Jeffco County Property Assessor 2026: Search & Tax Records

Jefferson County Colorado Property Records Guide

Jefferson County CO Property Records, PIN Search & Tax Lookup

Jeffco property research is easiest when you separate appraisal records from tax records. The Jefferson County Assessor maintains actual values, assessed values, property characteristics, ownership information, sales history, neighborhoods, PIN/Schedule numbers and parcel identifiers. The Treasurer separately handles tax bills, payment history, balances and tax liens.

This 2026 guide shows exactly how to search by owner, address, PIN/Schedule Number, AIN/Parcel ID or recorded document, how to read the property card, how Colorado assessment rates convert actual value into taxable assessed value, and what to do if you need a value appeal, tax payment, address correction, GIS parcel map or recorded deed.

Jeffco Property Value and Tax Status in August 2026

The regular 2026 real-property Assessor appeal deadline has passed. Jefferson County lists the 2026 real-property appeal period as May 1 through June 8. Owners who filed an appeal should receive a Notice of Determination by August 15, and eligible owners who remain dissatisfied generally have until September 15, 2026 to appeal that determination to the County Board of Equalization.
Appeal already filed? Watch for the Notice of Determination and compare the final Assessor value with the evidence you submitted.
Still disagree? Review the Board of Equalization instructions immediately. September 15, 2026 is the important next deadline for an eligible determination appeal.
Unpaid 2025 taxes? The 2026 first-half, full-payment and second-half due dates have passed. Use the live Treasurer portal for the current amount rather than the original tax notice.
2026 is an intervening valuation year: Jefferson County explains that the broader 2025 reappraisal established values using a June 30, 2024 appraisal date and sales from July 1, 2022 through June 30, 2024. In 2026, owners generally receive a value notice when a property has a valuation-changing modification such as new construction.
Start with the correct office

Assessor, Treasurer or Clerk & Recorder: Who Handles What?

Jefferson County separates valuation, tax collection and recorded-document functions. Starting with the right office prevents the most common property-record mistakes.

County Assessor

  • Actual and assessed values
  • PIN/Schedule and AIN/Parcel IDs
  • Property characteristics
  • Owner and mailing information
  • Sales and valuation history
  • Exemptions and property appeals
  • Parcel maps and appraisal records

County Treasurer

  • Property-tax notices
  • Current and prior-year taxes
  • Tax payments and receipts
  • Tax authority allocations
  • Tax liens and redemption
  • Special assessments
  • Tax authentication

Clerk & Recorder

  • Deeds and recorded transfers
  • Liens and releases
  • Plats and declarations
  • Real-estate index records
  • Recorded instrument images
  • Certified document copies
  • Document recording
Office-routing rule: The Assessor determines property value but does not collect your tax payment. The Treasurer collects the tax but does not change the Assessor’s valuation. A deed affecting title must first be recorded with the Clerk & Recorder before the Assessor can use the recorded document to update ownership records.
State-system comparison: Colorado calls this office the County Assessor. Florida generally uses the term Property Appraiser. If you are comparing systems, see our existing Volusia County Property Appraiser search and tax guide.

What Jeffco Assessor Property Record Fields Mean

Record field What it tells you What to do with it
PIN / Schedule Number Primary Assessor search identifier associated with the property record. Copy it before calling the Assessor or searching tax information.
AIN / Parcel ID Parcel identifier used to connect the record with parcel mapping. Use it for ASPIN map research and parcel-level verification.
Actual Value The Assessor’s value before the statutory assessment rate is applied. Start here when evaluating whether the property valuation itself appears incorrect.
Assessed Value Taxable assessment base produced from actual value and the applicable assessment rules. Use this with mill levies when understanding property-tax calculations.
Sales History Recorded transfer and sales information associated with the property. Confirm whether a transfer was a normal market sale before treating it as a comparable.
Valuation History Prior-year actual or assessed value history. Compare years to identify reappraisal changes or property modifications.
Neighborhood Assessor neighborhood or market-area grouping used in valuation analysis. Use the Neighborhood Dashboard and qualified sales to research comparable properties.
Property Inventory Land and improvement characteristics used in appraisal. Check area, use, construction and land details for factual errors.
Tax District / TAG Group of taxing authorities associated with the parcel. Compare with Treasurer tax allocations and mill levies.
Treasurer Tax Information Link or reference to the separate tax-collection record. Use it for the actual bill, payment status, interest and tax allocation.
Parcel and map research

Use Jeffco ASPIN Parcel Maps to Confirm Property Location

Jefferson County’s ASPIN parcel application lets users view and select parcels graphically, print maps, query by Parcel ID and Schedule Number, open static parcel maps and connect to Assessor appraisal information.

Open the official Parcel Maps page. Use Jefferson County Parcel Maps and launch ASPIN.
Accept the official disclaimer. The application requires users to acknowledge its map and data limitations before relying on the interface.
Search with Parcel ID or Schedule Number. These identifiers are more reliable than visually guessing a parcel from roads or aerial imagery.
Select the parcel graphically. Compare the highlighted parcel with the Assessor property record, surrounding lots and physical location.
Open connected appraisal data. Use the map link to move back to tabular Assessor information when you need value, ownership or property-characteristic details.
Do not treat GIS as a legal survey. For boundary disputes, easements, legal access or conveyance questions, obtain the relevant recorded documents and professional survey or legal guidance when necessary.

How Jefferson County’s 2026 Property Value Was Established

Sales study period Jefferson County says the 2025 reappraisal analyzed qualifying sales from July 1, 2022 through June 30, 2024.
The study period supports the county’s mass-appraisal analysis.
Appraisal date The reappraisal uses a June 30, 2024 appraisal date.
Sales are analyzed and adjusted to the applicable valuation date.
Actual value The Assessor establishes the property’s actual value using the applicable appraisal process.
This is not yet the final taxable assessed value.
Assessed value Colorado assessment rules are applied to actual value before tax authorities apply mill levies.
Residential property can have separate school and local-government assessed-value calculations.
2026 intervening year: A property may receive a 2026 valuation change because of new construction, demolition, subdivision, combination, classification change or another qualifying property modification even though the major reappraisal occurred for 2025.
Colorado dual residential rates

How Jeffco Actual Value Becomes Assessed Value

Colorado property tax is not calculated directly from the full actual value. The Assessor applies the applicable assessment rules to create assessed value, and taxing authorities then apply mill levies.

2025 taxes payable in 2026
School districts
7.05%
Other local government
6.25%

Jefferson County publishes these dual residential assessment rates for tax year 2025, payable in 2026.

2026 taxes payable in 2027
School districts
7.05%
Other local government
6.8%

Jefferson County’s current calculator guidance also identifies a legislative adjustment affecting the first $700,000 of residential actual value for the 2026 tax year. Use the county calculator rather than applying a simple percentage when estimating the final result.

Do not mix tax years: “2025 payable 2026” and “2026 payable 2027” use different local-government residential rates. Always confirm the year shown on the Assessor and Treasurer record before calculating.
Actual value Determined by the Assessor from the property’s valuation process.
Assessment rate Converts applicable actual value into assessed value under Colorado law.
Mill levy Applied by the relevant taxing authorities to the assessed value.
Basic concept: Actual Value → statutory assessment calculation → Assessed Value → mill levies → property tax. Exemptions, legislative adjustments, special assessments and multiple taxing authorities can affect the final result.
Use Jefferson County’s Property Tax Calculator Open the official explanation and estimator before relying on a hand calculation.

How to Search Jefferson County Property Tax Records

The Assessor record tells you how the property was valued. The Treasurer record tells you what was billed, which authorities receive the tax, what has been paid and what remains due.

Open the Treasurer Property Records Search. Use Jefferson County Treasurer Property Records Search.
Choose the strongest search field. Search by address, owner or property identifier using the available Treasurer search routes.
Open the correct account. Compare property location and identifier with the Assessor record before reviewing or paying tax.
Check the tax district and mill levy. The tax record can list the tax district, combined mill levy and each participating tax authority.
Review original bill and amount paid. Separate the original charge from abatements, payments, interest, fees and current balance.
Read the Tax Allocation section. This shows how the total tax is distributed among county, school, fire, library, municipal and other applicable taxing entities.
Review payment history. Confirm payment date, receipt, payment type and amount before making an additional payment.
Use the live balance for delinquent taxes. Do not calculate interest from a saved statement when the portal can provide the current position.
No tax notice received? Jefferson County states that failure to receive the tax notice does not relieve the property owner’s responsibility to pay on time. Tax notices are generally mailed by the end of January; use the online portal if yours is missing.

Jefferson County 2026 Property-Tax Due Dates

Colorado installment choice: Owners generally pay either the full amount by the full-payment deadline or use the two-installment schedule. Do not pay both schedules.

Returned payment: The Treasurer currently lists a $20 fee for returned or insufficient-fund checks. Monitor your bank account after an electronic payment because a transaction can still be rejected by the financial institution.
Paying off an existing tax lien is different: Jefferson County instructs taxpayers to contact the Treasurer for payoff information. Published guidance says tax-lien payoffs are limited to cashier’s check, money order, cash or wire and that credit cards and personal checks are not accepted for those payoffs.

When a Jefferson County Abatement Petition May Help

Jefferson County explains that the abatement process can potentially correct an erroneous valuation for up to two prior years. The process is directed to the Board of County Commissioners and can take several months.

Possible use A taxpayer believes a qualifying prior-year value or tax was erroneous and the issue fits the statutory abatement process.
Evidence matters Attach documents supporting the claimed error instead of simply stating that the prior value seemed too high.
Important restriction Jeffco states that when value was already protested for the year in question, an abatement or refund cannot be made on grounds of overvaluation.
Appeal versus abatement: Do not treat abatement as an automatic replacement for a missed current-year appeal. The available remedy depends on the tax year, issue and whether the value was previously protested.
Review Abatement Petition Instructions Read the official county procedure and supporting-document requirements before filing.

Jeffco Senior, Disabled Veteran and Qualified Senior Property Relief

Senior Property Tax Exemption Jefferson County lists July 15 as the normal application deadline for the Senior Property Tax Exemption.

Qualified Senior Primary Residential Classification This temporary classification is available for tax years 2025 and 2026 for qualifying seniors who moved and lost a prior senior exemption.
August 11, 2026 status: The published July 1 disabled-veteran deadline and July 15 senior-exemption deadline have passed for this year. Do not assume a late application will receive the same rights or treatment; contact the Assessor for the applicable option.
Qualified Senior classification: Jefferson County says the normal filing deadline is March 15, with late applications accepted through July 15. The county warns that applicants filing after March 15 do not receive appeal rights for that classification.

How to Change a Jefferson County Property Mailing Address

Real-property mailing-address changes belong with the Assessor. Changing the address with the Treasurer, DMV or post office does not replace the Assessor’s property-record process.

Open the Assessor change-of-address page. Use Jefferson County Change of Address Forms.
Select Real Property Change of Mailing Address. Business personal-property addresses use a separate form.
Prepare the PIN/Schedule Number. The online form requires the identifying property number.
Enter the property location and owner information. Match the owner information to the Assessor property record.
Enter the new mailing address. Review city, state, ZIP code and country before submitting.
Provide authorization if you are not the owner. Jefferson County instructs a non-owner to provide written authorization from the property owner.
Do not enter sensitive financial information. Jeffco warns that the online form is transmitted by unsecured email and should not contain Social Security, bank, routing, card, passport or password information.
Save your submission evidence. Keep the confirmation until the updated mailing address appears in the property record.

Title-specific answers

Jeffco County Property Assessor Search & Tax Records FAQs

1. How do I search Jefferson County Colorado property records?

Use the official Jefferson County Assessor Property Records Search. You can search by owner, address, PIN/Schedule Number, AIN/Parcel ID and available document or instrument information. Open the matching record and verify the property identifier, owner, address and property type before relying on the value.

2. What is a Jeffco PIN or Schedule Number?

The PIN/Schedule Number is an important Assessor property identifier used to locate a specific Jefferson County property record. Save it because it can help with Assessor searches, Treasurer research, parcel maps, appeals and office calls.

3. What is the difference between the Jeffco Assessor and Treasurer?

The Assessor identifies, describes and values property and maintains appraisal records, ownership information and exemptions. The Treasurer sends property-tax notices, collects taxes, maintains payment records and handles tax-lien and redemption functions.

4. What were the 2026 Jefferson County property-tax due dates?

For 2025 taxes payable in 2026, Jefferson County lists March 2, 2026 for the first installment, April 30 for full payment and June 15 for the second installment. As of August 11, 2026, all three dates have passed, so unpaid owners should use the live Treasurer balance.

5. What are the Jefferson County residential assessment rates for 2025 taxes payable in 2026?

Jefferson County publishes a 7.05% residential assessment rate for school-district taxes and 6.25% for other local-government taxes for tax year 2025 payable in 2026. Do not confuse these rates with the separate 2026 payable 2027 calculation.

6. Can I still appeal my Jefferson County property value in August 2026?

The regular 2026 Assessor appeal deadline of June 8 has passed. Owners who timely appealed should receive a Notice of Determination by August 15 and, when eligible, generally have until September 15, 2026 to appeal the determination to the County Board of Equalization.

7. Can I use an abatement petition if I missed the regular property-value appeal?

An abatement is a separate statutory process and is not an automatic replacement for a missed appeal. Jefferson County says an erroneous valuation can potentially be corrected for up to two prior years, but an overvaluation claim cannot be refunded through abatement when the value for that year was already protested.

8. How do I change the mailing address on a Jeffco property record?

Submit the Real Property Change of Mailing Address form to the Jefferson County Assessor. The form requests the PIN/Schedule Number, property location, owner information and new mailing address. A non-owner must provide written owner authorization.

9. Where do I search Jefferson County Colorado deeds and liens?

Use the Jefferson County Clerk & Recorder records database. Open the Real Estate section, choose the Real Estate Index, use Combined Name Search and enter the relevant party name and party type before opening scanned records.

10. Can I use the Jeffco Assessor parcel map as a legal survey?

No. ASPIN is useful for graphical parcel research, Parcel ID searches, Schedule Number searches and map context, but parcel-map information should not replace a professional survey or the recorded legal documents needed for a boundary, title or conveyance decision.
