2026 Tax Tickets Are in Collection While the 2027 Assessment Cycle Has Already Started

West Virginia runs two property-tax timelines at the same time. County sheriffs may issue 2026 property-tax tickets on or after July 15, 2026. Meanwhile, ownership, use and value as of July 1, 2026 generally become the assessment basis for the next calendar tax year—2027.

How to Use the WV Property Viewer

The WV Property Viewer is a collaborative project of the West Virginia Property Tax Division and WV GIS Technical Center. It is designed to search and display ownership and property-location information across all 55 counties.

Open the official WV Property Viewer. Use mapwv.gov/parcel.
Choose the search method that matches what you know. You can begin with an E-911 street address, parcel attributes, a full parcel ID, map location, geometry or coordinates.
For owner search, select the county first. Then choose Property Owner and enter the name. Start with the last name and add the first name only when necessary.
For address search, use the physical address. The statewide E-911 search is not intended for P.O. boxes or old rural-route mailing addresses.
For parcel search, select county and parcel-number format. Search by District, Map, Parcel and Suffix or enter the complete parcel ID when available.
Open the matching parcel. The map zooms to the parcel and opens Basic Information and detailed property information.
Read the detail panel. Review owner, physical address, description, building information, cost values and appraised values.
Use the map for context. Review parcel geometry, roads, imagery, nearby parcels and available flood information.
Open the assessment report when you need more detail. The Property Viewer can connect the mapped parcel to the statewide real-estate assessment report.
Contact the local county assessor when something is wrong. The statewide application specifically directs property-record corrections to the county assessor.
Search result limit: statewide parcel searches can return up to 1,000 records. If you hit a broad result limit, add a county, district, street, owner-name detail or parcel component.
Map warning: a tax parcel map is designed for assessment and research. It is not a licensed boundary survey and should not be used by itself to resolve an encroachment, easement or closing dispute.

The statewide Viewer uses county, district, map, parcel and suffix components. Formatting can vary between the GIS display and the IAS assessment system, so keep the complete ID exactly as the official system displays it.

Surface Parcels, Mineral Parcels and Flood Information

Surface parcels The statewide Property Viewer is primarily designed to display surface parcels and their assessment information.
Mineral parcels The Property Viewer does not display mineral parcels in the same way. Mineral tax maps and digital mineral parcels are available only for applicable areas and require separate research.
Flood information The viewer can display effective 100-year flood-hazard information and links users toward West Virginia flood resources.
West Virginia mineral-rights warning: owning the surface does not automatically answer every mineral-ownership question. If coal, oil, gas or severed mineral rights matter, research recorded deeds and mineral records separately rather than relying on the surface parcel map.
Flood map warning: a flood layer is valuable screening information, but financing, insurance, construction and regulatory decisions may require an official flood determination or local floodplain review.

WV Assessed Value Is Generally 60% of Fair Market Value

West Virginia generally assesses property at 60% of fair market value, unless a special statutory valuation method applies.

The county assessor determines the value of most ordinary residential real estate, commercial business property and personal property. Natural-resource and industrial property can involve state-level valuation, while public-service business operating property follows a separate process.

Example: a home with a $250,000 fair market appraisal would generally have a $150,000 assessed value before the applicable class levy rates and qualifying exemptions are considered.

Do not multiply fair market value by a tax rate directly. First determine assessed value, then the correct Tax Class and combined levy rate for the property’s county, school district, municipality and other applicable taxing authorities.

Class II, Class III and Class IV Property Explained

Increase-notice threshold: for ordinary real property appraised by a county assessor, state guidance requires a January 15 notice when assessed value is more than 110% of the prior year and the increase is more than $1,000.
Failure to receive an increase notice does not automatically erase the assessment increase. Do not wait for a tax ticket to begin checking your property record.
Appeal before the tax is due

How West Virginia Property Assessment Appeals Work

For ordinary county-assessed property, the formal protest is made to the County Commission sitting as the Board of Equalization and Review before the taxes for that year are due.

Search the property before appeal season. Save owner, parcel ID, Tax Class, land appraisal, building appraisal and total appraisal.
Contact the county assessor first. Ask the office to explain the valuation and correct any factual error that does not require a formal hearing.
Prepare market evidence. Use comparable sales, appraisal evidence, property-condition documentation, acreage/survey evidence and corrected building characteristics.
Watch January notices. A qualifying assessment increase can trigger a notice by January 15.
File with the county during Board of Equalization season. County commissions begin sitting for this purpose February 1.
Do not wait until the July tax ticket. Boards may adjourn after February 15 when their work is complete and must conclude by February 28.

July 15+ County sheriffs may begin issuing 2026 property-tax tickets.

West Virginia Homestead Exemption

A qualifying owner-occupied residence owned by a person age 65 or older or a person who is permanently and totally disabled can receive an exemption on the first $20,000 of assessed value.

Farm Use Value Qualifying agricultural property can be valued under special agricultural-use rules rather than ordinary development-market assumptions.
Managed Timberland Qualifying managed timber property follows a separate annual valuation application process.

August 2026 action item: September 1 is close. Owners who believe their land qualifies should contact the county assessor now rather than assuming an agricultural appearance automatically creates the special valuation.

West Virginia Property-Tax Credits Worth Checking

Some property-tax benefits are claimed through West Virginia income tax rather than directly reducing the assessor’s property value. Keep the county tax receipt because timely payment can be part of eligibility.

Motor Vehicle Property Tax Adjustment Credit Refundable income-tax credit applies to timely property tax paid on qualifying classes of vehicles.
Disabled Veteran Real Property Tax Credit West Virginia provides a separate real-property tax credit for qualifying disabled veterans.

Search the parcel statewide. Save county, owner, parcel ID and any deed book/page information.
Identify the correct County Clerk. Use the official West Virginia Secretary of State County Clerk Directory.
Search the county’s land-record system. Online access varies by county.
Match grantor/grantee and legal description. A same-name record does not automatically belong to the parcel you are researching.
