2026 Appraisal Protests Are Mostly Closed, but Tax-Rate Season Is Active
BCAD reviewed more than 734,000 properties for 2026 and mailed approximately 196,000 Notices of Appraised Value in April. The normal 2026 protest deadline was May 15. The ordinary good-cause late-protest request deadline of July 20 has also passed.
2026 rates are not all final yet
Bexar taxing units typically propose and adopt rates during August and September.

It shows property-specific values, proposed rates, estimated taxes and public-hearing information as jurisdictions update their figures.
Tax statements come later
Bexar County’s collection phase begins in October after appraisal values and adopted tax rates are brought together.
Do not publish a single “2026 Bexar County property tax rate” yet.
A parcel can be taxed by Bexar County, Road & Flood, Alamo Colleges, University Health, San Antonio River Authority, a school district, and potentially a municipality and special districts. Each governing body adopts its own rate.
Why many homeowners did not receive a 2026 value notice:
BCAD says fewer notices were required because residential values softened and its reappraisal plan carried many 2025 protested values into 2026. You could still review the 2026 value online even without a mailed notice.

School Homestead
Texas school districts must provide a $140,000 general residence-homestead exemption.
Age 65 / Disabled
School districts provide an additional $60,000 exemption to qualifying age-65-or-older or disabled homeowners.
Homestead Cap
Once applicable, annual appraised-value growth is generally limited to 10% plus qualifying new improvements.
BCAD Filing
Filing Homestead/exemption applications directly with BCAD is free.
Local Bexar taxing units can provide additional percentage, age-65, disability or tax-ceiling benefits. Check the final 2026 rate-and-exemption chart once the Tax Office publishes it.
The Homestead cap does not necessarily keep market value from increasing more than 10%. It limits the applicable capped/appraised value used for taxation after the cap becomes effective.

Use Form 50-114 for Residence Homestead, age-65, disability and qualifying 100% disabled-veteran Homestead benefits.

BCAD says the new surviving-spouse benefit became effective January 1, 2026 following voter approval of Proposition 7 in November 2025.

As of August 12, 2026:
the ordinary May 15 protest and July 20 good-cause late-protest windows are closed. A parcel with a legally later notice or another specific statutory remedy can have a different deadline, so use the actual notice when one was recently issued.

Bexar 10-Month Plan
Bexar advertises Texas’s only County 10-month plan for qualifying Homestead owners with age-65, disability, disabled-veteran or qualifying surviving-spouse exemptions.
The 10-month plan runs October through July. Bexar also permits entry in November with 20% down for the October and November installments under its current published rules.
Do not assume an ordinary taxpayer can use the age/disabled four-payment or 10-month plans. Those options require qualifying exemptions.

January 31, 2027 falls on a Sunday. Texas Property Tax Code §1.06 moves a deadline falling on a Saturday, Sunday or legal holiday to the next regular business day. Confirm the final 2026-27 Bexar Tax Calendar when published before mailing at the deadline.

What Happens When a Bexar Property Tax Account Becomes Delinquent?
First delinquent month
Ordinary unpaid accounts generally start with 6% penalty plus 1% interest.
Penalty grows
Published Bexar schedule reaches 12% penalty while monthly interest continues.

Participating jurisdictions can refer delinquent business-property taxes to attorneys earlier in the year.

Remaining past-due accounts can be surrendered for collection July 1 with an additional collection fee.
Bexar’s published schedule says the additional attorney collection charge can be 15% or 20% of the tax, penalty and interest due, depending on the applicable collection arrangement.
Texas does not use the same simple annual “county tax certificate sale” model seen in some states. Serious Bexar delinquency can progress through tax lawsuits and public sale/foreclosure procedures. Use the live Tax Office balance and County foreclosure/public-sale information.

Taxes deferred—not forgiven
Homestead Tax Deferral for Seniors, Disabled Owners and Certain Veterans
BCAD’s current 2026 guidance says eligible homeowners can postpone current and delinquent Homestead property taxes by filing a qualifying tax-deferral affidavit.

Qualifying homeowners can use the statutory Homestead deferral.
Disabled / qualifying veterans
Certain disabled owners, disabled veterans and eligible surviving family members are included.
5% annual interest
BCAD states deferred taxes accumulate interest at 5% per year.
A deferral is not a cancellation of tax. The amount remains owed and becomes payable under statutory events such as the owner no longer qualifying or no longer owning/occupying the Homestead.
