Fair Market Value vs 40% Assessed Value

1. Fair Market Value County appraisers estimate the value expected in an arm’s-length market transaction.
2. 40% Assessment Most Georgia property uses 40% of Fair Market Value.
3. Exemptions Qualifying Homestead or other exemptions reduce assessed/taxable value as provided by law.
4. Millage Apply each applicable taxing jurisdiction’s final mill rate.
Example: a home with a $300,000 Fair Market Value normally has a $120,000 gross Assessed Value before applicable exemptions: $300,000 × 40% = $120,000.
40% is not the tax rate. A mill is $1 of tax per $1,000 of taxable assessed value. The final bill depends on the parcel’s actual county, school, municipal and other applicable millage.
