Clark Name County Assessor Property Search & Tax Lookup 2026

CLARK COUNTY, NEVADA • 2026–27 PROPERTY GUIDE

Search Clark County Property by Owner Name, Address & APN

Clark County’s official Assessor system is especially useful for name-based property research. You can search an individual or company, use phonetic name matching, look up a street address, search an Assessor Parcel Number, investigate a subdivision, or open a parcel map.

After finding the correct parcel, use the Treasurer’s Online Tax Statement to review the current fiscal-year tax bill, payment status, projected penalties and balance due.

County Clark County, Nevada
County Assessor Briana Johnson
Assessor Phone 702-455-3882
Name Search Current + Prior Owners
Quick answer: To perform a Clark County assessor property search by name, open the official Owner Name Search. Enter the owner’s last name or company name, optionally add a first name, and use the phonetic name match option if spelling is uncertain. You can choose to display the current parcel-number record or search present and prior owners.
Best Clark County workflow: Use the Assessor to identify the owner, APN, address and assessed property. Then use the Treasurer for the live real-property tax balance. If you need the actual deed, lien or mortgage document, switch to the Recorder’s official Record Search System.

How to Search Clark County Property by Owner Name

Clark County provides a dedicated owner-name parcel inquiry instead of making users search only by address or APN.

1
Open Owner Name Search

Use the official Clark County Assessor Owner Name Search.

2
Enter Last Name

The last-name field is required. A business or company name can also be entered in this field.

3
Add First Name if Needed

Leave the first-name field blank for a broader search, then add it if too many results appear.

4
Try Phonetic Match

Check the phonetic-name option when you are unsure how the owner’s surname is spelled or formatted.

5
Choose Record Preference

Select either the current parcel-number record or the option that includes present and prior owners.

6
Open the Matching Parcel

Compare the situs address and parcel information before relying on values or tax information.

Name Search Examples That Work Better

What you know Try this search Why
Owner is John Smith Last Name: Smith Start broadly, then add John if needed.
Name spelling is uncertain Last Name + phonetic match Helps locate similar-sounding surnames.
Property belongs to an LLC Enter company name The last-name field also accepts company names.
Property is held in trust Search trust name The individual occupant may not be the assessment owner.
Looking for prior ownership Select present/prior owners Expands the inquiry beyond the current parcel-owner record.
Investor/research tip: After finding the parcel through the Assessor, save the APN. You can then search the Recorder database by parcel number for deeds, mortgages, liens and other recorded documents.

Clark County Property Search by Address

If you know where the property is located but not the owner’s name or APN, use the official location-address search.

1
Open Address Search

Use the official Clark County location-address search.

2
Enter Street Name

The street name is the required field.

3
Add Street Number

If known, enter the numeric street number to narrow results.

4
Add Direction / Type

Street direction, street type and city/town can help distinguish similar streets.

Useful behavior: Clark County states that when a street number is entered, search results can include addresses within approximately three blocks. Compare each returned address before choosing a parcel.

Search Clark County Property by Parcel Number

If you already have the Assessor Parcel Number from a tax statement, title report, deed, appraisal or property listing, APN searching is usually the most direct route.

Assessor APN Search

Use the Real Property Records page and choose Parcel Number.

Assessor Real Property Records →

Treasurer APN Search

Enter the parcel number in the Treasurer Online Tax Statement to generate the current fiscal-year tax record.

Treasurer Tax Statement →

Parcel-number format: Clark County examples use numbers such as 123-45-678-900. Some payment systems also accept the same digits without dashes.

Other Clark County Assessor Search Options

The Real Property Records page provides several paths beyond owner, address and APN searches.

Subdivision Name

Useful when researching properties inside a known subdivision.

Subdivision Owners

Useful when you know the development/subdivision and want associated parcel-owner records.

Parcel Type / Book & Page

Useful for tax-map and parcel-map research when conventional addresses are not enough.

Parcel Number Tree

Helps research parcel-number history when a parcel has changed through subdivision or other map changes.

Parcel Map Inquiry

Connects the assessment parcel to Assessor mapping resources.

Secured Assessment Roll

Useful for owner-name and APN research against the published secured roll.

What a Clark County Assessor Property Record Means

Record item What it helps identify Best use
APN Assessor Parcel Number for the property. Save it for tax, deed and mapping searches.
Owner Name Owner carried on the assessment record. Public property-ownership research.
Situs Address Physical property location. Confirms the parcel you selected.
Tax District District controlling the property’s combined tax rate. Explains why nearby properties can have different rates.
Land Value Assessor’s taxable valuation for land. Review separately from improvements.
Improvement Value Replacement-cost-based value less statutory depreciation. Useful when reviewing building valuation.
Taxable Value Combined taxable value established under Nevada rules. Starting point for assessed-value calculation.
Assessed Value 35% of taxable value. Tax rates are applied to assessed value.
Tax Cap Applicable partial tax abatement. Can limit annual increases in the tax bill.
Parcel-map warning: Clark County states that Assessor parcel maps are prepared for assessment purposes and do not represent a survey. Use recorded deeds, surveys and plats when exact legal boundaries matter.

How Clark County Property Is Valued in 2026–27

Nevada does not simply take a recent sale price and multiply it by a tax rate. The Assessor determines taxable value using methods prescribed by Nevada law.

Land

Land value is developed from market sales and recognized appraisal methods.

Improvements

Buildings are valued using current replacement cost less statutory depreciation. Clark County states that a 1.5% annual depreciation factor applies to effective age, up to the statutory maximum period.

Nevada assessment formula: After taxable value is determined, the assessment ratio is 35%. For example, a $200,000 taxable value produces a $70,000 assessed value before the applicable district tax rate and tax-abatement rules are considered.

Taxable Value vs Assessed Value vs Tax Bill

Taxable Value

Generally includes market value of the land plus replacement cost of improvements less statutory depreciation.

Assessed Value

Calculated at 35% of taxable value under Nevada’s assessment rules.

Actual Tax Bill

Depends on assessed value, the parcel’s tax district/rate and applicable 3% or up-to-8% tax abatement.

Clark County Property Tax Lookup by Name

The Treasurer’s Online Tax Statement provides another useful owner-name search after the Assessor search.

1
Open Online Tax Statement

Go to the official Clark County Treasurer Online Tax Statement.

2
Use Advanced Search

The Treasurer supports individual-name, organization and address searches in addition to APN.

3
Search Individual

Enter the last name and optionally the first name.

4
Or Search Organization

Use the organization field for a trust, company, LLC or other entity.

5
Check Situs / Mailing Address

The Treasurer also lets you narrow by physical or mailing address.

6
Generate the Tax Statement

Select the correct parcel from the results to display the current fiscal-year statement.

As-of-date tool: The Treasurer’s statement lets you change the “As Of Date” to calculate projected penalties and interest up to 30 days ahead. This is useful when planning a delinquent payoff.

Clark County 2026–27 Property Tax Due Dates

Clark County’s fiscal year runs from July 1 through June 30. Real-property taxes can be divided into four installments when the annual tax exceeds $100.

Aug. 17, 2026 1st installment due; penalty date Aug. 27

Jan. 4, 2027 3rd installment due; penalty date Jan. 14
Mar. 1, 2027 4th installment due; penalty date Mar. 11
Current August 2026 action: The first FY 2026–27 installment is due August 17, 2026. Clark County lists August 27, 2026 as the final day before the applicable first-installment penalty.
Taxes of $100 or less: Clark County requires the entire annual real-property tax to be paid with the first installment when the total tax is $100 or less.

What Happens When Clark County Property Tax Is Late?

Situation What to do
One installment just missed Use the Treasurer’s live tax statement to obtain the current amount with penalty.
Multiple installments unpaid Do not calculate from old coupons; penalties escalate as additional installments become delinquent.
Need payoff on a future date Adjust the Online Tax Statement “As Of Date” or call the Treasurer.
Taxes unpaid at end of April The property can be advertised as delinquent under the county’s collection process.
Still unpaid by first Monday in June The statutory redemption process can begin.
Long-term delinquency Contact the Treasurer immediately because county deed and tax-sale procedures can eventually apply.

Clark County Property Tax Rates

There is no single tax rate for every Clark County parcel. The rate depends on the tax district in which the property is located.

Why Rates Differ

  • City or unincorporated area
  • School and special districts
  • Library districts
  • Other overlapping taxing entities

Where to Check

Use the Treasurer’s official tax-rate tables by district rather than applying a generic Las Vegas rate to every property.

Clark County Tax Rates →

Clark County 3% Property Tax Cap

Nevada’s tax-abatement system can significantly affect the final tax bill.

Primary Residence

An owner-occupied primary residence can qualify for a cap limiting annual tax-bill increases to no more than 3%, subject to Nevada law.

Other Property

Non-owner-occupied residences, land, commercial buildings and other applicable property generally receive a cap of up to 8%.

Qualified Rentals

Some residential rental dwellings meeting Clark County’s qualifying rent limits can receive the 3% cap.

2026–27 correction deadline: Clark County states that homeowners have until June 30, 2027 to correct an incorrect property-tax cap for the 2026–27 fiscal year.
Title-change warning: Clark County says an ownership document recorded against the property can remove the existing owner-occupied 3% abatement. If the Assessor updates the document number, the owner may need to submit a new tax-cap postcard to retain the 3% treatment.

Qualifying veterans may receive a statutory assessed-value exemption and can allocate eligible exemption value to real property, personal property or qualifying DMV governmental-services taxes.

Disabled Veterans

Clark County provides larger exemption amounts for qualifying veterans with permanent service-connected disability of at least 60%, with the statutory benefit increasing by disability level.

Surviving Spouse / Blind

Qualifying surviving spouses and legally blind Nevada residents may apply using the Assessor’s exemption process.

Clark County 2026–27 Assessment Appeal

If you believe the Assessor’s taxable value exceeds market value or your property was assessed inequitably compared with similar property, start by discussing the parcel with the Assessor’s Appraisal Division.

1
Review Assessor Record

Check land value, improvements, parcel identity and property characteristics.

2
Collect Market Evidence

Prepare comparable sales, appraisal information, photos or evidence correcting property facts.

3
Contact Appraisal

Call 702-455-4997 to discuss the assessed value with Assessor staff.

4
Watch for Value Notice

Clark County states that written assessed-valuation notices are mailed on or before December 18.

5
File Board Petition

If unresolved, file a petition with the County Board of Equalization.

6
Protect January Deadline

The statutory filing deadline is January 15, or the next business day if January 15 falls on a weekend or legal holiday.

2026–27 timing: For the current 2026–27 assessment cycle, owners should prepare for the January 15, 2027 County Board of Equalization filing deadline if the value dispute cannot be resolved with the Assessor.
The Board of Equalization can address taxable value and property-value equity. It does not decide complaints that concern only tax rates, ability to pay, or the amount of the tax abatement.

Property owners who want an extra monitoring tool can use the Clark County Recorder’s Recording Notification Service.

The service can alert subscribers when a document is recorded against a monitored name or parcel number. It is useful for identifying an unexpected recording quickly, but it does not replace title insurance or legal review.
