What Routt County Property Owners Need to Know Right Now
The regular 2026 real-property Assessor and County Board appeal deadlines have passed. The Assessor appeal period ran May 4 through June 8, and taxpayers dissatisfied with a timely Assessor determination had until July 15 to file a real-property appeal with the County Board of Equalization.

If you missed the regular 2026 appeal: Routt County says a Petition for Abatement or Refund may be available after receiving the tax notice. The county lists December 31, 2026 as the deadline for certain 2024 or 2025 tax-year abatement/refund petitions.

The county says its 2025–2026 values use appraisal data as of June 30, 2024, with a standard sales-study period of July 1, 2022 through June 30, 2024. When sufficient data is unavailable, Colorado rules can allow older data within the permitted period.

Routt County mailed 2025 Notices of Valuation to all real-property owners on May 1, 2025. Because 2026 is the intervening year, most real property remains at the prior cycle value.

Colorado provides property-tax exemptions for qualifying senior homeowners, certain disabled veterans, Gold Star spouses and specified surviving spouses.
Senior Homestead Exemption
Qualifying seniors can receive an exemption equal to 50% of the first $200,000 of actual value of the eligible primary residence when funded.
Disabled Veteran
Qualifying disabled veterans can receive the same basic exemption structure under applicable Colorado eligibility rules.
Gold Star / qualifying spouse
Certain surviving spouses can qualify under separate constitutional/statutory categories.
Senior Homestead: Routt County’s regular 2026 senior exemption deadline was July 15, 2026. It has passed.
Veteran deadline: the Assessor’s current 2026 deadline list states July 1, 2026 for the veteran exemption. That date has also passed.
Senior qualification: Routt County describes the normal senior exemption as requiring age 65 before January 1 and at least 10 consecutive years of ownership and primary-residence occupancy before January 1, subject to applicable Colorado rules and exceptions.
Routt County’s 2026 Assessor deadline list separately identifies a Qualified Senior Primary Residence Classification filing, with a March 15, 2026 deadline.
Do not treat this as the same program as the traditional Senior Homestead Exemption. Routt County publishes separate forms for Senior Property Tax Homestead Exemption and Qualified Senior Primary Residential Classification. Use the form specific to the benefit you are claiming.
Agricultural classification can materially affect Colorado property valuation. Routt County requires evidence supporting qualifying agricultural activity and publishes agricultural-status guidance through the Assessor.

Classification matters
A parcel’s actual use—not simply acreage or rural location—controls whether agricultural treatment applies.

Beginning September 1: the Treasurer requires certified funds—cashier’s check or money order—for payments during the county’s restricted period.
Returned payment: current county guidance lists a $30 returned-payment fee, in addition to any resulting interest or administrative charges.

The county describes taxes as officially delinquent after the second-half deadline.
Call for payoff
Treasurer recommends confirming exact tax, interest, fees and total due before payment.
Delinquent payments cannot be made online. Routt County says delinquent payments must be made by cash, certified funds or bank wire; personal checks are not accepted.
After July 1: the Treasurer no longer honors postmark dates as proof of timely payment. Payments are credited based on the date received.

Owner warning: a tax-lien sale is serious but is not the same thing as an immediate transfer of ownership. Colorado has statutory redemption and later deed procedures. Routt County also notes recent statutory changes affecting the Treasurer’s-deed process.
