The First 2026/27 Elko County Tax Installment Is Due in Five Days

August 17, 2026 is the first secured real-property installment date shown in Elko County’s live 2026/2027 tax accounts. Owners should verify the exact amount marked “Current Due” on their own parcel rather than assuming one-quarter of the annual tax.

Why Elko County Assessed Value Is About 35% of Taxable Value

Nevada law requires taxable property to be assessed at 35% of taxable value. Elko County’s live records reflect this relationship.

35% is not the tax rate. It converts Taxable Value to Assessed Value. The parcel’s tax-district rate is then applied per $100 of assessed valuation.

Elko’s live 2026/2027 tax records show different rates depending on the property’s Tax District. A parcel inside the City of Elko can have a different combined rate from county-only acreage or property within another district.

How Nevada’s 3% Primary Residence Tax Cap Works

Nevada’s residential tax-abatement law generally limits the annual increase in ad valorem tax on an eligible owner-occupied primary residence to 3%, subject to statutory exclusions and exceptions.

Important distinction: your Taxable Value or Assessed Value can rise by more than 3%. The 3% rule applies to the qualifying tax increase after Nevada’s statutory calculation—not directly to market value.

Nevada provides several property-tax exemption categories. The practical dollar amount can change because some exemptions receive statutory CPI adjustments.

Veteran Qualifying Nevada veterans can receive an assessed-value exemption under state law.
Disabled Veteran Separate statutory benefit with eligibility tied to qualifying disability.
Surviving Spouse Nevada provides qualifying surviving-spouse exemption provisions.
Blind Person Nevada law provides an assessed-value exemption for qualifying blind taxpayers.
Use the current FY 2026–2027 amount. Do not copy an old exemption dollar figure from a prior tax year; Nevada publishes annual CPI-adjustment material.
Exemption and tax cap are different. An assessed-value exemption reduces taxable assessment; the 3% primary-residence rule limits certain annual tax increases.
