The normal 2026 real-property appeal cycle has closed. Eagle County accepted ordinary 2026 real-property value or classification appeals from May 1 through June 8. Assessor determinations were due by June 30, and an eligible appeal of that determination to the County Board of Equalization was due July 15, 2026.
Real-property value concern now
The June 8 Assessor deadline and July 15 County Board of Equalization deadline have passed. Contact the Assessor about the exact type of error or statutory remedy rather than assuming an ordinary late appeal remains available.
Personal-property concern
The published 2026 personal-property appeal period of June 15 through June 30 and the July 20 County Board of Equalization deadline have also passed.
Unpaid 2025 taxes
The March 2 first-half, April 30 full-payment and June 15 second-half dates have passed. Use the Treasurer’s live account for today’s interest and total due.
August delinquency warning: Eagle County’s July 31 delinquent-notice date and August 1 endorsement-protection date have also passed. If an older tax lien was previously sold, do not estimate the payoff yourself—contact the Treasurer for the current amount and status.

How to Search Eagle County Assessor Property Records
Eagle County’s EagleWeb search is unusually flexible. You can perform a simple exact-property lookup or build an advanced query around tax area, property classification, actual-value range, acreage, year built, taxing authority, subdivision or legal-description fields.
Account Number
Search the Assessor account identifier, commonly formatted with a prefix such as “R” followed by digits.
Parcel Number
EagleWeb accepts a 12-digit parcel number without dashes. This is one of the strongest parcel-specific identifiers.
Owner / Business Name
Normal owner search expects the last name first. Businesses can be searched by the entity name.
Situs Address
Build the physical address with house number, street name, directional fields, designation and unit number.
Legal / Subdivision Search
Search subdivision, lot, block, tract, unit, section, township and range information when an ordinary address is insufficient.
Sale Search
Search sales by subdivision, sale-date range, sale-price range and related property criteria.
Start with the strongest identifier you have.
Use Account Number or the 12-digit Parcel Number when available. These are generally safer than trying to match an owner with several properties.
For owner searches, begin with the last name.
EagleWeb’s basic owner search uses last-name-first formatting. Remove initials, punctuation or extra trust/entity wording when the exact name produces no result.
For an address, use the situs field.
Enter the physical property address rather than the owner’s mailing address. If you are unsure about formatting, begin with the house number and street name.
Open the correct account result.
Compare parcel number, account number, owner, situs address and legal description before reviewing value or sales.
Review land and improvement characteristics.
Check acreage, building area, property type, year built and other features that can materially affect appraisal.
Review actual and assessed values separately.
The Assessor property record is an appraisal record. The Treasurer’s tax record is the correct place to see the actual tax billed and distributed.
Use Sale Search when researching market evidence.
Do not rely only on a single neighboring sale when EagleWeb can filter by subdivision, sale dates and price ranges.
Save both account and parcel numbers.
Reuse them for the Treasurer, GIS, Clerk & Recorder and office calls.
Freshness note: Eagle County says Assessor data can change daily. From January 1 through April 30, the displayed property characteristics and value still reflect the prior December 31 position and may change on May 1.

How to Locate an Eagle County Parcel on GIS
Copy the 12-digit parcel number from EagleWeb.
Using the actual parcel identifier reduces the risk of selecting a nearby condominium, tract or adjoining lot.
Compare the highlighted parcel with roads and adjoining lots.
Use GIS for geographic context rather than relying on an Assessor text description alone.
Turn on useful map layers when available.
Eagle County GIS maintains data such as street centerlines, zoning boundaries, hydrography, trails and other base-map information.

2025–2026 Colorado reassessment cycle
How Eagle County’s 2026 Property Value Was Established
Colorado uses a two-year reassessment cycle. Eagle County explains that 2025 was the first or reappraisal year of the current cycle, while 2026 is the intervening year. For most property, the 2026 valuation for assessment remains the same as 2025 unless a property-specific change requires adjustment.

How to Search Eagle County Property Tax Records
The Treasurer portal is the correct place to confirm whether taxes are paid, delinquent or still accruing interest. It also shows the actual value, assessed value, tax allocation by authority and payment history associated with the tax account.
Search by account, parcel, owner or property address.
Reuse the identifiers you saved from EagleWeb whenever possible.
Be precise with an address.
The Treasurer’s advanced address search warns that street-number and street-name fields may require an exact match.
Open the correct account.
Compare parcel, property location, owner and tax year before selecting an installment or full payment.
Review the tax-status row.
Check Taxes, Fees, Paid, Interest Due and Total Due instead of relying only on the original bill amount.
Open “Where are my taxes going?”
The live account lists each participating taxing authority and its allocation.
Review payment history.
Confirm whether the mortgage company, owner or another payer has already submitted payment.
Use the live interest amount.
In August, an unpaid 2025 tax account can already include interest. Use the live total rather than manually adding percentages to an old statement.
Why Two Eagle County Properties Can Have Very Different Tax Bills
Eagle County’s Treasurer account does more than show a total. It itemizes the agencies receiving the tax. The mix can vary by parcel location.
- School district and school bond or override levies
- Eagle County general, road, open-space and other county funds
- Town or municipal tax where applicable
- Fire-protection districts
- Library districts
- Water, sanitation or metropolitan districts
- Health-service, recreation and transportation authorities
- Other special districts tied to the parcel
That is why two similarly valued properties can have different total tax bills even when they are geographically close.
One mill: Eagle County explains that one mill represents $1 of tax for every $1,000 of assessed valuation. The adopted mill levy is applied to assessed—not simply actual—value.

Eagle County Property Tax Deadlines & August Position
Tax notice
Prior-year property-tax statements are mailed to the owner of record.
First half
2026 first-half deadline moved to March 2 because the normal February date fell on a weekend.
Full payment
One-payment option due April 30.
Second half
Second installment due June 15.
Delinquent notice
Payment due date on the delinquent notice to avoid additional interest and fees.

$25-or-less rule
Eagle County states that when total tax is $25 or less, the half-payment option does not apply; the tax is paid in one payment by the full-payment deadline.
No arbitrary partial payments
The Treasurer states that only the half or full payment options are accepted. Ordinary partial payments are not accepted.
Weekend / legal holiday rule
When a statutory payment date falls on a weekend or legal holiday, the deadline moves to the next business day.

Enter bank details carefully for eCheck.
Routing and account information must be accurate or the payment can be rejected by your bank.
Use a lowercase email address.
Eagle County’s payment instructions specifically warn that the payment system may not continue when the email address contains uppercase letters.
If paying from outside the United States, follow the county workaround.
The payment form does not support foreign addresses; Eagle County instructs international users to enter the street address of the property being paid.
Save the receipt.

Official-source fee mismatch: Eagle County’s static property-tax information page still mentions a $1.00 eCheck fee, while the live tax-account checkout pages currently display $1.30 for eCheck/ACH. Because processor charges can change, use the fee shown on the live payment screen before authorizing the transaction.
Bank bill-pay warning: Eagle County cautions that a bank may debit your account before it actually mails the Treasurer’s check. Some bill-pay envelopes also lack a USPS postmark, so a payment arriving after the deadline can still generate interest.
No Tax Notice, Escrow Payment or Electronic Notice?
No tax statement received
Eagle County says failure to receive a notice does not excuse prompt payment. If your statement is missing, search online or contact the Treasurer.
Mortgage company pays taxes
Colorado law requires the tax statement to be mailed to the owner of record. The owner may need to provide a copy to the mortgage company.

Eagle County offers electronic annual tax notices. Historical notices beginning with tax year 2013 can be available through the account after enrollment.
Avoid duplicate payment: Search the Treasurer payment history before paying a bill that your mortgage company may already have satisfied.
Exemption is not the same as deferral
Eagle County Senior Exemption, Veteran Exemption & Tax Deferrals
Senior Property Tax Exemption
A qualifying applicant must generally be at least 65 on January 1, have owned the property for at least 10 consecutive years and occupied it as a primary residence for at least 10 consecutive years.
Potential Exempted Value
When funded by the state, the program can exempt 50% of the first $200,000 of actual value, up to $100,000 of exempted actual value.
Disabled Veteran Exemption
Eagle County describes qualification for certain veterans with a 100% permanent and total service-connected disability rating and qualifying primary-residence ownership.
State Property Tax Deferral
A separate Colorado program can serve qualifying senior citizens, Active Guard or Reserve members and taxpayers using the Tax Growth Cap deferral route.

Once approved: Eagle County says an approved senior exemption generally remains until a disqualifying event occurs, but a change in qualifying ownership or occupancy must be reported within 60 days.

The Clerk & Recorder’s Acclaim system is separate from EagleWeb. Use it when you need the recorded instrument itself rather than the Assessor’s summary of ownership or sales.
Choose the search method that fits your document.
Available routes include Name, Related Documents, Book/Page, Document Type, Reception Number, Document Legal, Amount, Record Date and Parcel.
Search all reasonable name variations.
Eagle County recommends trying spelling variations of proper names.
Use Reception Number when available.
A reception number is one of the strongest ways to retrieve a specific recorded instrument.
Compare parties and property description.
Match grantor, grantee, date, document type and legal information with the Assessor parcel.
Follow related documents.
Deeds of trust, releases, assignments and liens can have later documents connected to the original recording.
Do not treat the Assessor owner field as title insurance.
The recorded documents are a better title-research starting point, but a professional title examination may still be necessary.

Colorado law provides an internet-record suppression route for qualifying protected persons. Eagle County directs eligible property owners through the Clerk & Recorder’s Protected Persons process.

Who may qualify
Eagle County gives examples including certain law-enforcement officials, victims of domestic violence, sexual assault or stalking, and human-services workers when statutory requirements are met.
Recorded documents need precision
For recorded-document suppression, the Clerk requires the requester to identify the specific reception numbers to be addressed.
Not a blanket deletion: Eagle County explains that suppressing an address from online recorded-document access does not necessarily remove it from physical documents or every document image. A new request may also be necessary when a new document is recorded.

The account number identifies the Assessor account, while the parcel number is a 12-digit parcel identifier used to connect the property with mapping and other parcel-level records. Save both numbers because they make Assessor, Treasurer, GIS and recorded-document research more precise.
3. Can I search Eagle County property sales and comparable properties online?

Eagle County states that the current 2025 and 2026 values are based on market data through June 30, 2024. The primary real-property appraisal data period is the 24 months ending June 30, 2024, with a longer period allowed when there is insufficient data. For most property, 2026 is an intervening year and the valuation for assessment is the same as 2025 unless a property-specific change requires adjustment.
5. Can I still appeal my Eagle County property value in August 2026?
