The regular 2026 real-property Assessor appeal deadline has passed. Jefferson County lists the 2026 real-property appeal period as May 1 through June 8. Owners who filed an appeal should receive a Notice of Determination by August 15, and eligible owners who remain dissatisfied generally have until September 15, 2026 to appeal that determination to the County Board of Equalization.

How Jefferson County’s 2026 Property Value Was Established
Sales study period
Jefferson County says the 2025 reappraisal analyzed qualifying sales from July 1, 2022 through June 30, 2024.
The study period supports the county’s mass-appraisal analysis.
Appraisal date
The reappraisal uses a June 30, 2024 appraisal date.
Sales are analyzed and adjusted to the applicable valuation date.
Actual value
The Assessor establishes the property’s actual value using the applicable appraisal process.
This is not yet the final taxable assessed value.
Assessed value
Colorado assessment rules are applied to actual value before tax authorities apply mill levies.

Do not mix tax years: “2025 payable 2026” and “2026 payable 2027” use different local-government residential rates. Always confirm the year shown on the Assessor and Treasurer record before calculating.

No tax notice received? Jefferson County states that failure to receive the tax notice does not relieve the property owner’s responsibility to pay on time. Tax notices are generally mailed by the end of January; use the online portal if yours is missing.

Posting time: Jefferson County says online and telephone payments can take two to four business days to process and appear in the portal. The payment date submitted through the shopping cart or telephone system is honored as the paid date.
Returned payment: The Treasurer currently lists a $20 fee for returned or insufficient-fund checks. Monitor your bank account after an electronic payment because a transaction can still be rejected by the financial institution.
Paying off an existing tax lien is different: Jefferson County instructs taxpayers to contact the Treasurer for payoff information. Published guidance says tax-lien payoffs are limited to cashier’s check, money order, cash or wire and that credit cards and personal checks are not accepted for those payoffs.

Prior-year correction route
When a Jefferson County Abatement Petition May Help
Jefferson County explains that the abatement process can potentially correct an erroneous valuation for up to two prior years. The process is directed to the Board of County Commissioners and can take several months.
Possible use
A taxpayer believes a qualifying prior-year value or tax was erroneous and the issue fits the statutory abatement process.
Evidence matters
Attach documents supporting the claimed error instead of simply stating that the prior value seemed too high.
Important restriction
Jeffco states that when value was already protested for the year in question, an abatement or refund cannot be made on grounds of overvaluation.
Appeal versus abatement: Do not treat abatement as an automatic replacement for a missed current-year appeal. The available remedy depends on the tax year, issue and whether the value was previously protested.

Senior Property Tax Exemption
Jefferson County lists July 15 as the normal application deadline for the Senior Property Tax Exemption.
Disabled Veteran Exemption
The primary residence must meet the applicable ownership and occupancy requirements; Jeffco lists July 1 as the application deadline.
Qualified Senior Primary Residential Classification
This temporary classification is available for tax years 2025 and 2026 for qualifying seniors who moved and lost a prior senior exemption.
August 11, 2026 status: The published July 1 disabled-veteran deadline and July 15 senior-exemption deadline have passed for this year. Do not assume a late application will receive the same rights or treatment; contact the Assessor for the applicable option.
Qualified Senior classification: Jefferson County says the normal filing deadline is March 15, with late applications accepted through July 15. The county warns that applicants filing after March 15 do not receive appeal rights for that classification.
