Bexar Collector County Property Assessor 2026: Search & Tax

Bexar County, Texas • 2026 Property Tax Guide

Search Bexar County Tax Accounts, BCAD Values and Property Records

The phrase “Bexar County Tax Assessor property search” combines two separate agencies. Tax Assessor-Collector Albert Uresti bills and collects property taxes, but he does not appraise your house or set the tax rate. Bexar Central Appraisal District (BCAD), led by Chief Appraiser Rogelio Sandoval, determines property values, ownership records, exemptions, appraisal caps and protest information.

For the cleanest 2026 lookup, begin at BCAD using name, address or Property ID, save the Property ID and current values, then open the Bexar County Tax Office account search for the actual tax statement, balance, payment history and payment-plan information. Use County Clerk Lucy Adame-Clark for recorded deeds, liens, plats and foreclosure notices.

2026 Appraisal Protests Are Mostly Closed, but Tax-Rate Season Is Active

BCAD reviewed more than 734,000 properties for 2026 and mailed approximately 196,000 Notices of Appraised Value in April. The normal 2026 protest deadline was May 15. The ordinary good-cause late-protest request deadline of July 20 has also passed.
2026 rates are not all final yet Bexar taxing units typically propose and adopt rates during August and September.
Truth-in-Taxation portal is useful now It shows property-specific values, proposed rates, estimated taxes and public-hearing information as jurisdictions update their figures.
Tax statements come later Bexar County’s collection phase begins in October after appraisal values and adopted tax rates are brought together.
Do not publish a single “2026 Bexar County property tax rate” yet. A parcel can be taxed by Bexar County, Road & Flood, Alamo Colleges, University Health, San Antonio River Authority, a school district, and potentially a municipality and special districts. Each governing body adopts its own rate.
Why many homeowners did not receive a 2026 value notice: BCAD says fewer notices were required because residential values softened and its reappraisal plan carried many 2025 protested values into 2026. You could still review the 2026 value online even without a mailed notice.

Appraisal Limitation Homestead cap or qualifying 2026 circuit breaker can produce a lower assessed value.
Exemptions Homestead, age, disability, veteran and local-option exemptions reduce taxable value where applicable.
Taxing-Unit Rates Each jurisdiction applies its adopted rate per $100 of taxable value.
This calculation is repeated separately for each taxing unit because exemption amounts, tax ceilings and rates can differ by jurisdiction.

Bexar Homestead, Age-65 and Disability Property Tax Relief

School Homestead Texas school districts must provide a $140,000 general residence-homestead exemption.
Age 65 / Disabled School districts provide an additional $60,000 exemption to qualifying age-65-or-older or disabled homeowners.
Homestead Cap Once applicable, annual appraised-value growth is generally limited to 10% plus qualifying new improvements.
BCAD Filing Filing Homestead/exemption applications directly with BCAD is free.
Local Bexar taxing units can provide additional percentage, age-65, disability or tax-ceiling benefits. Check the final 2026 rate-and-exemption chart once the Tax Office publishes it.
The Homestead cap does not necessarily keep market value from increasing more than 10%. It limits the applicable capped/appraised value used for taxation after the cap becomes effective.
BCAD Exemption Forms Use Form 50-114 for Residence Homestead, age-65, disability and qualifying 100% disabled-veteran Homestead benefits.

BCAD says the new surviving-spouse benefit became effective January 1, 2026 following voter approval of Proposition 7 in November 2025.

10
Bexar 10-Month Plan Bexar advertises Texas’s only County 10-month plan for qualifying Homestead owners with age-65, disability, disabled-veteran or qualifying surviving-spouse exemptions.
The 10-month plan runs October through July. Bexar also permits entry in November with 20% down for the October and November installments under its current published rules.
Do not assume an ordinary taxpayer can use the age/disabled four-payment or 10-month plans. Those options require qualifying exemptions.

What Happens When a Bexar Property Tax Account Becomes Delinquent?

First delinquent month Ordinary unpaid accounts generally start with 6% penalty plus 1% interest.
Penalty grows Published Bexar schedule reaches 12% penalty while monthly interest continues.
Business property Participating jurisdictions can refer delinquent business-property taxes to attorneys earlier in the year.
Other delinquent tax Remaining past-due accounts can be surrendered for collection July 1 with an additional collection fee.
Bexar’s published schedule says the additional attorney collection charge can be 15% or 20% of the tax, penalty and interest due, depending on the applicable collection arrangement.

“Please confirm the complete payoff for Bexar tax account __________ through __________, including base tax, penalty, interest, attorney/collection fees and whether any tax lawsuit or sale proceeding is pending.”
Taxes deferred—not forgiven

Homestead Tax Deferral for Seniors, Disabled Owners and Certain Veterans

BCAD’s current 2026 guidance says eligible homeowners can postpone current and delinquent Homestead property taxes by filing a qualifying tax-deferral affidavit.

Age 65+ Qualifying homeowners can use the statutory Homestead deferral.
Disabled / qualifying veterans Certain disabled owners, disabled veterans and eligible surviving family members are included.
5% annual interest BCAD states deferred taxes accumulate interest at 5% per year.
A deferral is not a cancellation of tax. The amount remains owed and becomes payable under statutory events such as the owner no longer qualifying or no longer owning/occupying the Homestead.

4. What is the Texas Homestead Exemption for Bexar homeowners in 2026?

Texas school districts must provide a $140,000 general residence-Homestead exemption in 2026. Qualifying homeowners age 65 or older or disabled receive an additional mandatory $60,000 school-district Homestead exemption. Local taxing units can provide additional exemptions.

5. What is the Bexar County 2026 appraisal protest deadline?

The normal BCAD protest deadline was May 15, 2026, or 30 days after a later Notice of Appraised Value when applicable. BCAD’s good-cause late-protest request deadline was July 20. Both ordinary deadlines have passed as of August 12, although a legally later notice can create a different deadline.

For 2026, qualifying non-Homestead real property valued at $5,320,000 or less can receive a 20% annual appraisal limitation under Texas Tax Code Section 23.231.
