Start with the state viewer, confirm the county and parcel ID, then move to the local county assessor for corrections, the county sheriff for the actual tax ticket, and the county clerk when you need the recorded deed or legal document.
2026 Property Tax Tickets Are Out; September 1 Is the Next Major Deadline
West Virginia county sheriffs issue property-tax tickets on or after July 15. The first half of 2026 property tax is due September 1, 2026. Paying the first half before September 1 qualifies for the statutory 2.5% discount; unpaid first-half tax becomes delinquent October 1.

Statewide does not mean every county is equally current on every map layer. Local county assessors supply the parcel geometry and assessment data. A recent split, combination or ownership transfer can reach the local office before it appears in the statewide Viewer.
The statewide Viewer uses multiple parcel-number formats. The complete Root Parcel ID contains six elements: county code, district code, map number, parcel prefix, parcel suffix and special ID.

Flood layer is a screening tool—not a substitute for an official flood determination. Use the parcel map to identify possible risk, then use the WV Flood Tool and local floodplain officials for decisions involving insurance, construction or permitting.

State-authorized digital surface tax-map and GIS files can be downloaded at no charge.
Annual statewide file
The WV Property Tax Division creates a master surface parcel file from county GIS submissions and centralized assessment attributes.
Why the free download exists: West Virginia’s Property Assessment FAQ states that legislation effective in 2017 allowed digital surface tax maps and GIS files to be distributed without charge.
Surface parcels only in the normal Viewer. The statewide WV Property Viewer does not display mineral parcels. Mineral maps and digital mineral parcels are available only for selected counties through the appropriate Property Tax Division resources.

Appraised Value vs Assessed Value: The 60% Rule

Appraised / true and actual value is the market-value starting point under West Virginia’s assessment system.

Assessed value is generally 60% of the property’s current appraised value.
Local Levy
County, school, municipal and state levies are applied according to the property’s class and taxing district.
Simple relationship: if the assessor’s market/appraised value changes, multiply that value by 60% to understand the general assessed-value starting point before exemptions and levy calculations.
Do not use one statewide tax rate. Actual levies depend on county, school district, municipality, property class, excess levies and other locally applicable rates.

Class I
Intangible personal property and certain agricultural personal property. West Virginia currently states that no property is taxed in this class.
Class II
Owner-occupied residential property used exclusively as a residence and qualifying farm land used for agriculture by the owner or bona fide tenant.
Class III
Other taxable real and personal property located outside a municipality.
Class IV
Other taxable property located inside a municipality.

How to Find and Pay WV County Property Tax Records
Find the parcel in WV Property Viewer.
Save county, owner, district, map and parcel ID.
Confirm assessment with the county Assessor.
Resolve ownership, appraisal, acreage, tax class or parcel-map errors before relying on the record.
Use the county Sheriff for the tax ticket.
West Virginia sheriffs issue and collect ordinary county property tax tickets.
Confirm tax year 2026.
Check whether the balance is the first half, second half or a delinquent prior-year amount.
Pay before September 1 when possible.
The first-half statutory discount applies when payment is made before the due date.
Save the receipt.

August 2026 action: this is one deadline that is still ahead. If you will qualify for the next applicable tax year and have not previously established the exemption, contact your county Assessor before December 1.
Renewal: the WV Tax Division states that a renewal application generally is not required unless the qualifying homeowner changes address.

County commissions sit as Boards of Equalization and Review beginning February 1.
Board closes by February 28
The Board can finish after February 15 when its work is complete but must adjourn no later than February 28.
August 2026: the ordinary Board of Equalization and Review protest period for 2026 has passed. Use current records now to prepare early if you expect a valuation issue in the next cycle.
Large increase notice: when county-assessed real property rises to more than 110% of the prior assessment and the increase exceeds $1,000, state law generally requires an increase notice by January 15 of the tax year, subject to statutory exceptions.

How to Use the Map With Deeds, Surveys & County Clerk Records
Deeded Acreage
Acreage stated in the legal conveyance record is the primary assessment reference when it conflicts with mapped calculated acreage.
Calculated Acreage
GIS software estimates area from the digital parcel polygon; it is a reference, not the legally controlling acreage.
Recorded Documents
County clerks maintain deeds and other county land records. Search the correct county after identifying the parcel.
Parcel lines are not legal boundaries. West Virginia expressly describes tax-map parcels as assessment representations rather than conclusive evidence of ownership. For boundary disputes, use the deed, recorded survey and a licensed surveyor.

Does the WV Property Viewer cover all 55 counties?
Yes. The WV Property Assessment portal states that its Property Search and Property Viewer applications provide property ownership and location information for all 55 West Virginia counties. Local county assessors remain the most current source when a parcel or assessment record appears wrong.
How do I search West Virginia property by owner name?
Open the WV Property Viewer, choose Parcel Attributes, select the county and choose Owner Name. You can use a partial name, and when entering both last and first name the state recommends the format LASTNAME FIRSTNAME.
