McHenry County Illinois Assessment & Tax Guide

Search McHenry County IL Assessments, PINs, Tax Bills, GIS Parcels and Deeds

McHenry County does not operate like a single traditional county assessor system. Local township assessors perform much of the first-level valuation work, while the McHenry County Office of Assessments—led by Chief County Assessment Officer Alejandro Benitez—reviews township rolls, applies equalization, administers exemptions, maintains parcel records and manages the countywide Board of Review appeal process.

This 2026 guide connects that assessment system with the county’s Property Tax Inquiry portal, Athena GIS map, Treasurer tax bills, Recorder land records and township-specific appeal deadlines. It also explains why a 2026 assessment affects taxes payable in 2027, why a tax bill paid in 2026 is based on the 2025 assessment year, and which office to contact when the issue is value, exemption, rate, bill, deed or delinquency.

Township Assessor vs. County Assessments vs. Treasurer

Township Assessor

  • Fair cash value
  • Building characteristics
  • Property-class questions
  • Local comparables
  • First informal value discussion
  • Sales used in valuation
  • Township property record cards

County Office of Assessments

  • Countywide assessment oversight
  • Equalization factors
  • Homestead exemptions
  • Senior Freeze
  • Board of Review complaints
  • PIN maintenance
  • Parcel changes and mapping

Treasurer / Clerk / Recorder

  • Treasurer = bill and payment
  • County Clerk = tax rates
  • County Clerk = tax redemption after sale
  • Recorder = deeds and mortgages
  • Recorder = liens and releases
  • GIS = Athena parcel map
  • Tax sale status
  • Recorded-document research
A high tax bill is not automatically an assessment problem. Assessment value, exemptions and tax rates are controlled by different parts of the Illinois property-tax system.
Different from a Florida Property Appraiser: Illinois uses township assessors, county equalization and a separate Board of Review process. Compare that structure with the Volusia County Property Appraiser guide.

Major 2026 process change

McHenry County Assessment Notices Are Moving Online

Starting with the 2026 assessment cycle, properties receiving only an equalization-factor adjustment generally will not receive a mailed assessment notice. The notice is still generated, but it is posted in the county Property Tax Inquiry portal.

Online-only in many cases Equalization-only assessment notices are posted online instead of mailed.
Still mailed The county says notices are still mailed for revaluations, farmland and new properties.
Appeal clock still runs The township publication date begins the 30-day complaint window whether or not you receive paper mail.

Find your 2026 notice

Search the property in Devnet Wedge. Use PIN or a simplified street address.
Desktop users: choose the Property Assessment Notice link in the right-side menu.
Phone or tablet users: open the three-line menu and select Property Assessment Notice.
Confirm that the notice says 2026. The 2026 notice relates to taxes generally payable in 2027.
Write down the publication and complaint dates. Do not calculate the deadline from the day you personally opened the notice.

Why township matters: assessment publications do not all occur on the same date. Your township’s publication date controls your ordinary 30-day Board of Review complaint window.

Illinois value calculation

Fair Cash Value → Assessment → Equalization → Exemptions → Tax

Fair Cash Value Township assessor’s estimate of market value.
Think “probable sale price in an open market.”
Assessed Value Target is approximately 33⅓% of fair cash value.
This is not the final taxable value.
Equalization Township and state factors can adjust assessment levels.
Designed to maintain statutory assessment uniformity.
Exemptions Homestead and other deductions reduce EAV.
Eligibility is managed through the Assessment Office.
Tax Rate County Clerk extends rates from taxing-body levies.
Treasurer then bills and collects the tax.
Do not divide the tax bill by market value and assume that percentage is the “assessment rate.” Illinois first assesses value near one-third of fair cash value, applies equalization and exemptions, and then applies the combined tax rate to taxable EAV.

Estimated assessment
Taxable EAV after exemptions

The calculation uses one-third of market value as a simplified assessment estimate. Actual McHenry County taxes can differ because of township equalization, state multiplier, exemptions, farmland or special assessment treatment, Board of Review changes, tax-code differences and final levies.

Township-specific deadline

How to File a McHenry County Assessment Complaint in 2026

The ordinary complaint window lasts 30 days from your township’s assessment publication date. Start with the township assessor before filing when time allows, but do not let informal discussions cause you to miss the formal deadline.

Open the 2026 assessment notice. Confirm the township, PIN, assessed value, equalized assessment and exemptions.
Contact the township assessor. Ask how the value was developed and whether a factual error or informal correction can resolve the issue.
Choose the basis of complaint. Common grounds include overvaluation, comparable-assessment inequity, incorrect property facts or legal issues.
Calculate your requested value. Do not merely state that taxes are high. Identify the assessment or market value you believe is correct.
Prepare at least three useful comparables when using comparable evidence. McHenry County’s 2026 Board rules call for characteristics of the subject and at least three comparable properties on the comparison grid.
Use January 1, 2026 valuation evidence. For a fair-cash-value complaint, the county’s 2026 rules focus on proving the property’s value as of January 1, 2026.
File before your township’s midnight deadline. Chemung closes August 13 and Dorr closes August 21. Other township dates will be published separately.
Track the complaint and assessor response. The county provides an online complaint data search; year and PIN are usually the best lookup fields.

Evidence checklist

  • 2026 assessment notice
  • 10-digit PIN
  • Property photographs
  • Recent comparable sales
  • Comparable assessments
  • Professional appraisal when available
  • Repair / condition evidence
  • Building-size or property-card corrections
Appeal the assessment, not the tax bill. Your 2026 assessment complaint affects the 2026 assessment year, generally payable through the 2027 tax bill.
Reduce taxable EAV

McHenry County Homestead and Property Tax Exemptions

Exemptions reduce Equalized Assessed Value rather than directly subtracting the same dollar amount from your tax bill.

General Homestead
Up to $8,000 EAV
Senior Citizens Homestead
$5,000 EAV
Persons with Disabilities
$2,000 EAV
Disabled Veteran 30–49%
$2,500 EAV
Disabled Veteran 50–69%
$5,000 EAV
70%+ disabled veteran Qualifying residential property can receive a substantially larger exemption under Illinois law; McHenry County’s 2026 form explains applicable EAV limitations and restrictions.
Returning Veteran Illinois provides a temporary Returning Veterans’ Homestead Exemption for qualifying service members.
Home Improvement Qualifying improvements to an existing homestead can receive temporary exemption treatment under Illinois law.
Missing exemption? McHenry County tells property owners to contact the Assessment Office at 815-334-4290 or assessments@mchenrycountyil.gov rather than filing a value complaint simply because an exemption is absent.
Major 2026 law change

McHenry County Senior Assessment Freeze Income Limit Is Now $75,000

Illinois Public Act 104-0452 increased the maximum household-income limit for the Low-Income Senior Citizens Assessment Freeze Homestead Exemption beginning with the 2026 assessment year.

Payable in 2026.
2026 tax year $75,000 maximum household income

2027 tax year $77,000 maximum household income

2028 tax year $79,000 maximum household income

2026 filing deadline passed: McHenry County’s 2026 Senior Freeze application was due July 1, 2026.
Age Applicant generally must be 65 or older during the assessment year.
Residence The property must satisfy the ownership, principal-residence and tax-liability rules stated on PTAX-340.
Freeze is not a tax freeze Tax rates and new improvements can still cause the actual tax bill to rise.
McHenry County Senior Assessment Freeze Review the new income limits, renewal rules and current-year application guidance.
Interactive parcel mapping

Use Athena for Parcel, Ownership, Assessment and Sales Context

McHenry County GIS describes Athena as an interactive property-information map combining geographic parcel data with tax-assessment information.

Open the county Interactive Maps page. Select Athena – McHenry County Property Information.
Search the parcel. Use PIN or address to reduce the chance of selecting an adjoining property.
Confirm the highlighted parcel shape. Irregular lots, shared driveways and multi-parcel holdings are common reasons for clicking the wrong parcel.
Review owner, assessed value and sales. Use map data as context for a property search or appeal.
Use tax-district layers carefully. A parcel’s school, fire, municipality and other districts influence the eventual tax rate.
Do not treat GIS as a boundary survey. Use a licensed survey and recorded documents for legal boundary decisions.

Exactly 10 McHenry County answers

McHenry County Property Assessor 2026 FAQs

1. Who is the McHenry County Assessor in 2026?

McHenry County uses township assessors for much of the initial property valuation work rather than one elected county assessor. Alejandro Benitez is the Chief County Assessment Officer and Supervisor of Assessments for the McHenry County Office of Assessments, which oversees countywide assessment administration, equalization, exemptions, parcel maintenance and the Board of Review process.

2. How do I search McHenry County property assessment records?

Use the McHenry County Property Tax Inquiry portal at mchenryil.devnetwedge.com. The most precise search uses the 10-digit Property Index Number. The county also provides address and other property-search options, and recommends using only the house number and main street name when an address search is too specific.

3. Why did I not receive a McHenry County assessment notice in the mail in 2026?

Starting with the 2026 assessment cycle, McHenry County stopped mailing notices to properties that are only adjusted by an equalization factor. Those notices are posted online in the Property Tax Inquiry portal. The county still mails notices for revaluations, farmland and new properties.

4. When is the McHenry County 2026 assessment appeal deadline?

There is no single countywide deadline. Each township receives a 30-day complaint period after its assessment publication. Richmond Township’s deadline was August 6, 2026, Chemung Township’s deadline is August 13, and Dorr Township’s deadline is August 21. Other township dates are published as their assessment rolls are completed.

5. What percentage of market value is property assessed at in McHenry County?

Illinois real property is generally targeted for assessment at 33⅓% of fair cash value. Township and state equalization factors can be applied to bring assessment levels toward that statutory standard before exemptions and tax rates are applied.

6. What changed for the McHenry County Senior Assessment Freeze in 2026?

The maximum household-income limit increased to $75,000 for the 2026 assessment year, using 2025 household income. The 2026 McHenry County Senior Freeze application was due July 1, 2026. A qualifying freeze limits EAV growth but does not guarantee that the actual property-tax bill will remain unchanged.

7. When are McHenry County property taxes due in 2026?

The 2025 property tax bill is payable in 2026 in two installments. The first installment was due June 9, 2026, and the second installment is due September 9, 2026.

8. What does McHenry County charge to pay property taxes online?

McHenry County says online eCheck payments are free for the 2026 collection cycle. Credit card, debit card and digital-wallet payments carry a 2.4% convenience fee. The county also accepts Apple Pay, Google Pay, PayPal and Venmo through its 2026 payment options.

9. Where can I view a McHenry County parcel map?

Use the county’s Athena interactive GIS property map. Athena combines geographic parcel data with property information such as ownership, assessed value and property sales. The map is useful for research and orientation but should not replace a licensed boundary survey.

10. Where do I search McHenry County deeds and liens?

Use the McHenry County Recorder’s Public Records Search Options. A free web search is available for index research, while Tapestry provides pay-as-you-go document access and Laredo is designed for professional high-volume land-record research.
