Search Ventura County Property Values, APNs & Tax Records
Ventura County’s official Assessor search lets you find property characteristics using a 10-digit Assessor’s Parcel Number or street address. Once you identify the correct APN, you can move to County GIS for mapping, the Treasurer-Tax Collector for tax bills and payments, or the County Recorder when you need the recorded deed.
For 2026, property owners should also pay attention to the Annual Value Notice and the September 15 assessment-appeal deadline if they believe the January 1 value is too high.
How to Search Ventura County Assessor Property Records
The Assessor’s official property search is designed primarily around the APN and situs address rather than an online owner directory.
If you already have an Assessor’s Parcel Number from a tax bill, appraisal record, deed or title file, use it first.
Use the property’s physical street address when you do not know its APN.
Check the property characteristics and make sure the parcel corresponds to the location you intended to research.
Copy the APN before moving to the Treasurer, GIS, Planning or other county systems.
Use the Tax Collector for bills and payments, GIS for mapping, and Recorder for actual recorded documents.
Ventura County Property Search by Address
An address search is useful for homes, condominiums, commercial buildings and other improved properties when you do not yet have an APN.
| If you know… | Use… | Next step |
|---|---|---|
| Full APN | Assessor Property Search | Use the 10-digit parcel identifier. |
| Street address | Assessor Property Search | Find the parcel and save its APN. |
| Approximate map location | County View GIS | Locate the parcel geographically. |
| Zoning question | County GIS / Planning | Use APN to move into zoning and land-use research. |
| Property-tax bill | WebTax / Treasurer | Search by APN or property address. |
Can You Search Ventura County Property by Owner Name?
If you know a person’s or company’s name and need to research recorded real-estate documents, use the County Recorder’s Property Records Search instead.
Use the County Recorder’s self-service recorded-document search.
The Recorder states that users can search by name or document number.
Look for deeds and other relevant real-estate recordings tied to the person or entity.
Use the legal/property information from the recording to identify the correct Assessor parcel and APN.
Ventura County Parcel Maps & GIS
The Assessor search tells you about the parcel record. Ventura County GIS helps show where the parcel sits geographically and connects it with other map-based county data.
County View
Use County View for Ventura County parcel maps, reports and geographic information.
Assessor Maps
The Assessor also publishes parcel-map resources and instructions for understanding APN map books.
Zoning Research
Ventura County’s GIS applications also support zoning and land-use research using a 9- or 10-digit APN.

Ventura County 2026 Property Values & Annual Assessment Roll
The value notice reflects the property’s assessed value as of the January 1, 2026 lien date. It is not the same document as the 2026–27 secured tax bill that the Treasurer-Tax Collector plans to mail in October.
January 1
California property is valued for the annual assessment roll as of the lien date.
July Value Notice
The Assessor communicates the enrolled annual value to property owners.

How Proposition 13 Affects Ventura County Assessments
California Proposition 13 generally limits the annual inflation adjustment on a property’s existing factored base-year value to no more than 2%, unless a change in ownership, qualifying new construction or another reassessable event occurs.
No sale or major new construction
Many properties receive the standard annual adjustment within Proposition 13 rules rather than being reset every year to current market sale price.
Purchase or new construction
A change in ownership or qualifying new construction can create a new assessment or supplemental assessment.
How to Look Up Ventura County Property Taxes
The Treasurer-Tax Collector’s WebTax system is the correct place to find annual secured billing information and a copy of the tax bill.
Use the Assessor property search if you do not already know the parcel number.
Start from the official Treasurer-Tax Collector payment page.
Use the secured property-tax inquiry for ordinary real-property bills.
The county states that secured billing information can be located with the APN or property address.
Confirm whether the first or second installment is paid, unpaid or delinquent.
Keep a copy when researching a purchase, escrow issue or payment question.

Ventura County Property Tax Exemptions
The Assessor administers several property-tax exemption and exclusion programs. Eligibility depends on ownership, occupancy, disability, property use and other statutory requirements.
Homeowners’ Exemption
Owners who own and occupy a property as their principal residence may qualify for California’s Homeowners’ Exemption.
Disabled Veterans
Qualifying disabled veterans or eligible surviving spouses may receive a substantially larger exemption on a qualifying principal residence.
Welfare / Nonprofit
Qualifying property used exclusively for religious, hospital, scientific or charitable purposes may be eligible for California’s Welfare Exemption.
Proposition 19 Base-Year Value Transfers
California Proposition 19 can allow qualifying homeowners to transfer a taxable base-year value when purchasing or constructing a replacement primary residence, subject to eligibility requirements and statutory calculations.
Who should investigate Proposition 19?
- Owners age 55 or older
- Severely disabled homeowners
- Victims of qualifying wildfire or natural disaster

Ventura County Supplemental Property Tax Bills
A supplemental bill is different from the ordinary annual secured property-tax bill. It commonly occurs after a change in ownership or new construction.
A property sells, transfers or receives qualifying new construction.
The Assessor determines the supplemental value under California law.
The value applies for the remaining portion of the fiscal year as applicable.
Do not assume the annual secured bill automatically includes every supplemental amount.
