Single-family residences, owner-occupied condominiums and qualifying owner-occupied duplexes are assessed at 25% of appraised value.
40% Commercial / Industrial
Property used for commercial, industrial, professional or similar purposes is generally assessed at 40%.
30% Personal Property
Tangible business personal property is assessed at 30% of appraised value.
Example: a residential property appraised at $400,000 produces a $100,000 assessment at the 25% residential assessment level. Property tax is then calculated using the applicable tax rate per $100 of assessed value.
Rental classification can differ. The Assessor states that real property used for dwelling purposes with two or more rental units falls into the commercial/industrial classification rather than the standard residential 25% category.

What the Shelby County Tax Freeze Does
The Tax Freeze program is different from Tax Relief. It is designed for qualifying homeowners age 65 or older and can freeze the county property-tax amount on the primary residence at an approved base year.

The Trustee says a newly approved applicant in the current cycle can have 2026 taxes frozen using the 2025 property-tax amount as the base.
The April 5, 2026 filing date listed for the current program cycle has passed. Improvements such as a new room, garage or carport can still create a proportional increase even on a frozen account.
