Search Lowndes County Tax Assessor Records, Parcel Values, Maps & Property Taxes
The Lowndes County Board of Tax Assessors prepares the county’s annual real and personal property tax digest. The office currently lists Lisa Bryant as Chief Appraiser and maintains approximately 50,932 parcels across 509 square miles.
Lowndes County officially links its online real-estate assessment search to qPublic. Use the Assessor search for ownership, parcel and valuation research; use Tax Commissioner Clay Guess for the actual tax bill or payment; and use Clerk of Superior Court Beth Greene or Georgia’s GSCCCA system for deeds, liens and plats.
For 2026, Lowndes County’s redesigned assessment notices showed property value and exemptions but did not include a reliable tax estimate because applicable county, school and city millage rates had not yet been established when notices were issued. The county set July 17, 2026 as the 2026 assessment appeal deadline, so the normal appeal period has now closed.

Three 2026 Dates That Matter Right Now
The standard 2026 assessment appeal deadline was July 17, 2026.
That deadline has passed. If you filed an appeal before July 17, follow the next notice from the Board of Assessors or appeal body rather than starting a new ordinary appeal.
April 1 filing deadline passed
The regular deadline for 2026 property returns, current-use applications, Freeport filings and current-year Homestead qualification has passed.
2026 millage is a separate step
Lowndes County’s June assessment announcement specifically said applicable county, school and municipal millage rates had not yet been set.
Tax bill comes after digest approval
The Assessor completes the digest, Georgia DOR reviews it, and the Tax Commissioner then prepares the annual bill.
2026 assessment-notice redesign: Georgia changed the information required on assessment notices through 2026 legislation. Lowndes County warned owners not to treat the notice as a tax bill because the final millage rates were not yet available.
Three records — three offices
Tax Assessor vs Tax Commissioner vs Superior Court Clerk
Board of Tax Assessors
Fair market value, assessed value, property characteristics, parcel records, annual notices, property returns, exemptions handled by the Assessors, CUVA, Freeport and valuation appeals.
Tax Commissioner — Clay Guess
Property tax bill, current balance, online payment, delinquent tax, FiFa collection, mobile-home tax and most tax-payment questions.
Clerk of Superior Court — Beth Greene
Recorded deeds, mortgages, security deeds, liens, releases and plats. Georgia’s GSCCCA provides statewide electronic indexes.
Do not call the Tax Commissioner to argue market value. The Assessor determines value. The Tax Commissioner collects the bill after the assessment/digest process is complete.

Open the official Real Estate Search.
Go to
Lowndes County qPublic. Lowndes County and Georgia DOR both identify qPublic as the county’s assessment-record route.
Use the most precise search field available.
If you know the parcel number, use it first. Otherwise use the current owner/address search choices displayed by qPublic.
Open the matching property record.
Confirm that the owner, parcel and physical location match the property you intended to research.
Review Fair Market Value.
This is the county’s estimated market value before Georgia’s statutory assessment percentage.
Review Assessed Value.
Most Georgia real property is assessed at 40% of Fair Market Value.
Check exemption/classification information.
Homestead, agricultural/current-use and other special treatment can materially alter the taxable base.
Save the parcel identifier.
Carry the parcel number into Tax Commissioner, deed, GIS or appeal research.
Recent-sale warning: Lowndes County says Assessor ownership records are updated about the first of each month. A newly recorded deed may therefore appear with the Clerk of Superior Court before the ownership change appears in qPublic.

Georgia statutory assessment ratio
Fair Market Value vs 40% Assessed Value
1. Fair Market Value
County appraisers estimate the value expected in an arm’s-length market transaction.
2. 40% Assessment
Most Georgia property uses 40% of Fair Market Value.
3. Exemptions
Qualifying Homestead or other exemptions reduce assessed/taxable value as provided by law.
4. Millage
Apply each applicable taxing jurisdiction’s final mill rate.
Example: a home with a $300,000 Fair Market Value normally has a $120,000 gross Assessed Value before applicable exemptions: $300,000 × 40% = $120,000.
40% is not the tax rate. A mill is $1 of tax per $1,000 of taxable assessed value. The final bill depends on the parcel’s actual county, school, municipal and other applicable millage.

NO FINAL TAX ESTIMATE
45-DAY APPEAL WINDOW
Lowndes County announced in June 2026 that Georgia’s redesigned assessment notice would show the property’s value and exemptions but would not include a reliable tax estimate because final millage rates had not yet been adopted.
Value
Review the Fair Market Value and compare it with property facts and relevant market evidence.
Exemptions
Confirm that the exemptions/classifications you expect appear on the notice.
Appeal date
Lowndes County’s 2026 published deadline was July 17, 2026.
Notice ≠ bill. The assessment notice addresses value and exemption information. The Tax Commissioner’s bill comes later after the tax digest and millage processes.
2026 ordinary deadline has passed
Lowndes County Property Assessment Appeal Process
July 17, 2026 was the county-published deadline.
As of August 12, a taxpayer should not assume a new ordinary 2026 appeal can simply be filed late.
Review the property record.
Check land area, buildings, ownership, classification and exemptions before arguing market value.
Gather evidence.
Use comparable sales, appraisal material, photographs, construction facts or other documents relevant to the disputed value.
Use Georgia Form PT-311A when appropriate.
Georgia provides a uniform Appeal of Assessment form.
File with the County Board of Tax Assessors.
Do not send the local property-value appeal to Georgia DOR.
Choose an appeal method.
Georgia’s statewide framework allows the taxpayer to select Board of Equalization, Hearing Officer or Arbitration as applicable.
Preserve later deadlines.
If a timely 2026 appeal is already pending, follow the next written decision/hearing notice closely.
Permitted grounds: Georgia DOR identifies taxability, value, uniformity and denial of exemption among the issues that can be raised in a property assessment appeal.

How to Search & Pay Lowndes County Property Taxes
Find the parcel first.
Use the Assessor’s qPublic search and save the parcel/owner information.
Complete the anti-bot verification if shown.
The county’s authorized Government Window portal can present a verification screen before the tax search.
Match the correct bill.
Verify parcel, owner and tax year before making payment.
Check the amount due today.
Late bills can include interest, penalties or other collection costs not shown on an old paper bill.
Save the confirmation.
Keep the online receipt/payment confirmation with your property records.
Current online card fees: the Tax Commissioner currently lists a 2.57% convenience fee for Discover, Mastercard and Visa and 3% for American Express, with a $1.50 minimum. Verify the checkout screen because processor fees can change.

2026 Assessment to Tax-Bill Timeline
Ownership / tax date
Property-tax liability and many exemption qualifications look to January 1 ownership/occupancy.
Return / exemption deadline
Standard current-year filing date for many property-tax forms.
Assessment notices
Values and exemptions were issued before final millage was known.
Appeal deadline
2026 Lowndes County appeal deadline has passed.
Digest / millage
Digest approval and millage processes occur before final billing.
Tax payment
Follow the exact due date printed on the Tax Commissioner’s 2026 bill.
Due-date conflict worth knowing: the current Tax Commissioner website says Lowndes County taxes are generally due November 15 and tells owners to follow the date printed on the bill. Another county explanatory page describes bills being mailed after digest approval with at least 60 days to pay. Because the 2026 bill has not been verified here, the date printed on your live 2026 bill should control.
Use a live payoff for delinquent taxes
Interest, Penalties, FiFa & Tax Sale
The Tax Commissioner warns that interest, penalties and collection costs can apply after the due date. A tax lien in Georgia is commonly referred to as a FiFa.
Interest
Interest accrues on unpaid taxes under Georgia’s statutory formula after the payment deadline.
Penalty
The current Tax Commissioner page describes additional penalty treatment for sufficiently delinquent balances, subject to statutory exceptions.
FiFa / tax sale
Delinquent property tax can lead to a recorded execution and ultimately tax-sale proceedings.
Current auction activity: the Tax Commissioner’s site currently includes an August 2026 Tax Sale List. That concerns delinquent prior taxes and should not be confused with the ordinary 2026 annual bill, which follows the 2026 digest/millage process.

Lowndes County Homestead & Elderly Exemptions
STANDARD HOMESTEAD
AGE 65+
DISABLED VETERAN
APRIL 1 CURRENT-YEAR DEADLINE
Standard Homestead — S1
Lowndes County currently lists $6,000 from assessed value for county purposes and $6,000 for school purposes, with no income requirement.
Local elderly — SC
County guidance lists a local age-65 exemption with $10,000 deductions from assessed value for county and school purposes.
Standard elderly — S4
Lowndes County lists age 65 plus a $10,000 net-income limit, with $10,000 county, school and school-bond assessed-value treatment as described on its current exemption page.
Disabled veteran
Local guidance lists qualifying service-connected disabled-veteran and related surviving-family exemptions with state-indexed maximum amounts.
Own + occupy
Homestead generally requires the home to be owned and occupied as the taxpayer’s legal residence as of January 1.
Automatic renewal
Once approved, the exemption generally continues unless ownership/residence changes or the owner seeks another exemption.
County filing-office conflict: one current Lowndes County exemption page says Homestead applications are filed with the Board of Tax Assessors, while another county page says the Tax Commissioner receives them. Georgia DOR allows counties to use either arrangement. Before filing a late-2026/2027 application, confirm the active route with the Tax Commissioner at 229-671-2579 or Assessor at 229-671-2540.
2026 current-year deadline has passed. Lowndes County pages identify April 1 as the standard deadline for the exemption to apply to that tax year. Georgia law has recently expanded some Homestead application rights around assessment-notice appeal periods, so a late applicant should ask the county directly rather than assuming eligibility is lost or automatically granted.
CUVA & preferential agricultural assessment
Lowndes County Conservation Use Property
Lowndes County offers Georgia’s Conservation Use Valuation Assessment—commonly called CUVA—for qualifying agricultural, timber and related land uses.
10-year covenant
The owner agrees to maintain qualifying use for a 10-year period.
2,000-acre statewide limit
Lowndes County lists this ownership limit for participation in the Conservation Use Program.
April 1 application
Current-use applications are due by the property-return deadline and currently require a $10 recording fee.
Tracts under 10 acres
The county may require stronger evidence of good-faith agricultural production, including tax or production records.
State-set current-use value
CUVA value is different from the Fair Market Value that the Assessor must still maintain.
Breach can be expensive
A nonqualifying use or improper termination can trigger substantial back-tax penalties and interest.
Buyer warning: purchasing land already under a CUVA covenant does not mean the covenant simply disappears. If the purchaser continues the qualifying use, continuation paperwork can be required; a nonqualifying change can trigger penalties.
Lowndes County CUVA / Exemptions
Review current-use qualifications, covenant rules and Freeport information before filing.
January 1 ownership date
Lowndes County Business & Personal Property
Lowndes County describes personal property as including boats and motors, tractors, farm equipment, machinery and business furniture, fixtures, equipment, inventory and supplies.
Ownership date
Personal-property ownership is established as of January 1 for the annual assessment process.
Property return
Lowndes County’s ordinary property-return period runs January 1 through April 1.
45-day appeal
A personal-property taxpayer receiving a notice of assessment generally has 45 days to appeal.
Freeport inventory exemption
Lowndes County also administers Georgia Freeport treatment for qualifying inventory. The county’s current exemption guidance states that an application must be made each year by April 1 to receive the maximum exemption.
2026 ordinary filing period has passed. A business that missed a required return or Freeport application should contact the Assessors Office now rather than waiting for an estimated assessment or tax bill.

Lowndes County Georgia 2026 answers
Lowndes County Tax Assessor FAQs
1. How do I search Lowndes County Georgia property records?
Use the Lowndes County Board of Tax Assessors’ official Real Estate Search link, which routes to the county-authorized qPublic system. Locate the property, confirm the parcel and owner, then review Fair Market Value, Assessed Value and available property information. Use the Tax Commissioner separately for the actual tax bill.
2. Who is the Lowndes County Tax Assessor in 2026?
Lowndes County uses a five-member Board of Assessors rather than one elected property assessor. Felicia Williams is listed as Board Chairman and Lisa Bryant is the current Chief Appraiser. The Assessors Office is at 302 N. Patterson Street in Valdosta and can be reached at 229-671-2540.
3. Why is Lowndes County assessed value 40% of market value?
Georgia law generally requires taxable property to be assessed at 40% of Fair Market Value. For example, a $300,000 Fair Market Value normally produces $120,000 of gross Assessed Value before qualifying exemptions. The 40% assessment percentage is not the property’s tax rate.
4. What was the 2026 Lowndes County property assessment appeal deadline?
Lowndes County announced July 17, 2026 as the deadline to appeal the 2026 assessment notice. That normal filing period has passed as of August 12, 2026. Georgia property assessment appeals generally must be filed with the County Board of Tax Assessors within 45 days of the notice mailing date.
5. Is the final 2026 Lowndes County property tax rate available on the assessment notice?
No. Lowndes County specifically announced that the redesigned 2026 assessment notice did not include a reliable tax estimate because the applicable Lowndes County, school-board and city millage rates had not yet been set when the notices were issued. Use the final Tax Commissioner bill once the digest and millage process is complete.
6. When are Lowndes County Georgia property taxes due?
The Tax Commissioner’s current guidance says Lowndes County property taxes are generally due November 15, but it expressly tells taxpayers to follow the date printed on the bill because the date can change. For 2026, use the exact due date on the live Tax Commissioner bill when issued.
7. What Homestead Exemption does Lowndes County offer?
Lowndes County currently lists a Standard Homestead S1 exemption with $6,000 deducted from assessed value for county purposes and $6,000 for school purposes, plus several elderly, disabled-veteran and other exemptions. Qualification and filing rules differ by program, so verify the current application with the county tax offices.
8. How does Lowndes County CUVA agricultural assessment work?
Qualifying agricultural, timber and related property can enter Georgia’s Conservation Use Valuation Assessment program through a 10-year covenant. Lowndes County lists an April 1 application deadline, a 2,000-acre statewide ownership limit and substantial penalties for certain covenant breaches or nonqualifying uses.
9. Where do I pay Lowndes County property tax?
Property taxes are paid to Tax Commissioner Clay Guess, not to the Board of Tax Assessors. Lowndes County provides an official Tax Search & Pay portal through Government Window. Confirm the parcel and tax year, review the current amount due and save the payment confirmation.
10. Where do I search Lowndes County deeds and liens?
Real-estate documents are recorded through Clerk of Superior Court Beth Greene. Georgia’s GSCCCA Real Property system provides deed, lien and plat indexes for Lowndes County. Use the Assessor owner and parcel as starting clues, then verify the recorded deed and related documents in the Clerk/GSCCCA records.

2026 tax-rate policy: this article intentionally does not invent a Lowndes County 2026 millage rate. The county’s 2026 assessment announcement said applicable millage rates had not yet been set. No later official final 2026 rate publication was located during the August 12 verification used for this article.
Conflicting local instructions: current Lowndes County pages are not perfectly consistent about which office receives Homestead applications and how the annual tax-bill date is described.
