Brazoria County Property Assessor 2026: Search & Tax Records

Brazoria County Texas Property Search & 2026 Tax Guide

Search Brazoria County Property Records, 2026 Values, Taxes & Parcel Maps

A Brazoria County tax assessor property search actually involves two different offices. Brazoria Central Appraisal District (BCAD) maintains appraisal values, ownership, property characteristics, exemptions and protest records. The elected Brazoria County Tax Assessor-Collector maintains tax bills, payment status and collections.

For 2026, there is also a name change to know: the former Brazoria County Appraisal District officially became Brazoria Central Appraisal District on January 1, 2026. The appraisal duties and familiar BCAD identity remain the same, so older records or search results may still use the former county-appraisal-district wording.

2026 Values Are Certified — Tax Rate Adoption Is Still Moving Toward Billing

Appraisal side: BCAD now publishes its 2026 Certified Roll data for real property, mobile homes and minerals. Its public data page identifies May 26, 2026 as the main 2026 notice date.
Tax side: Brazoria County has begun publishing 2026 Truth-in-Taxation worksheets, while the Tax Office’s annual billing cycle follows adoption of the applicable county, city, school, MUD and other jurisdiction rates.
2025 unpaid taxes are already delinquent. Texas real-property taxes generally become delinquent February 1 after the January 31 payment deadline. If an older Brazoria County account remains unpaid, use the live Tax Office search because penalties, interest and collection charges can change the payoff.
Paperless 2026 statement opportunity: Brazoria County says Form 50-843 must be submitted and verified by September 15 to receive the current tax year’s property-tax statement electronically.

  • Market / appraised value
  • Residential property characteristics
  • Homestead and other exemptions
  • 10% residence-homestead cap
  • Agricultural appraisal
  • Appraisal protests and ARB hearings

  • Owner mailing-address tax search
  • Property-location tax search

Why search results look inconsistent in 2026: BCAD changed its full legal/public name from Brazoria County Appraisal District to Brazoria Central Appraisal District effective January 1, 2026. This was an administrative/name change; the statutory appraisal and exemption duties continue.

What to Check on a Brazoria County Property Record

Record field What it means Best next check
Owner Owner maintained for appraisal/tax administration. Use County Clerk deed when legal title matters.
Property ID BCAD identifier for the appraisal account. Save before tax and protest research.
Geographic ID Geographic parcel reference used with mapping/appraisal data. Helpful for land and subdivision research.
Situs Address Physical location of the property. Do not confuse it with owner’s mailing address.
Market Value BCAD’s market appraisal before certain caps and exemptions. Compare with capped value and taxable value.
Capped Value Residence-homestead limitation can restrict annual taxable appraisal growth. New improvements can be added outside the normal cap calculation.
Exemptions Approved homestead, age 65+, disability, veteran or other benefits. Confirm each taxing unit because exemption amounts can differ.
Land / Improvements Components supporting the property’s overall appraisal. Check square footage, quality, condition and improvement inventory.
Legal Description / Acreage Appraisal-district land-description data. BCAD expressly says to verify before legal use.
Taxing Jurisdictions County, city, school, MUD, drainage and other units associated with the parcel. These determine the combination of tax rates applied later.
BCAD’s own disclaimer matters: legal descriptions and acreage in the appraisal search are provided for appraisal/research purposes and should be verified before using them in legal documents.
Current 2026 appraisal data

BCAD Has Published the 2026 Certified Tax Roll

2026 Certified Real Roll Certified appraisal data is now available for the 2026 tax year.
Mobile Home & Mineral Rolls BCAD’s current 2026 certified-data section includes these account categories too.
Monthly GIS/Data Updates BCAD also publishes parcel, road, subdivision, district and tax-roll files for public research.
2026 notice date: BCAD’s public-data page identifies May 26, 2026 as its 2026 Notice Date.
Open 2026 Certified Roll & GIS Downloads Use this when you need bulk tax-roll data, parcels, taxing-district layers or historical datasets rather than one property.
Normal 2026 protest period has passed

Brazoria County 2026 Appraisal Protest & ARB Process

Standard 2026 timing: Texas generally requires a protest by May 15 or 30 days after the appraisal district mails the notice, whichever is later. BCAD lists May 26 as its main 2026 notice date, so accounts in that notice run would ordinarily have reached the later deadline in late June. Always use the deadline printed for the individual account because supplemental or special notices can differ.
Search the property and confirm the 2026 value. Review market value, capped value, property characteristics and exemptions.
Identify exactly what you dispute. Common issues include market value, unequal appraisal, incorrect property characteristics, exemption denial or special-appraisal qualification.
File the Notice of Protest when timely. Texas uses Form 50-132, although a written notice that identifies the property, owner and disputed appraisal action can satisfy the basic protest-notice requirement.
Attend the informal review. BCAD says many disputes can be settled with an appraiser before a formal hearing.
Continue to the Appraisal Review Board if unresolved. Brazoria’s ARB is independent from BCAD and a three-member panel hears the formal protest.
Watch for the written ARB order. The decision is mailed after the formal hearing and controls the next appeal step.

Useful evidence to prepare

  • Recent comparable sales
  • Closing statement or recent purchase documents
  • Independent appraisal
  • Photos showing physical condition
  • Repair estimates
  • Correct building measurements
  • Evidence of flooding or access restrictions
  • Comparable property assessments for unequal-appraisal arguments
Missed the ordinary deadline? Texas law provides limited late-protest remedies in specific circumstances, including good cause before the ARB approves the appraisal records and certain failures to receive required notice. Do not assume a late remedy applies; contact BCAD promptly.
Use current Texas amounts—not old webpages

2026 Brazoria County Residence Homestead Exemptions

$140K School Homestead Exemption Texas school districts now provide a $140,000 residence-homestead exemption.
+$60K Age 65+ / Disabled Qualifying age-65-or-older or disabled homeowners receive an additional $60,000 school-district exemption under current state law.
10% Homestead Appraisal Cap BCAD explains that annual residence-homestead appraisal growth is generally limited to 10%, excluding qualifying new improvements and subject to statutory rules.
Watch for stale exemption articles. Older BCAD educational pages can still display former Texas school-exemption amounts such as $25,000 and $10,000. Current Texas Comptroller guidance reflects the newer $140,000 general school homestead exemption and $60,000 additional age-65/disabled exemption.
Confirm you own and occupy the property as your principal residence. The homestead application requires an ownership interest and principal-residence qualification.
Match your Texas driver’s license or ID address. BCAD states the identification address generally must correspond to the property for which the homestead is claimed.
Apply through BCAD—not the Tax Office. BCAD supports online and other application submission methods.
Do not file every year without reason. BCAD says an initial application generally remains in place unless the Chief Appraiser requests another application or eligibility changes.
Open Official BCAD Exemption Forms Find residence homestead, age 65+, disabled-person, disabled-veteran and other exemption applications.

Why There Is No Single “Brazoria County Property Tax Rate”

BCAD states that Brazoria County contains more than 50 taxing jurisdictions. A parcel can combine county, city, school, college, drainage, hospital, emergency-services, navigation, MUD and other jurisdiction rates.

Location matters Pearland, Angleton, Lake Jackson, Alvin, Manvel, Freeport and unincorporated areas can have different taxing-unit combinations.
MUD / drainage matters Municipal utility and drainage districts can materially change the total levy.
Exemptions differ Homestead and local optional exemptions can affect taxable value differently by jurisdiction.
Open the Official Brazoria County Tax Estimator Choose the county, city, school, water/MUD, hospital, college, emergency-services and other applicable jurisdictions, then enter the property value and exemptions.

Enter the taxable value and actual adopted rate.

Formula: Taxable Value ÷ 100 × Tax Rate = estimated tax for that taxing unit.
Do not enter market value automatically. Homestead caps and exemptions can make taxable value lower than market value, and each taxing jurisdiction can have a different taxable amount.
Appraisal GIS and county Engineering GIS serve different jobs

Brazoria County Property Maps, GIS & Boundary Research

Neither GIS source is a legal boundary survey. BCAD states its GIS is informational and represents approximate relative property boundaries. Brazoria County Engineering gives a similar warning for its public maps. Use a deed, plat and professional survey when exact location matters.
The deed is separate from the appraisal record
