King By County Property Assessor 2026: Search & Tax Records

King County WA Address, Parcel & 2026 Tax Guide

Find King County Property by Address, Parcel Number, Value & Tax Record

The easiest way to complete a King County assessor property search by address is to start with the official Parcel Viewer or eReal Property system. Enter the street address, identify the correct parcel, copy its King County parcel number, and then use that parcel to open assessed values, property characteristics, levy information, sale history, tax bills, recorded deeds and development-condition reports.

This matters because several King County systems are parcel-based rather than address-based. The Recorder’s official land-record system, for example, does not maintain an address search field. Starting with the address in Parcel Viewer creates the parcel-number “key” that lets you move reliably through the Assessor, Treasury and Recorder systems.

First-Half Taxes Are Past Due — Second Half Is Due October 31

2026 tax bill: the first-half deadline was April 30. If unpaid, monthly late charges began May 1. The second-half deadline is October 31, 2026.
2026 assessment appeals: July 1 has passed, but a taxpayer can still be timely when the parcel’s valuation notice creates a later 60-day appeal deadline.
Do not automatically assume your 2026 assessment appeal is closed. King County mails valuation change notices between May and November. A petition is due by the later of July 1 of the assessment year or 60 calendar days after the valuation notice mailing date.
Limited-income deferral still has a current deadline: qualifying owners can apply by September 1. The county’s current program uses a $57,000 prior-year household-income limit plus ownership, occupancy and equity requirements.
Assessor property information

What eReal Property Shows After You Find the Address

King County’s eReal Property system is the Assessor’s searchable Property Information System. County property-research guidance says it can be searched by address, parcel number or condominium/apartment complex name.

Property Report Parcel identity, current owner, legal description and tax-roll information.
Property Detail Land, building and other parcel characteristics used in assessment research.
Sales History Recent sale and conveyance information for the subject property.
Assessed Values Current and historical valuation data relevant to tax calculations and appeals.
Levy Information Taxing-district and levy-rate data affecting the parcel’s property tax.
Related Records Links can connect the parcel to tax bills, district reports and relevant recorded documents.

King County Property Record Decoder

Property field What it tells you What to verify next
Parcel Number Tax identifier used to connect Assessor, Treasury, GIS and land-record research. Copy all digits before changing systems.
Current Owner Ownership shown in Assessor property information. Use the recorded deed when legal title matters.
Legal Description Tax-parcel legal-description information. Use the full deed, plat or survey for legal reliance.
Assessed Value County opinion of taxable market value for the applicable assessment date. Confirm the assessment year before comparing a tax bill.
Land Data Parcel land characteristics relevant to valuation. Check acreage, lot characteristics and development limitations.
Building Data Structure characteristics used by residential or commercial appraisal. Look for incorrect size, condition or improvement information.
Sale History Property transaction history useful for appraisal and ownership research. Open corresponding recorded document where available.
Levy Rate Combined rate applying to the property’s specific taxing districts. Do not substitute a Seattle or countywide rate for another levy code.
Permit History Recent permitting information can appear in property-detail research. Use the applicable city or King County permitting agency for full permit files.

Use GIS to Understand More Than the Assessed Value

Parcel-map boundaries are not a substitute for a legal survey. Use recorded plats, surveys and deeds when an exact boundary, easement or encroachment matters.
Annual market-value assessment

How King County Residential Property Is Assessed

King County assesses residential property each year at market value—what a willing buyer would pay a willing seller. For taxes paid in a given year, most property is valued as of January 1 of the preceding year.

Sales Comparison Appraisers compare the subject to relevant market sales and account for property differences.
Cost Approach Appraisers can estimate the replacement cost of improvements as another valuation method.
Annual Assessment Property is reassessed annually, while the county also identifies specific physical-inspection areas for field review.
2026 tax-year distinction: most taxes being paid in 2026 are based on a January 1, 2025 valuation. A valuation notice issued during the 2026 assessment year generally affects taxes payable in 2027.
Useful for buyers and assessment appeals

Use King County eSales to Find Comparable Properties

The Assessor’s eSales tool can search residential, residential condominium and commercial sales. For residential searches, filters include area, document dates, sale price, present use, waterfront status, view, lot size, building grade, building condition, living area and year built.

Find the subject parcel first. Use your street address in Parcel Viewer and copy the parcel number.
Open eSales. Use King County Residential eSales.
Enter the subject parcel when helpful. eSales can prefill or limit search fields using the subject property’s characteristics.
Choose the correct sale period. Appeals should focus on market evidence relevant to the valuation date rather than unrelated current listings.
Compare superior and inferior features. Building condition, size, lot, view, waterfront and location can materially change comparable value.
July 1 OR 60 days from valuation notice

King County 2026 Property Assessment Appeal Deadline

Valuation date Assessment reflects market value as of the statutory date.
Value notices King County mails valuation change notices during the assessment year.
General date Standard Board of Equalization filing date.
Notice rule A later deadline can apply based on the notice mailing date.
Hearing Complete petitions proceed through Board review and hearing.
As of August 12, July 1 itself has passed—but your appeal may still be timely. The controlling deadline is the later of July 1 or 60 calendar days after the valuation notice mailing date.
Look up your parcel’s actual appeal due date. King County says eAppeals can show the filing date after you enter the property address or parcel number.
Review eReal property characteristics first. If the Assessor agrees that a factual error exists and corrects the value, a formal appeal may not be necessary.
Prepare your opinion of market value. An appeal must explain why the Assessor’s value exceeds true and fair market value.
File online or by mail. King County accepts real-property appeals through eAppeals or mailed petitions; petitions are not accepted by email.
Include the valuation notice. A complete petition includes the Assessor parcel number, property information, Assessor value, taxpayer value opinion, supporting reasons and a copy of the notice.

Evidence that directly addresses market value

  • Comparable sales near valuation date
  • Recent arm’s-length sale of subject property
  • Independent appraisal
  • Contractor repair estimates
  • Photos documenting physical problems
  • Easements limiting use
  • Development restrictions
  • Maps showing access or environmental limitations

2026 senior / disability relief

Senior, Disabled & Disabled Veteran Property Tax Exemption

Principal residence The program is intended for qualifying owners who live in the home as their principal residence.
Age / disability test King County’s current portal includes owners at least age 61 by December 31 of the preceding year, qualifying persons with disabilities and qualifying disabled veterans.
$84,000 income limit For reductions on 2024, 2025 and 2026 property taxes, current King County guidance uses household income of $84,000 or less after qualifying deductions.
Apply online when possible: King County recommends its Senior Exemption Portal because paper applications take longer to process.
Check Eligibility & Apply Review the current qualifying rules, prepare documents and submit the application through the county portal.
September 1, 2026 deadline is upcoming

Limited-Income Property Tax Deferral

This program is different from the senior exemption. Under King County’s current limited-income deferral program, the Washington Department of Revenue can pay 50% of property taxes on behalf of a qualifying owner. The deferred amount plus interest becomes a lien against the property until repaid.

$57,000 income limit Current program guidance uses prior-year annual household income of $57,000 or less.
Own for 5+ years The applicant must meet the program’s property-ownership, occupancy and equity requirements.
September 1 Applications are due September 1 each year and the program does not automatically renew.
First half must already be paid. King County says the taxpayer must pay the first-half taxes before applying to defer the second installment.
Open Limited-Income Deferral Rules Review income, occupancy, equity and filing requirements before September 1.

How to Find & Pay King County Property Taxes from an Address

Convert the address to a parcel number. Search the property in Parcel Viewer or eReal Property.
Open King County Property Taxes. Use the official Treasury payment system.
Enter the real-property parcel / tax account number. Real-property accounts are generally 10 or 12 digits.
Verify the property before paying. Confirm parcel, taxpayer/property identity, tax year and balance.
Check whether first-half tax is delinquent. The April 30 deadline has passed and late charges began May 1 on unpaid first-half taxes.
Prepare for October 31. Second-half 2026 property tax must be paid or postmarked by October 31 or becomes delinquent November 1.
If the full year’s tax is less than $50: King County requires full payment by April 30 rather than two installments.
Mortgage escrow does not remove the owner’s responsibility. King County advises taxpayers to make sure the mortgage company actually pays the tax on time.

2026 Online Tax Payment Fee & Deadlines

April 30 First-half property-tax deadline. This date has passed for tax year 2026.
October 31 Second-half property-tax deadline and the next major payment date.
2.35% card fee Beginning January 1, 2026, debit and credit card tax payments carry a 2.35% processor service fee with a $2 minimum.
Delinquent taxes continue to accrue late charges. Use the live Treasury account rather than manually estimating a payoff amount.
Uses the county’s levy-rate formula

King County Property Tax Estimate Calculator

Enter the assessed value and the parcel’s actual levy rate per $1,000. King County publishes 2026 taxing-district codes and levy rates, but there is no single correct countywide rate because cities, schools and special districts differ.

How to Find a King County Deed When You Only Know the Address

The King County Recorder’s Landmark system does not maintain a street-address search field. If all you know is the address, obtain the parcel number first and then move into the recorded-document search.

Deeds Recorded instruments transferring or establishing property ownership.
Mortgages Recorded real-estate financing instruments and related documents.
Easements / Liens Restrictions, rights and claims affecting a parcel.
Plats / Surveys Recorded maps and survey documents useful for land research.
Search the address in Parcel Viewer. Select Address, enter the street address and copy the resulting parcel number.
Open the Recorder’s free online records search. Use King County Recorder Records Search.
Choose Parcel search. Enter the first 10 digits of the Parcel ID in the Parcel ID field next to “Starts With.”
Know the parcel-search date limitation. King County says parcel-ID searches in Landmark retrieve recorded documents from 1997 to current.
Try name search for broader historical research. Enter names as Last Name, First Name—for example, Doe, John.
Open the document line item. This displays indexed document details and, where available, the recorded document image.
Online document availability: most documents recorded on or after August 1, 1991 are available online. Earlier documents are generally accessed through King County Archives.

Use RANS to Monitor Future King County Recordings

The Recorder’s free Recording Activity Notification System sends an email when a land-record document matching a registered personal or business name is recorded.

Register a name Monitor your personal name or a business name associated with property ownership.
Receive email notice A new matching land-record filing triggers notification.
Verify immediately Use Landmark to inspect the actual recorded document when an alert is unfamiliar.

Not necessarily. July 1 is the general filing date, but King County allows a petition by the later of July 1 or 60 calendar days after the valuation notice mailing date. Because notices are mailed from May through November, some parcel-specific 2026 deadlines can fall after July 1.

10. Are King County Parcel Viewer boundary lines legally exact?

No. Parcel Viewer is an excellent research and mapping tool, but exact property boundaries should be verified with recorded plats, surveys, deeds and, when necessary, a licensed survey professional.
