Eagle County Property Assessor 2026: Search & Tax Records

Eagle County Colorado Property Records Navigator

Eagle County CO Property Search, Parcel Records & Tax Lookup

Eagle County property research is split among several systems. The Assessor’s EagleWeb portal handles property accounts, 12-digit parcel numbers, ownership, situs addresses, legal descriptions, actual and assessed values, building characteristics and sales. The Treasurer separately maintains the tax bill, current balance, payment history, interest and distribution among taxing authorities, while the Clerk & Recorder maintains deeds, liens and other recorded real-estate documents.

This 2026 guide shows exactly which EagleWeb field to use, how to perform an advanced parcel or sales search, how the 2025 reappraisal carries into the 2026 intervening year, what the August 2026 appeal position means, how to find and pay an unpaid tax account, how to compare sales before disputing value, and where to go for senior exemptions, tax deferrals, GIS maps, deeds and privacy protections.

August 2026 Eagle County Assessment & Tax Status

The normal 2026 real-property appeal cycle has closed. Eagle County accepted ordinary 2026 real-property value or classification appeals from May 1 through June 8. Assessor determinations were due by June 30, and an eligible appeal of that determination to the County Board of Equalization was due July 15, 2026.
Real-property value concern now The June 8 Assessor deadline and July 15 County Board of Equalization deadline have passed. Contact the Assessor about the exact type of error or statutory remedy rather than assuming an ordinary late appeal remains available.
Personal-property concern The published 2026 personal-property appeal period of June 15 through June 30 and the July 20 County Board of Equalization deadline have also passed.
Unpaid 2025 taxes The March 2 first-half, April 30 full-payment and June 15 second-half dates have passed. Use the Treasurer’s live account for today’s interest and total due.
August delinquency warning: Eagle County’s July 31 delinquent-notice date and August 1 endorsement-protection date have also passed. If an older tax lien was previously sold, do not estimate the payoff yourself—contact the Treasurer for the current amount and status.

Colorado versus Florida: Eagle County uses a County Assessor and Treasurer. Florida generally separates the Property Appraiser from the Tax Collector. For a useful cross-state comparison, see our existing Volusia County Property Appraiser search and tax guide.

How to Search Eagle County Assessor Property Records

Eagle County’s EagleWeb search is unusually flexible. You can perform a simple exact-property lookup or build an advanced query around tax area, property classification, actual-value range, acreage, year built, taxing authority, subdivision or legal-description fields.

Account Number Search the Assessor account identifier, commonly formatted with a prefix such as “R” followed by digits.
Parcel Number EagleWeb accepts a 12-digit parcel number without dashes. This is one of the strongest parcel-specific identifiers.
Owner / Business Name Normal owner search expects the last name first. Businesses can be searched by the entity name.
Situs Address Build the physical address with house number, street name, directional fields, designation and unit number.
Legal / Subdivision Search Search subdivision, lot, block, tract, unit, section, township and range information when an ordinary address is insufficient.
Sale Search Search sales by subdivision, sale-date range, sale-price range and related property criteria.
Open EagleWeb. Use the official Eagle County Assessor property search.
Start with the strongest identifier you have. Use Account Number or the 12-digit Parcel Number when available. These are generally safer than trying to match an owner with several properties.
For owner searches, begin with the last name. EagleWeb’s basic owner search uses last-name-first formatting. Remove initials, punctuation or extra trust/entity wording when the exact name produces no result.
For an address, use the situs field. Enter the physical property address rather than the owner’s mailing address. If you are unsure about formatting, begin with the house number and street name.
Open the correct account result. Compare parcel number, account number, owner, situs address and legal description before reviewing value or sales.
Review land and improvement characteristics. Check acreage, building area, property type, year built and other features that can materially affect appraisal.
Review actual and assessed values separately. The Assessor property record is an appraisal record. The Treasurer’s tax record is the correct place to see the actual tax billed and distributed.
Use Sale Search when researching market evidence. Do not rely only on a single neighboring sale when EagleWeb can filter by subdivision, sale dates and price ranges.
Save both account and parcel numbers. Reuse them for the Treasurer, GIS, Clerk & Recorder and office calls.
Freshness note: Eagle County says Assessor data can change daily. From January 1 through April 30, the displayed property characteristics and value still reflect the prior December 31 position and may change on May 1.

Six Fields to Match Before Using an Eagle County Record

Account Number Match the Assessor account.
Parcel Number Confirm all 12 digits.
Owner Review individual, trust or entity.
Situs Confirm physical location.
Legal Description Compare recorded context.
Property Type Verify classification and use.
Resort and condominium caution: Eagle County contains many condominium, resort, LLC, trust and second-home ownership structures. A mailing address can be outside Colorado and multiple units can have very similar situs descriptions. Always confirm the account and 12-digit parcel number.

How to Read an Eagle County Assessor Property Record

Property field What it means How to use it
Account Number EagleWeb account identifier. Save it for Assessor and Treasurer research.
Parcel Number 12-digit mapped parcel identifier. Use it across property, GIS and recorded-document research.
Owner Owner information currently associated with the assessment account. For legal title, confirm the recorded deed separately.
Situs Address Physical location of the property. Do not confuse it with the owner’s mailing address.
Legal Description Assessment-side legal-description information. Cross-check with the recorded deed, plat or survey for legal work.
Actual Value Assessor’s current actual-value figure for assessment purposes. Start here when questioning market valuation.
Assessed / Taxable Value Value used within the statutory tax-assessment process. Do not confuse it with the final tax bill.
Land / Improvements Acreage, building and property characteristics used in appraisal. Check factual items before arguing about comparable sales.
Sales Recorded sale information associated with the account. Evaluate whether the transaction is relevant and comparable.
Tax Authority Taxing entities associated with the property. Compare with the Treasurer’s actual tax-allocation section.

Eagle County Public Extract & Energy Smart Record Fields

Public Extract spreadsheet Eagle County provides a periodically updated spreadsheet covering all property accounts. It includes owner name and mailing address, physical address, property type, building characteristics, values and the ten most recent sales.
When to use the live search instead The extract is useful for sorting and research, but the county warns that data changes daily. Recheck a specific parcel in EagleWeb before making a current decision.
Energy Smart designation Eagle County property records can show an Energy Smart designation for properties that completed a qualifying home-energy assessment and improvements reducing energy costs.
Best research workflow Use the extract to discover or compare accounts, then return to the live EagleWeb record for the parcel you actually plan to use.
Open Property Record Search Resources Use the official county page to launch EagleWeb or download the current Public Extract.
Parcel geography and map context

How to Locate an Eagle County Parcel on GIS

Copy the 12-digit parcel number from EagleWeb. Using the actual parcel identifier reduces the risk of selecting a nearby condominium, tract or adjoining lot.
Open Eagle County’s parcel map. Use the official Locate Parcel on a Map application.
Compare the highlighted parcel with roads and adjoining lots. Use GIS for geographic context rather than relying on an Assessor text description alone.
Turn on useful map layers when available. Eagle County GIS maintains data such as street centerlines, zoning boundaries, hydrography, trails and other base-map information.
Return to the Assessor record for appraisal facts. GIS is a spatial tool; EagleWeb is the property-account and valuation system.
Use a legal survey for boundary decisions. Eagle County expressly warns that GIS representations cannot substitute for an actual legal survey.
Do not measure a legal boundary from the web map: GIS can help identify the likely parcel, but boundary, easement, access and encroachment questions should be resolved with recorded documents and qualified survey or legal assistance when necessary.
2025–2026 Colorado reassessment cycle

How Eagle County’s 2026 Property Value Was Established

Colorado uses a two-year reassessment cycle. Eagle County explains that 2025 was the first or reappraisal year of the current cycle, while 2026 is the intervening year. For most property, the 2026 valuation for assessment remains the same as 2025 unless a property-specific change requires adjustment.

Study period begins The principal 24-month sales-analysis period begins.
Market-data endpoint Current 2025/2026 values are based on market data ending June 30, 2024.
Reappraisal year All properties enter the new two-year valuation cycle.
Property condition Property is valued as it existed on January 1 of the current year.
2026 notices Real-property valuation notices are mailed.
Appeal deadline 2026 real-property Assessor appeals closed.
Market evidence Qualifying sales from the statutory data period support mass appraisal.
If data is insufficient, a longer period can be used.
Property characteristics Land, area, bedrooms, bathrooms, age, improvements and other facts influence valuation.
Factual errors can weaken the appraisal result.
Actual value Eagle County establishes the property’s actual value for assessment purposes.
This is not the same as the tax billed.
Tax process Assessment rules and mill levies convert valuation information into the eventual property tax.
Treasurer records show the actual bill.
Why every owner received a 2026 value notice: Eagle County explains that 2025 tax bills did not display actual value, so the Assessor mailed 2026 notices showing actual value to all real-property owners.
Review Official 2026 Valuation Information Check the Assessor’s current explanation of the reappraisal cycle, Notice of Valuation and sales period.

Use Eagle County’s Comparable Sales Tool Before Arguing Value

Sale timing82%
Physical similarity79%
Open Eagle County’s comparable-sales application. Use the official sales comparison tool.
Choose your subject property. Search by address or account number and select “Use This Property.”
Adjust the comparison criteria. Narrow the result set so the sales are relevant to the subject rather than merely nearby.
Select useful sales. Use the Compare function for properties that genuinely resemble the subject.
Open the comparison view. Review the selected properties in grid and map form.
Download the comparison grid. Save the result with your valuation notice, appraisal evidence and property-characteristic corrections.
Strong appeal evidence is not just “my neighbor pays less.” Eagle County says useful evidence can include a qualifying appraisal, relevant subject or comparable sales and factual corrections to property details that the Assessor may not know.
2026 appeal status

Eagle County Real & Personal Property Appeal Deadlines

2026 step Published deadline Status on August 11, 2026
Real-property Assessor appeal May 1 through June 8 Closed
Real-property Notice of Determination Mailed by June 30 Determination period passed
Real-property County Board of Equalization July 15 Closed
Personal-property Assessor appeal June 15–June 30 Closed
Personal-property determination July 10 Determination period passed
Personal-property County Board of Equalization July 20 Closed
Missed 2026 deadline: Do not submit an ordinary late appeal and assume it will preserve rights. Identify whether the issue is a factual property-record error, classification problem, prior-year matter or another statutory issue, then ask the Assessor which procedure—if any—still applies.
“I am calling about Eagle County account __________ / parcel __________. The 2026 appeal deadlines have passed, but I believe the property record has this specific problem: __________. Please tell me whether this is a data correction, classification issue, prior-year matter or another statutory process, and what documents you need.”
Open Eagle County Appeal Instructions Review the published 2026 deadlines, evidence standards, mailing details and Assessor contact information.

Why Two Eagle County Properties Can Have Very Different Tax Bills

Eagle County’s Treasurer account does more than show a total. It itemizes the agencies receiving the tax. The mix can vary by parcel location.

  • School district and school bond or override levies
  • Eagle County general, road, open-space and other county funds
  • Town or municipal tax where applicable
  • Fire-protection districts
  • Library districts
  • Water, sanitation or metropolitan districts
  • Health-service, recreation and transportation authorities
  • Other special districts tied to the parcel

That is why two similarly valued properties can have different total tax bills even when they are geographically close.

One mill: Eagle County explains that one mill represents $1 of tax for every $1,000 of assessed valuation. The adopted mill levy is applied to assessed—not simply actual—value.
2025 taxes payable in 2026

Eagle County Property Tax Deadlines & August Position

Tax notice Prior-year property-tax statements are mailed to the owner of record.
First half 2026 first-half deadline moved to March 2 because the normal February date fell on a weekend.
Full payment One-payment option due April 30.
Second half Second installment due June 15.
Delinquent notice Payment due date on the delinquent notice to avoid additional interest and fees.
Current action Search the live account for the current amount and status.
$25-or-less rule Eagle County states that when total tax is $25 or less, the half-payment option does not apply; the tax is paid in one payment by the full-payment deadline.
No arbitrary partial payments The Treasurer states that only the half or full payment options are accepted. Ordinary partial payments are not accepted.
Weekend / legal holiday rule When a statutory payment date falls on a weekend or legal holiday, the deadline moves to the next business day.

How to Pay Eagle County Property Taxes Online

Check whether your lender already pays through escrow. Mortgage-serviced owners should compare lender activity before making an owner payment.
Open the Treasurer tax search. Search the correct property account and verify parcel, owner and tax year.
Select “View Unpaid Bills.” Review the current tax, interest and total before choosing a payment option.
Select the permitted installment. Choose the applicable half or full-payment option displayed by the portal. Do not submit an invented partial amount.
Choose card or electronic check. Confirm the convenience fee on the live checkout page before continuing.
Enter bank details carefully for eCheck. Routing and account information must be accurate or the payment can be rejected by your bank.
Use a lowercase email address. Eagle County’s payment instructions specifically warn that the payment system may not continue when the email address contains uppercase letters.
If paying from outside the United States, follow the county workaround. The payment form does not support foreign addresses; Eagle County instructs international users to enter the street address of the property being paid.
Save the receipt. The county says the bank statement may show the merchant description “PNP BILLPAYMENT 8888916064.”
Electronic check / ACH The live 2026 Treasurer portal currently displays a $1.30 convenience fee. Live portal: $1.30
Credit card Visa, Mastercard, Discover and American Express are accepted through the online payment system. Live portal: 2.7%, $2 minimum
Mail Make checks payable to Eagle County Treasurer for the exact amount and include the tax coupon and account number. PO Box 479, Eagle, CO 81631
Wire transfer Call the Treasurer at 970-328-8868 for instructions and independently verify the banking details by telephone. Cyber-fraud verification required
Live eCheck / ACH fee $1.30

Current live tax-account pages display $1.30.

Credit-card fee 2.7%

The live portal displays a $2 minimum.

Official-source fee mismatch: Eagle County’s static property-tax information page still mentions a $1.00 eCheck fee, while the live tax-account checkout pages currently display $1.30 for eCheck/ACH. Because processor charges can change, use the fee shown on the live payment screen before authorizing the transaction.
Bank bill-pay warning: Eagle County cautions that a bank may debit your account before it actually mails the Treasurer’s check. Some bill-pay envelopes also lack a USPS postmark, so a payment arriving after the deadline can still generate interest.

No Tax Notice, Escrow Payment or Electronic Notice?

No tax statement received Eagle County says failure to receive a notice does not excuse prompt payment. If your statement is missing, search online or contact the Treasurer.
Mortgage company pays taxes Colorado law requires the tax statement to be mailed to the owner of record. The owner may need to provide a copy to the mortgage company.
eNoticesOnline Eagle County offers electronic annual tax notices. Historical notices beginning with tax year 2013 can be available through the account after enrollment.
Avoid duplicate payment: Search the Treasurer payment history before paying a bill that your mortgage company may already have satisfied.
Exemption is not the same as deferral

Eagle County Senior Exemption, Veteran Exemption & Tax Deferrals

Senior Property Tax Exemption A qualifying applicant must generally be at least 65 on January 1, have owned the property for at least 10 consecutive years and occupied it as a primary residence for at least 10 consecutive years.
Potential Exempted Value When funded by the state, the program can exempt 50% of the first $200,000 of actual value, up to $100,000 of exempted actual value.
Disabled Veteran Exemption Eagle County describes qualification for certain veterans with a 100% permanent and total service-connected disability rating and qualifying primary-residence ownership.
State Property Tax Deferral A separate Colorado program can serve qualifying senior citizens, Active Guard or Reserve members and taxpayers using the Tax Growth Cap deferral route.
Relief route 2026 published deadline / status Main effect
Senior exemption July 15 — passed Reduces qualifying taxable value when the state funds the exemption.
Disabled-veteran exemption July 1 — passed Separate constitutional/statutory exemption for qualifying veterans or surviving spouses.
Property-tax deferral Program-specific Postpones eligible tax rather than simply reducing assessed value.
August 11, 2026: The normal July 1 disabled-veteran and July 15 senior-exemption deadlines have passed. Contact the Assessor about any late, surviving-spouse or exception route that may apply to your facts.
Once approved: Eagle County says an approved senior exemption generally remains until a disqualifying event occurs, but a change in qualifying ownership or occupancy must be reported within 60 days.
Recorded land documents

How to Search Eagle County Deeds, Liens & Recorded Documents

The Clerk & Recorder’s Acclaim system is separate from EagleWeb. Use it when you need the recorded instrument itself rather than the Assessor’s summary of ownership or sales.

Open Eagle County Acclaim. Use the Official Records Search.
Choose the search method that fits your document. Available routes include Name, Related Documents, Book/Page, Document Type, Reception Number, Document Legal, Amount, Record Date and Parcel.
Search all reasonable name variations. Eagle County recommends trying spelling variations of proper names.
Use Reception Number when available. A reception number is one of the strongest ways to retrieve a specific recorded instrument.
Compare parties and property description. Match grantor, grantee, date, document type and legal information with the Assessor parcel.
Follow related documents. Deeds of trust, releases, assignments and liens can have later documents connected to the original recording.
Do not treat the Assessor owner field as title insurance. The recorded documents are a better title-research starting point, but a professional title examination may still be necessary.
Free monitoring tool: Eagle County offers an optional Recorded Document Notification Service. After enrollment, the service can email you when a document matching the monitored identity is recorded.
Activate Recorded Document Notifications Use the county’s optional notification service as an additional monitoring tool; it does not replace independent review of public records.
Protected-person internet privacy

Can Eagle County Remove a Property Owner’s Information From Online Records?

Colorado law provides an internet-record suppression route for qualifying protected persons. Eagle County directs eligible property owners through the Clerk & Recorder’s Protected Persons process.

Systems covered A qualifying request can address internet-visible personal information in Assessor, Treasurer, GIS and Clerk & Recorder systems.
Who may qualify Eagle County gives examples including certain law-enforcement officials, victims of domestic violence, sexual assault or stalking, and human-services workers when statutory requirements are met.
Recorded documents need precision For recorded-document suppression, the Clerk requires the requester to identify the specific reception numbers to be addressed.
Not a blanket deletion: Eagle County explains that suppressing an address from online recorded-document access does not necessarily remove it from physical documents or every document image. A new request may also be necessary when a new document is recorded.
Open Eagle County Protected Persons Instructions Review eligibility, removal-request forms and document-specific requirements.

Title-specific answers

Eagle County Property Assessor Search & Tax Records FAQs

1. How do I search Eagle County Assessor property records?

Use the official EagleWeb property search. You can search by Assessor account number, 12-digit parcel number, owner or business name, situs address and advanced criteria such as tax area, classification, value range, acreage, year built, taxing authority, subdivision and legal-description fields.

2. What is the difference between an Eagle County account number and parcel number?

The account number identifies the Assessor account, while the parcel number is a 12-digit parcel identifier used to connect the property with mapping and other parcel-level records. Save both numbers because they make Assessor, Treasurer, GIS and recorded-document research more precise.

3. Can I search Eagle County property sales and comparable properties online?

Yes. EagleWeb provides a Sale Search with filters such as subdivision, sale-date range and sale-price range. Eagle County also provides a separate comparable-sales application where you can select a subject property, adjust criteria, compare sales on a grid and map, and download the comparison results.

4. What is the Eagle County 2026 property value based on?

Eagle County states that the current 2025 and 2026 values are based on market data through June 30, 2024. The primary real-property appraisal data period is the 24 months ending June 30, 2024, with a longer period allowed when there is insufficient data. For most property, 2026 is an intervening year and the valuation for assessment is the same as 2025 unless a property-specific change requires adjustment.

5. Can I still appeal my Eagle County property value in August 2026?

The normal 2026 real-property Assessor appeal deadline of June 8 and County Board of Equalization deadline of July 15 have passed. If the issue is a factual record error, classification problem or another statutory matter, contact the Assessor promptly to ask which procedure, if any, applies to the specific issue.

6. What were Eagle County’s 2026 property-tax due dates?

For 2025 taxes payable in 2026, the live Treasurer portal shows March 2 for the first-half installment, April 30 for full payment and June 15 for the second-half installment. These deadlines have passed, so unpaid owners should use the live Treasurer balance for current interest and total due.

7. What are Eagle County’s online property-tax payment fees?

The live Eagle County tax-account portal currently displays a $1.30 convenience fee for electronic check or ACH payments and a 2.7% credit-card fee with a $2 minimum. The county’s static information page still mentions a $1.00 eCheck fee, so verify the amount shown on the live payment screen before authorizing payment.

8. Does missing an Eagle County property-tax notice extend the payment deadline?

No. Eagle County states that failure to receive a tax notice does not relieve the property owner of the responsibility to pay on time. Search the Treasurer portal or contact the Treasurer if the notice is missing, and verify that the Assessor has the correct owner mailing information.

9. Who qualifies for the Eagle County senior property-tax exemption?

The basic senior requirements generally include being at least 65 on January 1 of the application year, having the applicant or spouse as owner of record for at least 10 consecutive years before January 1, and occupying the property as the primary residence for at least 10 consecutive years. Eagle County lists July 15 as the normal application deadline and also publishes separate rules for surviving spouses and exceptions.

10. Where can I search Eagle County deeds, liens and recorded property documents?

Use the Eagle County Clerk and Recorder Acclaim system. Searches can be performed by name, related documents, book and page, document type, reception number, document legal information, amount, record date or parcel. For title-sensitive decisions, review the actual recorded documents rather than relying only on the Assessor ownership field.
