What Pasco County Property Owners Should Be Checking in August
The 2026 assessment cycle is now approaching TRIM season.
Pasco property records currently identify 2026 values as a work in progress until the tax roll is certified. The Notice of Proposed Property Taxes—commonly called the TRIM notice—is mailed in August and shows the proposed values, exemptions, taxing authorities and the exact deadline to petition the Value Adjustment Board.

2026 homestead filing passed
The normal March 1 deadline for current-year homestead and the new income-qualified senior exemption has passed.
VAB deadline comes later
Pasco Clerk must receive a timely VAB petition no later than 5:00 p.m. on the 25th day after the TRIM notice is mailed.
Do not use an old VAB date:
Pasco County’s 2025 petition deadline was September 15, 2025, but the 2026 filing date depends on the 2026 TRIM mailing. Use the exact deadline printed on your new notice.

Pasco’s Parcel ID is based on the Public Land Survey System and is structured around Section, Township, Range, Subdivision, Block and Lot.

Narrows the property within platted development or parcel coding.
Lot
Identifies the final lot component of the county Parcel ID.

Market conditions can change substantially from year to year.

Annual assessment growth after homestead is generally limited to the lower of 3% or the applicable CPI change, subject to Florida law.
Do not assume the seller’s assessed value transfers unchanged:
Pasco’s tax-estimator specifically warns that when a property recently sells, prior assessment limitations can be removed and the new owner’s future assessed value can reset under Florida law.
Portability can help:
a Florida homeowner moving from a prior homestead may be able to transfer all or part of the prior homestead assessment difference to the new Pasco homestead. Use the DR-501T portability process with the Property Appraiser.
Permanent residence on January 1
Pasco County Homestead Exemption Filing
Up to $50,000
Florida homestead can reduce taxable value by as much as $50,000, although the exemption applies differently to school and non-school levies.
January 1 residency
The Pasco property must be the applicant’s primary permanent residence on January 1 of the year for which the exemption is claimed.
March 1 deadline
Pasco accepts applications year-round, but March 1 is the normal timely filing deadline for the current tax year.

Check payment history and bill status.

What Happens When Pasco County Real Estate Taxes Go Unpaid?
April 1
Unpaid real-estate taxes become delinquent and a 3% charge is added to the gross tax amount.
Advertising
Delinquent real-estate taxes are advertised and advertising costs are added.
On or before June 1
A tax-certificate sale is held for delinquent real-estate taxes.
A tax certificate is a lien—not a purchase of the land.
Pasco Tax Collector states that certificate interest may range up to 18%, with Florida’s redemption rules applying.
Two-year tax-deed threshold:
after two years have elapsed from April 1 of the year the tax certificate was issued, the certificate holder may become eligible to file a Tax Deed Application. The Clerk, not the certificate purchaser, conducts the later tax-deed sale process.
