2026 valuation protest
Sarpy County’s normal Form 422 protest window ran June 1 through June 30, 2026. The Board’s 2026 final-determination meeting was held July 21.
2025 tax — first half
First installment had to be paid or postmarked by March 31, 2026 to avoid delinquency beginning April 1.
2025 tax — second half
Second installment had to be paid before August 1, 2026. As of August 12, an unpaid second half is delinquent.
Sarpy County charges 14% annual interest compounded daily from the applicable delinquency date. If your 2025 taxes remain unpaid, do not calculate a payoff from the original bill—open the live Treasurer account.
2026 values are not the same thing as taxes paid during 2026.
Nebraska taxes are levied in arrears. The bills being paid in 2026 are the 2025 property taxes. The 2026 assessment proceeds toward the next tax-roll cycle.

Why Sarpy County Properties Have Different Tax Rates
Tax rates come from the budget requirements of the taxing subdivisions serving each parcel. Sarpy publishes rate information by taxing entity and tax district rather than using one universal percentage for every owner.

Important Homestead Changes for Disabled Veterans
One-time filing change
Effective July 18, 2026, qualifying 100% permanently disabled veterans generally will not have to reapply every year unless their status changes.
Late VA certification
Nebraska enacted a late-application route when a veteran’s required VA certification is provided after the June 30 filing deadline.
Trust documentation
2026 legislation explicitly permits a certificate of trust to help demonstrate qualifying ownership for Homestead purposes.
Why this matters now:
although the ordinary June 30 application deadline has passed, a veteran receiving qualifying VA certification after June 30 should not automatically assume all 2026 relief options are closed.

Sarpy says interest accrues from the delinquency date and is compounded daily.
Limited partial payments
Once delinquent, Sarpy accepts payments in minimum one-half-year increments plus accrued interest rather than arbitrary small partial payments.
“Please confirm the complete payoff for Sarpy parcel __________ through __________, including 2025 base tax, daily accrued interest, fees and whether the parcel is scheduled for a future tax sale.”
If taxes are escrowed, Sarpy still advises property owners to verify that the mortgage company or lender actually paid the bill.

Sarpy Deed Documentary Stamp Tax Increased to $3.32 per $1,000
Nebraska LB 1067 increased the documentary stamp tax rate from $2.32 to $3.32 per $1,000 or fraction thereof, effective July 18, 2026. Sarpy County has placed this change prominently on its Register of Deeds page.
Old rate
$2.32 per $1,000 after the September 2025 increase.
Current rate
$3.32 per $1,000 effective July 18, 2026.
Temporary increase
Nebraska’s 2026 law states the increase remains in effect until January 1, 2032.
The additional $1 is directed to Nebraska rural and middle-income workforce-housing funds.
