OCPA Record
Search record, verify parcel ID, read values, then check tax bill.

Start with the task you need

Find property record

Use address, owner name, sales search or parcel ID. Parcel ID is best for exact matching.

Read value fields

Check market value, assessed value, exemptions and taxable value separately.

Use the web map

Use OCPA Web Map for parcel location, nearby lots, subdivision and map-based review.

File homestead

Current OCPA exemption page says online filing is unavailable during system upgrade; call or schedule filing help.

Pay property tax

Use Tax Collector for bill, payment, receipt, escrow, discounts and delinquent tax.

Prepare VAB appeal

Use TRIM notice, OCPA card and evidence before filing deadline.

Office routing: OCPA handles property records, value, ownership, mailing address and exemptions. The Orange County Tax Collector handles bills and payments. The Orange County Comptroller/VAB handles formal value and exemption petitions.

Task finder: choose the correct official page

Select your issue. The tool gives the best next step, what to prepare and the correct official page.

Recommended start:

Property search micro-steps

Use these steps when you need owner lookup, parcel ID, property details, sales history, exemption status or value fields.

Orange County Property Appraiser dashboard showing property search exemptions and quick links
Screenshot reference from the existing post. Use it as a visual guide only; use official OCPA links for current records.
Choose the best search type. Use address for homes/condos, owner name for ownership research, sales search for comparable sales and parcel ID for exact matching.
Keep search short. If address search fails, remove apartment number, punctuation, direction words and street suffixes.
Open the property card. Confirm owner, property address, mailing address, legal description, property use, values, exemptions and sale history.
Copy the parcel ID. Use it again for web map, tax bill search, exemption filing, TRIM review and VAB petition.
Local search tip: in Lake Nona, Horizon West, Winter Garden and large condo communities, parcel ID avoids confusion from new roads, unit numbers and similar subdivision names.

Fix common Orange County property record issues

ProblemLikely causeBest action
Address search failsUnit, suffix, direction or punctuation mismatch.Search house number and main street name, then try owner or parcel ID.
Owner name looks oldRecent deed, estate, trust or LLC change may not show yet.Check recorded documents and contact OCPA with parcel ID.
Mailing address is wrongAddress change was not filed with OCPA.Use OCPA mailing address change process; Tax Collector says address changes must be filed with Property Appraiser.
Building data wrongSketch, permit, size or improvement data may need correction.Prepare photos, permit, floor plan, survey or repair proof.
TRIM value looks wrongMarket value, property data, cap or exemption issue.Request informal review, then file VAB if unresolved by deadline.
Tax bill higher than expectedNon-ad valorem assessment, escrow issue or missed discount month.Open Tax Collector bill and verify line items before blaming OCPA value.

OCPA Web Map checklist

Open the map. Use OCPA Web Map.
Search exact parcel. Use parcel ID when several parcels appear near the same street or subdivision.
Compare map and card. Confirm parcel ID, address and subdivision before relying on the map.
Do not treat map as survey. Boundary, fence, easement, setback, HOA and closing questions need official records or a professional review.
Orange County buyer tip: in Horizon West, Lake Nona, Winter Garden, Apopka and fast-growing areas, check zoning, HOA/CDD fees, flood context, permits and non-ad valorem assessments before estimating total cost.

Non-ad valorem and total-cost checks

Non-ad valorem assessments are not based on property value. The Tax Collector explains examples such as streetlights, sewage and road improvements. These can make the bill higher even when taxable value looks reasonable.

Useful after every article

Find the Correct County Office

Property Appraiser, Tax Collector, Clerk, GIS, and VAB offices do different jobs. Pick your task below.

Quick rule: Property Appraiser = value, records, parcel details, exemptions. Tax Collector = bill and payment. Clerk/Recorder = deeds and recorded documents. VAB = formal value disputes.

Official Property Search Helper

Use this when a county article tells you to search by owner, address, parcel number, folio, PCN, STRAP, or alternate key.

Search tip: If address search fails, try only the house number and main street name. Avoid typing Street, Avenue, Road, Drive, unit numbers, or punctuation unless the official portal requires it.

Homestead Exemption Readiness Check

This helps homeowners prepare before filing through the official county Property Appraiser website.

Important: This is not an eligibility decision. The official county Property Appraiser decides approval, required documents, late filing options, and exemption status.

TRIM Notice & Value Review Helper

Use this to organize your questions before calling the Property Appraiser or preparing an appeal.

Your preparation checklist

Value term Simple meaning
Market value The appraiser’s estimate of the property’s value as of the assessment date.
Assessed value The value after limits or caps may be applied.
