Elko County Nevada Property Records Guide
Search Elko County Assessor Parcels, Taxable Values, Maps & Property Taxes
Elko County Assessor Janet Iribarne-Hutton discovers, lists and values locally assessed real and personal property. Elko’s current records system combines parcel search, sales research, personal-property accounts, Assessor map books and property-tax information in one searchable platform.
The Elko County Treasurer separately collects real-property taxes and maintains the live 2026/2027 tax account, while the Elko County Recorder maintains deeds, deeds of trust, liens and other recorded land documents.
This guide shows how to search by owner, parcel or location; use advanced Section/Township/Range and sales filters; understand Nevada’s 35% assessment ratio; read Taxable versus Net Assessed Value; verify the 3% primary-residence tax abatement; use GIS safely; check 2026/27 installment dates; research personal property, agricultural use, deeds and fraud alerts; and prepare for the next regular valuation-appeal cycle.

The First 2026/27 Elko County Tax Installment Is Due in Five Days
August 17, 2026 is the first secured real-property installment date shown in Elko County’s live 2026/2027 tax accounts.
Owners should verify the exact amount marked “Current Due” on their own parcel rather than assuming one-quarter of the annual tax.
August 17
First 2026/27 installment. Live accounts show an August 27 penalty date.
October 5
Second installment. Current accounts show an October 15 penalty date.
January 4 / March 1
Third and fourth statutory installment dates fall in 2027.
Small-tax accounts can behave differently. The live county system determines each installment amount. Some accounts may show the entire amount in the first installment with later installment rows at zero, so always follow the parcel-specific tax bill.
If the official payment system displays maintenance: do not switch to a random third-party payment website. Retry the official Elko portal or call the Treasurer at
775-738-5694.
Nevada uses different value rules
Do Not Apply Florida Property-Appraiser Rules to Elko County
Nevada uses a 35% statutory assessment ratio and separate tax-abatement rules. Florida instead uses concepts such as Homestead Exemption, Save Our Homes and TRIM notices.
For comparison with a Florida system, see our Volusia County Property Appraiser guide. The assessment, tax-cap and appeal procedures there do not apply to Elko County, Nevada.

Assessor vs Treasurer vs Recorder
Assessor — Janet Iribarne-Hutton
Parcel characteristics, taxable value, assessed value, exemptions, tax-cap classification, personal property, map records and valuation questions.
Treasurer — Cheryl Paul
Current tax bill, installments, payment history, delinquent balance, penalties and amount currently due.
Recorder — Mike Smales
Deeds, deeds of trust, liens, releases, recorded legal documents, parcel-based document searches and fraud alerts.
Routing rule: the Treasurer cannot reduce an Assessor value, and the Assessor cannot remove a Treasurer late-payment penalty. A title or deed question belongs with the Recorder.

Nevada statutory assessment ratio
Why Elko County Assessed Value Is About 35% of Taxable Value
35%
NEVADA
ASSESSED VALUE
LAND VALUE
BUILDING VALUE
EXTRA FEATURES
NET EXEMPTIONS
Nevada law requires taxable property to be assessed at 35% of taxable value. Elko County’s live records reflect this relationship.
Live-record illustration: one current 2026 Elko parcel shows Taxable Value of $185,965 and Net Assessed Value of approximately $65,088. $185,965 × 35% ≈ $65,088.
35% is not the tax rate. It converts Taxable Value to Assessed Value. The parcel’s tax-district rate is then applied per $100 of assessed valuation.
There is no single Elko County tax rate
Why Tax Rates Differ Across Elko County
Elko’s live 2026/2027 tax records show different rates depending on the property’s Tax District. A parcel inside the City of Elko can have a different combined rate from county-only acreage or property within another district.
County-only example
Current live records include Tax District 1.0 County of Elko with a 2026/27 rate different from city parcels.
City of Elko example
Current Tax District 11.0 accounts show a different combined 2026/27 rate.
Special-district example
Auditorium, redevelopment, GID and other district combinations can change the total rate.
Best practice: use Advanced Tax Search → Tax Year 2026/2027 → open the parcel → read Ad Valorem Tax Rate and Tax District. Do not use a generic search-engine rate.
Primary residence: tax abatement, not value cap
How Nevada’s 3% Primary Residence Tax Cap Works
OWNER-OCCUPIED PRIMARY HOME
LIMITS QUALIFYING TAX INCREASE
NOT A 3% MARKET-VALUE CAP
NEW IMPROVEMENTS CAN BE EXCLUDED
Nevada’s residential tax-abatement law generally limits the annual increase in ad valorem tax on an eligible owner-occupied primary residence to 3%, subject to statutory exclusions and exceptions.
Important distinction: your Taxable Value or Assessed Value can rise by more than 3%. The 3% rule applies to the qualifying tax increase after Nevada’s statutory calculation—not directly to market value.
Check the live tax account: Elko’s current system shows fields for Tax Cap and Tax Cap Type. Owner-occupied parcels can display a Primary Residence designation.

How to Use the Elko County GIS Map
Search by street address, parcel number or owner name.
The viewer can zoom to matching parcels.
Click the parcel polygon.
Review the popup and choose Property Details to move into assessment information.
Use map navigation for city/town/subdivision research.
This is useful when you know geography but not the APN.
Measure only for preliminary research.
GIS supports distance/area tools and PDF export, but county map data is not a legal survey.
Check nearby parcels.
The map can identify parcels within selectable distances such as 10, 50, 100, 200, 500 or 1,000 feet.
County GIS warning: Elko explicitly says the map is graphical and is not intended for boundary resolution, exact location, measurement, calculation or legal delineation.
If GIS is temporarily unavailable: use the text-based Assessor search to retrieve the parcel number and property record, then retry GIS later.
Useful for large rural Nevada parcels
Search Elko County Assessor Map Books
The Assessor search includes a map-search function organized by Book and Page. This can be useful for rural property where a normal street-address search is weak.
Book
Select the Assessor map book associated with the parcel-number geography.
Page
Narrow to the map page containing the target parcel.
Cross-check
Compare map-book location with GIS, Section/Township/Range and the recorded legal description.
Regular 2026/27 deadline has passed
How Elko County Property Value Appeals Work
December notice
Assessor mails annual value/reappraisal information under Nevada’s secured-roll process.
County Board filing
Regular valuation appeal is generally due January 15.
County Board
Presents value/equity evidence for local review.
State Board
Further appeal may proceed to Nevada’s State Board of Equalization.
Next regular cycle
Watch the late-2026 notice and January 15, 2027 deadline.
August 12, 2026: the ordinary January 15 deadline for challenging the current 2026/27 secured assessment roll has passed.
Review the Assessor record now.
Confirm land, improvements, acreage, use, quality and other factual characteristics.
Request appraisal information if needed.
Nevada law gives owners rights to obtain the most recent appraisal information and underlying sales/materials used to determine or defend value.
Gather comparable-property evidence.
Nevada allows owners to challenge both full-cash-value issues and inequitable assessment compared with comparable property.
Watch the next secured-roll notice.
Do not wait until tax installments are due to investigate a valuation dispute.
File by the applicable January 15 deadline.
If January 15 falls on a weekend/legal holiday, Nevada law provides next-business-day treatment.
Special assessments can have different procedures. Unsecured personal-property assessments, agricultural-use determinations and certain later notices can use different appeal routes or dates. Contact the Assessor immediately if you received a new notice after the regular secured-roll period.
Nevada assessed-value exemptions
Veteran, Disabled Veteran, Surviving Spouse & Other Exemptions
Nevada provides several property-tax exemption categories. The practical dollar amount can change because some exemptions receive statutory CPI adjustments.
Veteran
Qualifying Nevada veterans can receive an assessed-value exemption under state law.
Disabled Veteran
Separate statutory benefit with eligibility tied to qualifying disability.
Surviving Spouse
Nevada provides qualifying surviving-spouse exemption provisions.
Blind Person
Nevada law provides an assessed-value exemption for qualifying blind taxpayers.
Use the current FY 2026–2027 amount. Do not copy an old exemption dollar figure from a prior tax year; Nevada publishes annual CPI-adjustment material.
Exemption and tax cap are different. An assessed-value exemption reduces taxable assessment; the 3% primary-residence rule limits certain annual tax increases.
Nevada agricultural-use assessment
Elko County Agricultural Property & Deferred Tax Risk
AGRICULTURAL
USE VALUE
35%
ASSESSMENT
CONVERSION
DEFERRED TAX
Nevada law allows qualifying agricultural real property to be valued according to agricultural use rather than ordinary higher-use market potential. The resulting agricultural-use value is still assessed at Nevada’s 35% ratio.
Changing use can create deferred-tax consequences. Before converting ranch/agricultural land to development or another higher use, ask the Assessor what deferred tax or conversion consequences can apply.
Do not invent an acreage threshold. Agricultural eligibility depends on Nevada statutory requirements and the facts of the property; contact the Elko Assessor for the current application and qualification review.
Business equipment has its own account type
Search Elko County Business Personal Property
The official Elko search includes a dedicated Personal Property Records module. Current business-equipment accounts can show account type, location, district, NAICS/use, parcel association and yearly Taxable, Assessed, Exemption and Net Assessed values.
Business equipment
Machinery, furniture, fixtures and similar taxable business assets can appear in personal-property accounts.
Replacement cost less depreciation
Nevada’s personal-property valuation framework generally considers replacement cost with depreciation/obsolescence.
Separate tax account
A business property account can have its own tax bill and installment status separate from the underlying land.
Advanced tax search: filter by Account Type, Account Number, Schedule Code, Tax District, Tax Year, Current Balance or Delinquent Balance when tracing a business personal-property account.
Real property or personal property?
Manufactured & Mobile Home Searches in Elko County
A manufactured or mobile home may be handled as real property or personal property depending on its legal/title status and whether it has been converted/affixed under applicable Nevada rules.
If not found in Parcel Records
Search Personal Property Records by owner/name or location.
Primary-residence abatement
Nevada’s 3% tax-abatement rules can apply to a qualifying owner-occupied manufactured home even when it remains classified as personal property.
Verify ownership/title separately
Do not assume the land owner and manufactured-home owner are always the same.
Use Tax Year 2026/2027
How to Look Up Elko County Property Taxes
Select Property Tax Records.
Search by ID, owner/name or location.
For precise work, open Advanced Tax Search.
Filter by Tax Year 2026/2027, Tax District, account type, balance or other fields.
Verify Owner and Account ID.
Do not pay from a parcel number copied from an unrelated old document.
Read Original, Total, Paid, Balance and Current Due separately.
“Annual tax” and “amount due today” are not always the same.
Read Ad Valorem Tax Rate and Tax District.
These answer the rate question for that specific parcel.
Check Tax Cap and Tax Cap Type.
This can explain why a qualifying primary residence does not simply pay the uncapped calculated amount.
Review every installment row.
Confirm due date, amount and penalty date.

Use the live installment amounts. Do not automatically divide the annual bill into four equal pieces. The county’s account page shows the actual amount due for each period.
Current balance ≠ old printed bill
How to Check Delinquent Elko County Property Tax
Elko’s Advanced Tax Search lets users filter by Current Balance, Current Due, Delinquent Balance and Delinquent Since Tax Year.
Search every tax year
Do not assume paying the current installment clears older delinquency.
Use live balance
Penalties and other charges can make a current payoff different from an older bill.
Call Treasurer when high stakes
Foreclosure, sale, bankruptcy, closing or redemption questions should be confirmed directly with the Treasurer.

Elko County Property Assessor FAQs
1. How do I search Elko County Assessor property records?
Use Elko County’s official Assessor Records Search at elko-search.gsacorp.io. The system provides Search All Records, Parcel Records, Personal Property Records and Property Tax Records. Basic searches use ID, owner/name or location, while Advanced Parcel Search includes subdivision, Section, Township, Range, Tax District, acreage, use, zoning, building size and sale information.
2. Who is the Elko County Assessor in 2026?
Janet Iribarne-Hutton is the current Elko County Assessor. The office is at 550 Court Street in the Courthouse Annex, Elko, Nevada 89801. The telephone number is 775-738-5217.
3. Why is Elko County assessed value 35% of taxable value?
Nevada law requires taxable property to be assessed at 35% of taxable value. For example, a parcel with $200,000 in Nevada Taxable Value would generally begin with $70,000 of Assessed Value before applying any qualifying assessed-value exemption.
4. Does Nevada cap an Elko County primary residence value increase at 3%?
No. Nevada’s 3% primary-residence rule is a property-tax abatement that generally limits the annual increase in qualifying ad valorem tax for an eligible owner-occupied primary residence. It is not a 3% cap on Taxable Value, Assessed Value or market value.
5. When are Elko County 2026/2027 property taxes due?
Current Elko County 2026/2027 tax accounts show installment dates of August 17, 2026; October 5, 2026; January 4, 2027; and March 1, 2027. The live account controls the amount due for each installment, and some smaller accounts may not divide the annual tax into four equal payments.
6. Is there one Elko County property-tax rate for 2026/2027?
No. Elko County property-tax rates vary by Tax District. Current live accounts show different rates for county-only property, City of Elko parcels and special-district combinations. Search the individual 2026/2027 tax account and read its Ad Valorem Tax Rate instead of using one countywide estimate.
7. What is the deadline to appeal an Elko County property value?
Nevada’s regular secured-property appeal deadline to the County Board of Equalization is generally January 15. The ordinary January 15, 2026 deadline for the current 2026/2027 secured assessment roll has passed. Owners should review the next late-2026 assessment notice and prepare for the January 15, 2027 regular filing deadline, while remembering that special or later assessments can use different procedures.
8. How do I search an Elko County parcel map?
Use the official Elko County GIS viewer. It can search by street address, parcel number or owner name and can link from a parcel popup to Property Details. The county warns that GIS is graphical only and is not intended to establish legal boundaries, exact measurements or legal locations.
9. Where can I search Elko County business personal property?
Use the Personal Property Records section of the official Elko County records portal. Business-equipment accounts can show account type, location, tax district, NAICS/use, parcel relationship and yearly Taxable, Assessed, Exemption and Net Assessed values.
10. Where can I search Elko County deeds and liens?
Use the Elko County Recorder’s Landmark portal. It supports Name, Document, Book/Page, Consideration or Tax Stamp, Parcel ID, Record Date Range, Instrument Number and Legal searches. The Recorder also provides a free Property Fraud Alert service for recorded land-document notifications.
