Tipton County Tennessee Property Records 2026

Tipton County Property Search, 2026 Reappraisal, Parcel Maps & Tax Records

Use the Tipton County Property Assessor search to find owners, addresses, parcel numbers, subdivision records, land values, improvement values, assessed values, recent sales and property characteristics for Covington, Atoka, Munford, Brighton, Mason, Burlison, Garland, Gilt Edge and rural Tipton County.

2026 is a countywide reappraisal year in Tipton County. That makes this year different from an ordinary assessment cycle: updated market values are now visible in Tennessee Property Assessment Data, property owners should compare the new value with the parcel’s characteristics and recent market evidence, and county/city tax rates must go through Tennessee’s certified-tax-rate process before higher reappraisal values automatically translate into higher total tax revenue.

Tipton County Is in a 2026 Reappraisal Year

Tipton County’s live Tennessee parcel records currently identify Tax Year 2026 and Reappraisal Year 2026. The state search results were updated in late July 2026, so property owners should use the current parcel rather than an older saved tax card when reviewing the revaluation.
New market values matter Countywide reappraisal resets real-property appraisals to a more current market-value level.
Higher value does not equal the same-percent tax increase Tennessee’s certified-tax-rate process is designed to prevent reappraisal alone from automatically increasing total local property-tax revenue.
Appeal timing is important The ordinary County Board review period occurs earlier in the year, but a recent local decision can create a later 45-day State Board deadline.
2026 tax rate can change County and municipal governing bodies adopt tax rates after reviewing budgets and the certified rate.
2026 tax bills come later The assessment is established before the annual county tax bill is issued for collection.
Current officials are date-sensitive The current Tennessee county directory still lists Will Carter as Assessor, Kristie Maxwell as Trustee and Claudia Peeler as Register of Deeds as of this review.
Reappraisal-year mistake to avoid: do not estimate your final 2026 property tax by multiplying a newly increased market value by an old pre-reappraisal tax rate. Wait for the applicable certified/adopted rate or use the actual Trustee bill.

  • Property ownership assessment record
  • Greenbelt
  • Business personal property
  • Assessment corrections
  • County Board appeals

County Trustee

  • Actual tax bill
  • Tax balance
  • Property-tax payment
  • Receipts
  • Prior-year taxes
  • Delinquent-tax questions

  • County funds / collection

Register of Deeds

  • Recorded deeds
  • Deeds of trust
  • Mortgages
  • Liens
  • Plats
  • Powers of attorney
  • Recorded-property documents
  • Document copies
The Assessor does not set the tax rate: Will Carter’s office discovers, lists, classifies and values property. The County Commission and municipal governing bodies deal with tax rates; the Trustee collects the resulting county tax.
Tennessee terminology differs from Florida: Tipton County uses an Assessor of Property and County Trustee. For a comparison with Florida’s Property Appraiser/Tax Collector model, see our Volusia County Property Appraiser guide.

Use the Tipton County Property Search Application

Tipton County also maintains a local Property Search Application hosted through its GIS program. It combines search tools with an interactive parcel map, which makes it useful when an address, subdivision or nearby tract is easier to recognize geographically than by parcel number.

Search tools Use the search selector to locate a property by available owner or parcel-related criteria.
Map selection Select a parcel from the interactive map when text search is not enough.
Property Details panel After selecting the parcel, review the property details that populate in the application.
Best two-tool workflow: use the local map to identify the correct parcel, then open Tennessee Property Assessment Data to review the detailed 2026 appraisal and assessment fields.

Tipton County 2026 Reappraisal Explained

A reappraisal is the countywide process of updating real-property values to a current market-value level. Tennessee counties operate on multi-year reappraisal cycles, with property inspections and sales analysis occurring before the final countywide revaluation year.

Assessment date Ownership, classification and property status are tied to January 1 of the tax year.
2026 values completed Assessment records and change notices are prepared during the spring.
Target completion Tennessee’s assessment calendar expects assessment records to be available and change notices completed by this point.
County Board County Boards of Equalization generally begin meeting around June 1.
Rate + tax bill Certified and adopted tax rates follow before the tax bill is calculated.
Do not compare 2026 assessed value to an old market value: compare market appraisal to market appraisal first. Then separately review the 25%, 40% or other statutory assessment percentage.

What to inspect when your 2026 value changed sharply

  • Land acreage
  • Land classification
  • Subdivision / lot
  • Living area
  • Year built
  • Building condition
  • Number of buildings
  • Outbuildings
  • Recent accepted sales
  • Property classification
  • Greenbelt use value
  • January 1 ownership

Why a 2026 Reappraisal Does Not Automatically Mean the Same Tax Increase

Tennessee’s certified-tax-rate law requires jurisdictions going through reappraisal to calculate a tax-neutral rate using the newly reappraised tax base, after statutory adjustments such as new property.

Old Tax Base Prior values and prior tax rate generated a certain level of property-tax revenue.
2026 Reappraisal Market values are reset and total county assessed value can rise significantly.
Certified Rate A lower revenue-neutral rate is calculated so reappraisal alone does not automatically produce more total tax revenue.
Your individual bill can still change: if your parcel’s value increased more than the county average, your share of the tax base can increase. If it increased less than average, your share may fall. Exemptions, new construction, municipal taxes and the final adopted rate also matter.
Rate above the certified rate: if a taxing jurisdiction wants a rate that generates more revenue than the certified-rate framework permits, Tennessee requires public notice and a hearing before adopting the higher rate.

Farm, forest & open-space land

Tipton County Greenbelt Assessment

Tennessee Greenbelt can reduce the taxable value of qualifying agricultural, forest and open-space land by valuing qualifying acreage according to current use instead of its potentially higher development-market value.

Agricultural land Generally requires a qualifying agricultural unit of at least 15 acres or another statutory qualification.
Forest land Generally requires at least 15 qualifying acres under sound forest management.
Open space Can qualify beginning at three acres when the statutory designation requirements are satisfied.
First-time deadline: Tennessee’s statewide Greenbelt deadline for first-time agricultural, forest and open-space applications is March 15.
Rollback taxes: selling, subdividing or changing a qualifying use can cause Greenbelt rollback taxes. Review the consequences before changing ownership or land use.
Tennessee Greenbelt Rules Check current eligibility, forms and rollback-tax guidance before filing with the Tipton County Assessor.
Use the newly adopted 2026 rate

The $2 sample rate is intentionally illustrative—not Tipton County’s official 2026 rate. Because 2026 is a reappraisal year, replace it with the final current county or municipal rate before relying on the estimate.

When Tipton County Property Taxes Become Delinquent

Tax bills issued The Trustee begins collection after the annual assessment and tax-rate process is completed.
Last regular payment day Tennessee’s assessment calendar identifies the last day of February as the final day to pay the preceding year’s county taxes without delinquent interest.
Delinquent date Unpaid preceding-year taxes become delinquent March 1.
Collection escalation Long-unpaid taxes can eventually move into delinquent-tax litigation and tax-sale proceedings.
No tax notice? Tennessee law does not make receipt of a mailed tax notice a condition of the property-tax obligation. Search the Trustee account if a bill does not arrive.
Reappraisal-year timing: do not confuse the spring 2026 assessment notice with the later tax bill that uses the finally adopted tax rate.
State-funded property-tax assistance

Tipton County Property Tax Relief in 2026

Tennessee’s Property Tax Relief Program helps qualifying low-income elderly or disabled homeowners and qualifying disabled veterans or their surviving spouses. Applications are handled through local collecting officials such as the County Trustee and receive final eligibility review through the state program.

Elderly homeowner Low-income qualifying elderly homeowners can apply for state-funded property-tax relief.
Disabled homeowner Qualifying disabled homeowners are another state Tax Relief category.
Disabled veteran Qualifying disabled-veteran homeowners can receive relief under separate statutory criteria.
Surviving spouse Certain surviving spouses of qualifying disabled veterans can also qualify.
Tax Relief is not a property-tax exemption: the state reimburses an approved portion of eligible tax. The owner still receives a tax bill and must pay any remaining balance.
Do not confuse Tax Relief with a senior Tax Freeze: Tipton County does not appear in Tennessee’s current 2026 list of counties participating in the county-level Property Tax Freeze program.
2026 Tennessee Property Tax Relief Review the current program and then contact the Tipton County Trustee for a local application.

How to Appeal a Tipton County 2026 Property Assessment

Check Parcel Data Compare the 2026 appraisal with acreage, improvements, classification and recent market evidence.
Discuss With Assessor An informal discussion can resolve factual errors without changing formal appeal deadlines.
County Board The County Board of Equalization is normally the first formal value/classification appeal level.
State Board A qualifying local-board decision can be appealed to the Tennessee State Board of Equalization.
Current August 12, 2026 timing: the standard August 1 State Board filing date has passed, but Tennessee also allows filing within 45 days after the date the County Board decision notice was sent, whichever is later. A recent local-board decision can therefore still carry a live deadline.
Informal review does not protect formal appeal rights by itself: if a formal deadline is approaching, follow the filing instructions needed to preserve the appeal even while discussing the parcel with the Assessor.

Yes. Current Tennessee Property Assessment Data records for Tipton County identify Reappraisal Year 2026. Property owners should review the new market appraisal, classification and property characteristics rather than relying on an older saved assessment.

Does a higher 2026 reappraisal value automatically mean the same percentage increase in property tax?

No. Tennessee’s certified-tax-rate process is designed so a countywide reappraisal does not automatically generate more total tax revenue solely because the tax base increased. Your individual tax can still change depending on how your value changed relative to other property, the final adopted rate, exemptions, new construction and municipal taxes.

Residential real property and farm real property are generally assessed at 25% of appraised value in Tennessee. Commercial and industrial real property is generally assessed at 40%, while business tangible personal property is generally assessed at 30%.
