A 6% citywide increase does not mean your parcel should increase exactly 6%. Milwaukee’s report shows materially different changes across property classes and aldermanic districts; individual value depends on the property and relevant market evidence.

Board of Review burden: Wisconsin law presumes the assessor’s valuation is correct. The objecting taxpayer must provide sufficient relevant evidence of estimated fair market value as of January 1.
Third-party appraisal: the City Board of Review warns that the person who prepared a third-party appraisal should be available to testify; otherwise the Board can assign limited or no evidentiary weight to it.
Commercial property: failure to submit the requested PR-323 income-and-expense information can restrict a property owner’s ability to testify before the Board of Review.

The first full/City installment payment associated with that later bill will generally begin in January 2027.
Practical rule: when comparing an assessment notice with a tax payment, always identify both the assessment year and the tax-bill year. Otherwise a correct account can appear inconsistent.

ACH from checking/savings currently has no City convenience fee; card payments carry a 2.75% convenience fee with a $3 minimum.
Pay before the electronic cut-off.
The City currently posts a 4:00 p.m. Central Time cut-off for same-day online/telephone credit.
Save the receipt.
Keep the City receipt or payment-status confirmation until the account shows the payment.
USPS postmark change: the City warns that mail placed in a mailbox may not be postmarked the same day because USPS now applies many postmarks at regional sorting centers. Mail early or request a manual postmark at the post office when the statutory date matters.

Milwaukee Property Tax Installment Schedule
The City of Milwaukee offers a ten-month interest-free installment option when the qualifying real-estate tax bill is at least $100 and the taxpayer makes the first installment by January 31.

Missed installment: the first missed or underpaid installment may be reinstated by paying the missed amount plus 1% interest along with the next month’s installment in full. A second missed or underpaid installment causes the entire balance to become delinquent.
Delinquency charge after losing the plan: the 2025 tax-bill instructions state 1% interest per month from February 1, 2026 through the month paid, plus a ½% monthly penalty on the balance due.
