rule B triggers
Previously omitted property
Property or part of property was erroneously missing from the prior tax roll.
Physical change in use
A physically verifiable use change occurred.
Major modification
Construction, demolition or destruction meets the statutory value threshold.
Parcel split
A parcel was split or subdivided.
Parcel consolidation
Multiple parcels were combined.
Loss of special valuation protection
A property can move into Rule B treatment after certain protected valuation programs end.
A 5% LPV rule does not guarantee a 5% tax-bill limit. Changes in tax rates, taxing districts, exemptions, classification, Rule B treatment and special assessments can change the final tax.

Arizona Assessment Ratios That Can Affect Mohave County Taxes
10%
Class 3 primary residence
Owner-occupied residential property generally uses a 10% assessment ratio.
10%
Class 4 residential
Rental and non-primary residential property generally uses a 10% ratio.
15%
Class 2 property
Applicable class-two real property generally uses a 15% ratio.
15.5%
2026 Class 1
Arizona law sets the 2026 Class 1 assessment ratio at 15.5%.
Mixed-use properties can be more complicated: different portions of one property can receive different classifications or ratios. Use the parcel record and current Arizona law rather than applying one percentage to the whole property automatically.

How Mohave County Real-Property Value Appeals Work
Mohave County explains that annual Notices of Value are mailed no later than March 1 and generally establish values for the following tax year. A property owner normally has 60 days from mailing to petition the Assessor for review.
Notice of Value
Check FCV, LPV, classification, parcel data and mailing date.
Assessor petition
File within the applicable 60-day period when challenging the value.
Board review
A dissatisfied owner can request the next review level within the applicable post-decision deadline.
Tax Court
Arizona provides judicial routes subject to statutory filing requirements and deadlines.
August 2026 status: because annual Notices of Value must be mailed by March 1 and the ordinary Assessor petition period is 60 days, the normal administrative filing window connected to a typical early-2026 annual notice has passed. Check the notice and current appeal options before assuming no remedy remains.

Mohave County Senior Property Valuation Freeze for 2027 Values
The Senior Property Valuation Protection Option can freeze the qualifying residence’s Limited Property Value for a three-year period. Mohave County’s current filing window runs from January 5 through September 1, 2026 for 2027 values.
This program freezes qualifying valuation—not the tax rate or final tax bill.
Age
At least one owner on title must be 65 or older at application.
Primary residence
The owner must occupy the home for an aggregate of nine months of the calendar year.
Residency period
Owner must have resided in the primary residence for at least two years before applying.
Single-owner income limit
$47,712 combined annual income limit for the current 2026 application cycle.
Two or more owners
$59,640 combined annual income limit.
Income evidence
Mohave County requests income information for 2023, 2024 and 2025 with applicable tax-return documentation.
Taxes are not frozen: qualifying LPV can remain fixed, but tax rates and applicable taxing-district levies can still change the final bill.
New improvements: qualifying alterations or additions can be added to the previously frozen valuation. Changes in owners can also affect eligibility.
Mohave County Widow, Widower, Disabled and Disabled-Veteran Exemptions
2026 exemption amount
Up to $4,873 may be subtracted from qualifying Assessed Limited Property Value.
Property-value eligibility
Total assessed value of Arizona property may not exceed $36,454 under Mohave County’s published 2026 qualification limits.
Residential equivalent
For a 10% residential classification, the county explains that the limit can correspond to as much as $364,540 of Limited Property Value.
Income without qualifying minor child
2026 qualifying household income may not exceed $39,865.
Income with qualifying minor child
Limit may be $47,826.
Disabled-veteran amount
Veterans below 100% disability receive a prorated exemption based on the qualifying disability percentage.
2026 enrollment is closed: applications were accepted January 2 through February 28, 2026. Mohave County states that enrollment will reopen in January 2027.
Arizona tax deferral postpones qualifying property-tax payment. It does not forgive the tax, and deferred taxes, interest and costs can become due when eligibility ends.
Minimum age
Applicant must be at least 70.
Residence
Must be the qualifying owner-occupied primary residence and not income-producing.
Full Cash Value limit
Mohave County’s published program states FCV may not exceed $150,000.
Mortgage test
Residence must not be subject to a mortgage less than five years old.
Residency test
Applicant must have lived in the current residence for six years or Arizona for the preceding ten years.
Income
Total Arizona taxable income of persons living in the residence may not exceed $10,000.
Annual filing required: the deferral is granted one year at a time. A new claim must be filed after January 1 and before April 1 for the applicable year.
Mohave County offers an Assessor Address Protection Program designed to make unauthorized mailing-address changes harder. Property owners can submit a notarized affidavit asking the Assessor to flag the parcel so that address changes receive added verification.
Why owners use it
Fraudulent mailing-address changes can redirect tax and property notices.
Published processing fee
$50.
Not absolute protection
Recorded deeds, death certificates, judgments and other lawful processes can override the address flag.
Manufactured Homes: Real Property vs. Personal Property
Affixed to real property
Owner records an Affidavit of Affixture after meeting applicable ownership and title requirements; the home and land can appear together for taxation.
Attached personal property
Landowner and manufactured-home owner may be the same while the home remains titled through ADOT.
Separate personal property
When land and home ownership differ, the manufactured home can receive a separate personal-property assessment and tax bill.
Before buying a manufactured home: confirm title status, land ownership, affidavit-of-affixture status, Assessor account and Treasurer tax status. Do not assume the land tax bill automatically includes the home.
As of August 7, 2026, the Treasurer’s current payment page states that only 2025 taxes are available for online payment. For 2024 or prior-year taxes, the county directs taxpayers to contact the Treasurer at 928-753-0737.
Choose the correct identifier.
The tax-statement page supports account, parcel and personal-property account formats.
Enter the correct tax year.
Do not mix 2025 tax bills with 2026 valuation records.
Verify the parcel number.
Common formatted parcel examples look like 123-45-678; the system can also accept the corresponding digits where supported.
Read the tax-area charges.
Identify the county, school, fire and other jurisdictions contributing to the bill.
Check payment status and unpaid installments.
Confirm whether the first or second installment remains due.
Save a tax statement or receipt.
Keep proof with the parcel record and mortgage or closing file.
No bill received? Taxes remain due even if a tax statement is not delivered. Search online or contact the Treasurer instead of waiting for another notice.
2026 tax-year timeline
Mohave County 2026 Property Tax Due Dates
Arizona taxes generally become payable in two installments when the total exceeds $100. The dates below show how the 2026 tax year will normally work.
2026 taxes due
First half is due October 1, 2026.
First half delinquency
November 1, 2026 is a Sunday, so the statutory weekend rule moves the 5:00 p.m. delinquency point to the next business day.
Full-year option
Paying both installments in full by December 31 can eliminate interest that otherwise accrued after the first-installment delinquency date.
Second half due
Second installment is due March 1, 2027.
Second half delinquency
May 1, 2027 is a Saturday, so the weekend rule moves the 5:00 p.m. delinquency point to Monday, May 3.
Small total bill
If total taxes are $100 or less, the full amount is due October 1 and becomes delinquent after December 31 at 5:00 p.m.
Mailed payments: Mohave County states that it honors the postmark for mailed property-tax payments.
Late-tax interest: Arizona law imposes 16% annual simple interest, prorated monthly, and a fraction of a month counts as a full month. Use the Treasurer for the current payoff rather than estimating from the original bill.

Search Mohave County Deeds, Liens, Mortgages and Releases
The Recorder maintains permanent official records involving real estate, mortgages, tax liens, leases, subdivision plats and other documents. The county’s online Recorder index covers official-record indexing from 1988 forward.
Search by party name first.
Recorder guidance says the best lien-search method is generally the “both name” search using last name and first name.
Add an approximate recording date when possible.
A narrower date range helps distinguish people with common names.
Do not rely on address or parcel number alone.
Recorder records may not always contain the address, legal description or tax parcel number in searchable fields.
Open the recorded document details.
Compare recording date, parties and available legal-description information.
Order a copy when required.
Mohave County currently lists ordinary recorded-document copies at $1 per page.
Lien-search limitation: the Recorder specifically warns that a public-record search does not guarantee the property is free and clear of liens. Use a title company when legal title certainty is needed.
Copy fee
$1 per page for recorded-document copies.
Free fraud-monitoring tool: Mohave County Recorder now offers a Recorded Document Alert service that can email an owner when a document is recorded mentioning a name, property or business.

“I am researching Mohave County parcel __________. The parcel record shows owner __________, Full Cash Value __________, Limited Property Value __________ and tax area __________. My deed, Notice of Value, tax statement or map shows __________. Please confirm which record controls this issue and the next filing or correction step.”

2. How do I search Mohave County property records?
Use the official Mohave County Assessor Parcel Search. Search by parcel number, owner or property address, open the matching record and verify the parcel number, property location, Full Cash Value, Limited Property Value, classification and tax area before using the information.
3. What is the difference between Full Cash Value and Limited Property Value?
Full Cash Value is generally the Assessor’s market-type value unless a special statutory method applies. Limited Property Value is calculated under Arizona law and is generally the value used to calculate locally assessed real-property taxes after applying the property’s assessment ratio.
4. Can Mohave County Limited Property Value increase more than 5%?
Yes. Under ordinary Rule A treatment, LPV is generally limited to a 5% annual increase and cannot exceed Full Cash Value. Rule B can apply after specified changes such as certain construction, splits, consolidations, omitted property or qualifying changes in use, which can produce a different LPV calculation.
5. Is the Mohave County Senior Property Valuation Freeze still open in 2026?
Yes. Mohave County states that applications are accepted from January 5 through September 1, 2026 to protect qualifying 2027 Limited Property Value. At least one owner must be 65 or older and the program has residence, occupancy, ownership and income requirements.
6. Are Mohave County widow, disabled and disabled-veteran exemptions still open for 2026?
No. The 2026 filing period ran from January 2 through February 28, 2026. Mohave County says the enrollment period is closed and will reopen in January 2027.
7. When are 2026 Mohave County property taxes due?
The first installment is due October 1, 2026 and normally becomes delinquent after November 1 at 5:00 p.m. Because November 1, 2026 is a Sunday, Arizona’s weekend rule moves that time to the next business day. The second installment is due March 1, 2027 and normally becomes delinquent after May 1; May 1, 2027 is a Saturday, so the next-business-day rule applies.
8. What are Mohave County online property-tax payment fees?
The current Treasurer payment page lists a 2.39% credit-card fee with a $1.50 minimum, a $3.50 Visa debit fee, a $1.00 eCheck fee and a 2.39% digital-wallet fee with a $1.50 minimum.
9. What changed for Mohave County business personal property in 2026?
Mohave County states that Arizona increased the Business Personal Property exemption to $500,000 of depreciated value effective January 1, 2026. Businesses exceeding the applicable threshold remain responsible for filing even when they do not receive a mailed Form 520 statement.
10. Where do I search Mohave County deeds and liens?
Use the Mohave County Recorder Self-Service public records search. The Recorder recommends searching liens by party name and approximate date. The online index covers official records from 1988 forward, and ordinary recorded-document copies are currently $1 per page.
