Depending on location, the bill can include state school levies, county regular levy, roads, a city, a school district, fire or EMS, library, port, hospital, cemetery and other special-purpose districts.

That is why comparing only total assessed value with a friend’s property can be misleading.

Find the TCA in PATS. It appears in General Information.
Open the parcel’s Levy Details. Review each individual district rate and tax amount.
Check the official 2026 levy information. Use Lewis County Property Tax Levy Information.
Compare year-to-year rates and value. A tax increase can come from value, levy changes, voter-approved measures, special assessments or a combination.

For taxes payable in 2027, Lewis County lists July 1, 2026 as the regular Board of Equalization filing deadline unless otherwise stated on the property’s value-change notice.
Review Value Notice Compare old value, new value and the exact filing deadline printed on the notice.

File Petition A separate petition is required for each tax parcel.

A phone call is not an appeal. Lewis County says a letter or telephone call cannot substitute for the required Board of Equalization petition.
Evidence standard: the taxpayer must provide clear, cogent and convincing evidence that the Assessor’s value is incorrect. Useful evidence can include comparable sales, a recent appraisal or property-condition information the Assessor did not know.
Search the parcel and save the assessment history. Record the parcel number, current value, prior value and sales history.
Read the value-change notice. Use the deadline printed there if it is later than July 1.
Contact the Assessor at 360-740-1392. Some disagreements can be resolved without a formal hearing.
Prepare specific valuation evidence. “My taxes are too high” is not the same as evidence that assessed market value is incorrect.
File a separate petition for each parcel. Attach the value-change notice and required supporting information.
If the regular deadline has passed, check late-filing procedures. The Board provides a Late Filing Exception Request and Request for Reconvening, but eligibility depends on the circumstances.

Senior Citizen Qualifying homeowners generally must own and occupy the residence and meet the applicable age and income requirements.
Disabled Person A person unable to work because of disability can qualify when ownership, occupancy and income rules are met.

Some Lewis County pages still display a $48,000 income figure tied to older tax-year guidance. Washington’s Department of Revenue has now published updated thresholds for tax years 2027 through 2029 after 2026 legislation changed the relief programs.
