Free West Virginia Property Map & Assessment Search 2026

Free WV Assessor Map Property Search for All 55 Counties

The official WV Property Viewer gives the public a free statewide way to locate surface property parcels, owner information, E-911 addresses, parcel IDs, appraisal records, tax-map references, building data, sales information, flood layers and delinquent-land status across all 55 West Virginia counties.

You do not need to buy a private property report just to identify a West Virginia parcel. Start with the state viewer, confirm the county and parcel ID, then move to the local county assessor for corrections, the county sheriff for the actual tax ticket, and the county clerk when you need the recorded deed or legal document.

2026 Property Tax Tickets Are Out; September 1 Is the Next Major Deadline

West Virginia county sheriffs issue property-tax tickets on or after July 15. The first half of 2026 property tax is due September 1, 2026. Paying the first half before September 1 qualifies for the statutory 2.5% discount; unpaid first-half tax becomes delinquent October 1.
2026 tax tickets County sheriffs can now issue the current tax-year property tickets.
September 1 First-half 2026 property tax is due.
October 1 Unpaid first-half tax becomes delinquent.
July 1, 2026 assessment date Ownership, use and value on July 1 generally establish the next calendar tax-year assessment.
February protest season has passed The ordinary Board of Equalization and Review window for the 2026 tax year is over.
December 1 is still ahead Eligible age-65 or permanently disabled homeowners have a statewide homestead-exemption application deadline tied to December 1.
2026 tax ticket vs 2027 assessment: the bill you are paying now is the 2026 tax ticket. The property condition, ownership and use considered as of July 1, 2026 generally feed the 2027 assessment cycle. Do not assume every value displayed or notice refers to the same tax year.

How to Use the Free WV Property Viewer

Open the official WV Property Viewer. Use WV Property Viewer.
Choose the search path. Use E-911 address, parcel attributes, map geometry or geographic coordinates.
If searching an owner, select the county first. Owner and parcel-attribute searches depend on the selected county.
Enter only enough information to produce a manageable result. A partial owner name or street name can work better than an over-specific query.
Open the correct parcel result. Confirm county, owner, physical address and parcel number.
Zoom to the map. Surface parcel boundaries appear only after you zoom close enough; the viewer identifies parcels at detailed map scale.
Open parcel details. Review property owner, description, physical address, building information, cost values and appraised values.
Use the parcel assessment report for deeper information. The Viewer links the mapped parcel to West Virginia’s statewide property-assessment record.
Save the parcel ID before leaving. It is the strongest identifier for assessor, sheriff, county-clerk and delinquent-land research.
Five practical ways to locate WV property

Owner, Address, Parcel, Geometry & Coordinate Search

E-911 Address Best for finding a precise physical location. Use street address, city and WV rather than a rural route or P.O. box.
Owner Name Select the county first. Partial names work; when entering both names use LASTNAME FIRSTNAME.
Parcel Number Search county → district → map → parcel, or paste a known full Parcel ID.
Geometry Search Draw a point, rectangle or polygon on the map to find parcels intersecting an area.
Coordinate Search Enter latitude and longitude when you have GPS coordinates but not a usable street address.
Property Address Search IAS addresses can be incomplete. Searching only the street name can work better for assessment data.
Advanced Assessment Search Filter appraisals, acreage, sales dates, sale price, mailing address, deed book/page, legal description and building details.
Address-search trick: use the E-911 search when you need the physical location. Use Property Address under parcel attributes when you are trying to match the address stored in the assessment database.

Statewide does not mean every county is equally current on every map layer. Local county assessors supply the parcel geometry and assessment data. A recent split, combination or ownership transfer can reach the local office before it appears in the statewide Viewer.
Find the Current Assessor for Any WV County Choose your county in the state directory → note the current Assessor, courthouse address, phone and fax → contact that office when the statewide map or record appears incorrect.

How West Virginia Parcel IDs Work

The statewide Viewer uses multiple parcel-number formats. The complete Root Parcel ID contains six elements: county code, district code, map number, parcel prefix, parcel suffix and special ID.

County Code Numeric code identifying one of West Virginia’s 55 counties.
District Code Identifies the tax district within the selected county.
Map Number Points to the Assessor tax-map sheet.
Parcel Identifies the property within the district/map.
Parcel Suffix Distinguishes sub-parcels or mapped parcel variations where applicable.
Special ID Additional identifier used in the full statewide Root Parcel ID.
Example only: the state FAQ uses a Monongalia County GIS Parcel ID such as 31-05-0007-0031-0015 to demonstrate how county, district, map, parcel and suffix segments fit together.

Property Data Available Through the WV Assessment Tools

Current Owner The statewide assessment record can identify the current owner recorded for taxation.
Physical Address Parcel location when available; the owner’s mailing address can be different.
Deeded Acres Acreage reported from deed-related assessment information.
Property / Tax Class Useful for understanding whether the parcel is owner-occupied residential, outside a municipality or inside a municipality.
Building Appraisal Appraised-value component associated with buildings and structures.
Land Appraisal Appraised value assigned to the land component.
Total Appraisal Combined appraisal used as the starting point for the statutory assessed-value calculation.
Deed Book / Page Advanced Assessment Search can use book/page as a search or research field.
Sales Information Appraisal/Sales Search can filter by sale date, sale price and related parcel characteristics.
More than parcel boundaries

WV Property Viewer Map Layers, Flood Data & Delinquent Lands

Road basemap Use standard roadway context to orient the parcel.
Topographic basemap Useful for steep terrain, rural acreage and watershed context.
Imagery Aerial imagery helps compare the mapped parcel with visible land use.
Flood zones The Viewer includes effective 100-year flood-hazard areas plus certain Advisory A and Updated AE layers.
E-911 address Address information comes from West Virginia’s Statewide Addressing and Mapping System.
Delinquent Lands A statewide delinquent-land layer is updated weekly and can link into State Auditor records.
Flood layer is a screening tool—not a substitute for an official flood determination. Use the parcel map to identify possible risk, then use the WV Flood Tool and local floodplain officials for decisions involving insurance, construction or permitting.
Open WV Viewer With Delinquent Lands Turn on or review the Delinquent Lands layer → select the parcel → confirm the county/map/parcel → verify status through the State Auditor before relying on it.

Free West Virginia Assessor Tax Maps & GIS Files

Full-version tax-map PDFs The state Property Assessment portal explains that published Assessor tax-map sheets can be opened online using county code, district number and map ID.
Digital surface parcels State-authorized digital surface tax-map and GIS files can be downloaded at no charge.
Annual statewide file The WV Property Tax Division creates a master surface parcel file from county GIS submissions and centralized assessment attributes.
Why the free download exists: West Virginia’s Property Assessment FAQ states that legislation effective in 2017 allowed digital surface tax maps and GIS files to be distributed without charge.
Surface parcels only in the normal Viewer. The statewide WV Property Viewer does not display mineral parcels. Mineral maps and digital mineral parcels are available only for selected counties through the appropriate Property Tax Division resources.
West Virginia assessment formula

Appraised Value vs Assessed Value: The 60% Rule

100% Appraised / true and actual value is the market-value starting point under West Virginia’s assessment system.
60% Assessed value is generally 60% of the property’s current appraised value.
Local Levy County, school, municipal and state levies are applied according to the property’s class and taxing district.
Simple relationship: if the assessor’s market/appraised value changes, multiply that value by 60% to understand the general assessed-value starting point before exemptions and levy calculations.
Do not use one statewide tax rate. Actual levies depend on county, school district, municipality, property class, excess levies and other locally applicable rates.
Class determines levy treatment

West Virginia Property Tax Classes

Class I Intangible personal property and certain agricultural personal property. West Virginia currently states that no property is taxed in this class.
Class II Owner-occupied residential property used exclusively as a residence and qualifying farm land used for agriculture by the owner or bona fide tenant.
Class III Other taxable real and personal property located outside a municipality.
Class IV Other taxable property located inside a municipality.
Avoid mixing assessment year and payment year

West Virginia 2026 Property Tax & 2027 Assessment Timeline

2026 protest season County commissions sat as Boards of Equalization and Review during February for assessments tied to the 2026 tax year.
New assessment date Ownership, use and value as of July 1, 2026 generally establish the assessment for the next calendar tax year.
2026 tax tickets Sheriffs may issue 2026 real and personal property tax tickets on or after July 15.
2026 first half due Pay before September 1 to receive the statutory 2.5% early-payment discount.
Second half due The second half of the 2026 tax is due March 1, 2027.
Important: July 1, 2026 is not the date when the first-half 2026 tax becomes due. It is the statewide annual assessment date used to determine ownership, use and value for the next tax cycle.

How to Find and Pay WV County Property Tax Records

Find the parcel in WV Property Viewer. Save county, owner, district, map and parcel ID.
Confirm assessment with the county Assessor. Resolve ownership, appraisal, acreage, tax class or parcel-map errors before relying on the record.
Use the county Sheriff for the tax ticket. West Virginia sheriffs issue and collect ordinary county property tax tickets.
Confirm tax year 2026. Check whether the balance is the first half, second half or a delinquent prior-year amount.
Pay before September 1 when possible. The first-half statutory discount applies when payment is made before the due date.
Save the receipt. Keep proof for escrow, sale, refinance, income-tax credit questions and delinquency disputes.
First half due September 1, 2026.
First half delinquent October 1, 2026.
Second half due March 1, 2027.
Second half delinquent April 1, 2027.
Delinquent interest State guidance lists 9% annual interest on delinquent property tax.
Early-payment discount: West Virginia allows a 2.5% discount on each installment when paid on or before the date it becomes payable.
Check Official WV Property Tax Due Dates Confirm the statewide schedule → then use your county Sheriff’s official tax system or office for the parcel-specific amount.

West Virginia Homestead Exemption for Age 65 or Permanent Disability

$20,000 of assessed value The first $20,000 of assessed value of a qualifying owner-occupied residence can be exempt.
Age 65 or permanently disabled The statewide exemption is available to qualifying homeowners in either category.
December 1 deadline State return guidance identifies December 1 as the application deadline.
August 2026 action: this is one deadline that is still ahead. If you will qualify for the next applicable tax year and have not previously established the exemption, contact your county Assessor before December 1.
Renewal: the WV Tax Division states that a renewal application generally is not required unless the qualifying homeowner changes address.
Check Property Return & Homestead Deadlines Confirm December 1 → contact the county Assessor → ask what proof of age, disability, ownership and occupancy is required locally.
Board of Equalization & Review

How WV Property Assessment Protests Work

County Assessor first Ask the Assessor to explain appraised value, assessment, acreage, class and any factual data that may be wrong.
February Board County commissions sit as Boards of Equalization and Review beginning February 1.
Board closes by February 28 The Board can finish after February 15 when its work is complete but must adjourn no later than February 28.
August 2026: the ordinary Board of Equalization and Review protest period for 2026 has passed. Use current records now to prepare early if you expect a valuation issue in the next cycle.
Large increase notice: when county-assessed real property rises to more than 110% of the prior assessment and the increase exceeds $1,000, state law generally requires an increase notice by January 15 of the tax year, subject to statutory exceptions.

GIS acreage vs legal acreage

How to Use the Map With Deeds, Surveys & County Clerk Records

Deeded Acreage Acreage stated in the legal conveyance record is the primary assessment reference when it conflicts with mapped calculated acreage.
Calculated Acreage GIS software estimates area from the digital parcel polygon; it is a reference, not the legally controlling acreage.
Recorded Documents County clerks maintain deeds and other county land records. Search the correct county after identifying the parcel.
Parcel lines are not legal boundaries. West Virginia expressly describes tax-map parcels as assessment representations rather than conclusive evidence of ownership. For boundary disputes, use the deed, recorded survey and a licensed surveyor.
Find the parcel in WV Property Viewer. Save county, district, map, parcel and owner.
Review deed book/page when available. Use the Advanced Assessment Search to identify recording clues.
Find the correct County Clerk. Use the West Virginia County Clerk Directory.
Search the recorded deed. Use the county’s official records process or contact the Clerk for access instructions.
Use a survey for exact ground boundaries. The parcel viewer should not be used to place a fence or determine an encroachment.
Delinquent Lands are a separate workflow

Free WV Delinquent Property Search

The WV Property Viewer includes a Delinquent Lands layer, while the West Virginia State Auditor maintains the official Land/County Collections search for property certified to the State and related delinquent-land records.

Viewer layer State guidance says the delinquent-land layer is updated weekly.
Auditor database Search tax year, county, district, map, parcel, taxpayer, ticket number, certificate and status.
Do not confuse status A mapped delinquent indicator is a research clue; use the State Auditor and county tax records to confirm legal status and redemption information.
Search WV State Auditor Delinquent Lands Select tax year and county → add parcel or taxpayer details → open the matching record → verify status before taking any purchase, redemption or title action.

WV Assessor Map Property Search FAQs

Is the WV assessor map property search free?

Yes. The WV Property Viewer and statewide Property Assessment Search provide free public access to property ownership, location, parcel and assessment information. West Virginia also allows digital surface tax maps and GIS parcel files to be downloaded at no charge through the authorized State GIS Clearinghouse.

Does the WV Property Viewer cover all 55 counties?

Yes. The WV Property Assessment portal states that its Property Search and Property Viewer applications provide property ownership and location information for all 55 West Virginia counties. Local county assessors remain the most current source when a parcel or assessment record appears wrong.

How do I search West Virginia property by owner name?

Open the WV Property Viewer, choose Parcel Attributes, select the county and choose Owner Name. You can use a partial name, and when entering both last and first name the state recommends the format LASTNAME FIRSTNAME.

Can I search WV property by address or parcel number?

Yes. Use E-911 Address for a physical location, Property Address for an address stored in assessment records, or Parcel Number for county, district, map and parcel-based searching. A known full Parcel ID can also be entered directly.

What percentage of appraised value is assessed in West Virginia?

West Virginia property is generally assessed at 60% of its fair market or otherwise statutorily determined appraised value. For example, the general assessed-value starting point for a property appraised at $100,000 is $60,000 before applicable exemptions and levy calculations.

When are 2026 West Virginia property taxes due?

The first half of 2026 property tax is due September 1, 2026 and becomes delinquent October 1. The second half is due March 1, 2027 and becomes delinquent April 1. A 2.5% discount applies when an installment is paid on or before the date it becomes payable.

Who collects county property taxes in West Virginia?

County sheriffs issue and collect ordinary West Virginia real and personal property tax tickets. The county Assessor determines property value and maintains assessment records, so use the Assessor for value or parcel questions and the Sheriff for the actual tax bill and payment balance.

Can I use a WV parcel map as my legal property boundary?

No. West Virginia states that tax-map parcels are for property tax assessment and do not represent legal property boundaries. Use the recorded deed, certified survey information and a licensed surveyor when an exact boundary or acreage determination matters.

Does the WV Property Viewer show mineral parcels?

No. The standard WV Property Viewer displays surface parcels rather than mineral parcels. Mineral tax maps and digital mineral parcels are available only for selected counties through separate West Virginia Property Tax Division mineral mapping resources.

How do I download free West Virginia tax maps or GIS parcel files?

Use the State GIS Clearinghouse link provided by the WV Property Assessment portal. West Virginia states that digital surface tax maps and GIS files may be downloaded at no charge, while full-version published Assessor tax-map PDFs can also be accessed online using county, district and map identifiers.

Find the Correct County Office

Property Appraiser, Tax Collector, Clerk, GIS, and VAB offices do different jobs. Pick your task below.

Quick rule: Property Appraiser = value, records, parcel details, exemptions. Tax Collector = bill and payment. Clerk/Recorder = deeds and recorded documents. VAB = formal value disputes.

Official Property Search Helper

Use this when a county article tells you to search by owner, address, parcel number, folio, PCN, STRAP, or alternate key.

Search tip: If address search fails, try only the house number and main street name. Avoid typing Street, Avenue, Road, Drive, unit numbers, or punctuation unless the official portal requires it.

Homestead Exemption Readiness Check

This helps homeowners prepare before filing through the official county Property Appraiser website.

Important: This is not an eligibility decision. The official county Property Appraiser decides approval, required documents, late filing options, and exemption status.

TRIM Notice & Value Review Helper

Use this to organize your questions before calling the Property Appraiser or preparing an appeal.

Your preparation checklist

Value term Simple meaning
Market value The appraiser’s estimate of the property’s value as of the assessment date.
Assessed value The value after limits or caps may be applied.
Exemptions Approved reductions such as homestead or other exemptions.
