Sarpy By County Property Assessor 2026: Search & Tax Records

Search Sarpy County Property by Owner, 9-Digit Parcel, Address, Value and Tax Record

Sarpy County Assessor Danny Pittman maintains the real-property assessment roll, parcel valuation records and property record files for Bellevue, Papillion, La Vista, Gretna, Springfield and the rest of Sarpy County. The official Property Search connects parcel information with current owner and mailing data, legal description, property characteristics, recent deed recordings, tax-district codes and valuation history.

For a Sarpy County assessor property search by owner, begin with the County Property Search or GIS ownership layer, confirm the owner against the property address and 9-digit parcel number, then open Treasurer information for taxes. For legally recorded ownership, mortgages and liens, use Clerk/Register of Deeds Amber Houghtaling’s land-record system rather than relying only on the Assessor owner field.

2026 Protest Season Is Closed and Both 2025 Tax Installments Are Now Delinquent if Unpaid

2026 valuation protest Sarpy County’s normal Form 422 protest window ran June 1 through June 30, 2026. The Board’s 2026 final-determination meeting was held July 21.
2025 tax — first half First installment had to be paid or postmarked by March 31, 2026 to avoid delinquency beginning April 1.
2025 tax — second half Second installment had to be paid before August 1, 2026. As of August 12, an unpaid second half is delinquent.
Sarpy County charges 14% annual interest compounded daily from the applicable delinquency date. If your 2025 taxes remain unpaid, do not calculate a payoff from the original bill—open the live Treasurer account.
2026 values are not the same thing as taxes paid during 2026. Nebraska taxes are levied in arrears. The bills being paid in 2026 are the 2025 property taxes. The 2026 assessment proceeds toward the next tax-roll cycle.

The Cleanest Owner-to-Deed Research Order

1. Owner / Address Begin with the name or physical property location.
2. 9-Digit Parcel Copy the exact parcel number, including leading zeroes.
3. Property Record File Review value, legal description, tax district, photos and recent deed reference.
4. Treasurer Tax Record Confirm payment status, tax year and receipt.
5. Recorded Deed Use Register of Deeds for the actual recorded transfer and related liens/mortgages.
Three property offices, three jobs

Assessor vs Treasurer vs Clerk/Register of Deeds

Assessor — Danny Pittman Market/actual value, property characteristics, owner/mailing record, exemptions, agricultural special valuation and assessment questions.
Treasurer — Jeff Mikesell Tax bills, installments, online payments, receipts, delinquent balances, tax liens and public tax sale.
Clerk/Register — Amber Houghtaling Deeds, mortgages, liens, plats, document copies, grantor/grantee records and recording.
The Assessor does not set the final property-tax rate. Local taxing subdivisions adopt budgets/levies, while the Treasurer collects the resulting tax.

Use Sarpy GIS When an Owner Search Is Not Enough

Sarpy County GIS maintains public geospatial data for the County and the GIS Coalition, which includes Bellevue, Gretna, La Vista, Papillion, Springfield and the Papio-Missouri River NRD.

Parcel ownership County GIS parcel layers expose owner information along with the parcel.
Subdivision / land section Useful for lots, subdivisions and PLSS-based land research.
Value / address context GIS parcel information can include site address, legal description, land value and total assessed value.
Open Sarpy County GIS Portal Locate the parcel, inspect owner information and then use the linked Property Details page for assessment records.
GIS parcel boundaries are useful for research but are not a professional boundary survey or a guarantee of legal title.

Which Assessment Year Matches Which Tax Bill?

2025 Assessment / Tax Levy The 2025 tax statement was mailed in mid-December 2025 and is paid during 2026.
2026 Assessment The value reviewed and protested in 2026 moves through equalization and the tax-list process for the next payment cycle.
Closing in 2026 Sarpy notes that 2025 taxes are usually prorated between buyer and seller under the closing agreement rather than by the Treasurer.
A homeowner searching a “2026 property value” and a homeowner paying “2026 property tax” can be looking at two different stages of Nebraska’s property-tax cycle.
Do not invent one countywide rate

Why Sarpy County Properties Have Different Tax Rates

Tax rates come from the budget requirements of the taxing subdivisions serving each parcel. Sarpy publishes rate information by taxing entity and tax district rather than using one universal percentage for every owner.

County County levy component.
City Bellevue, Papillion, La Vista, Gretna, Springfield or another applicable municipality.
School District Major property-tax component that differs by parcel location.
SID / Special District Sanitary Improvement District and other local levies can materially change the total rate.
As of this August 12 update, Sarpy’s tax-rate page still prominently provides 2025 tax-rate sheets. Do not label an older published rate as the final 2026 rate unless the County has actually posted the new levy.
Check Sarpy County Tax Rates Match the parcel’s actual tax-district codes to the applicable levy information.

Sarpy County Property Valuation Protest Process

Review the Property Record File first. Look for wrong square footage, land data, condition, classification or other factual errors.
Compare market evidence. Use relevant sales, appraisal reports and similar properties.
File Nebraska Form 422. Sarpy accepted valuation protests June 1 through June 30, 2026.
Include the 9-digit parcel number on supporting documents. Sarpy specifically instructs protesters to place the parcel number on submitted material.
Attend or waive the referee hearing. Sarpy’s Board uses independent appraisal assistance during the protest-review process.
Review the Board’s final determination. A qualifying further appeal can be taken to Nebraska’s Tax Equalization and Review Commission.
  • Recent purchase contract
  • Comparable sales
  • Independent appraisal
  • Incorrect square footage
  • Condition or damage evidence
  • Wrong land characteristics
  • Incorrect classification
  • Property record discrepancies
2026 status: ordinary Form 422 protests received before June 1 or postmarked after June 30 could not be accepted as timely. The Board’s published 2026 final-determination meeting was July 21.

2026 Sarpy County Homestead Exemption

Age 65+ One major eligibility category for Nebraska Homestead relief.
Qualified Disability Certain qualifying disabled homeowners can receive relief.
Disabled Veterans Nebraska provides separate veteran categories, including certain 100% disabled veterans.
Other statutory categories Certain surviving spouses, VA-supported homes and persons with developmental disabilities can qualify under program rules.
The ordinary 2026 Sarpy Homestead filing deadline was June 30, 2026. Most qualifying categories file Form 458 annually, with income and residence-value requirements applying to some categories.
Sarpy mailed pre-filled applications in February to many prior recipients. New applicants could obtain forms from the Assessor or Nebraska Department of Revenue.
Review Sarpy Homestead Rules Check the correct eligibility category, annual filing requirement and supporting documents.

Important Homestead Changes for Disabled Veterans

One-time filing change Effective July 18, 2026, qualifying 100% permanently disabled veterans generally will not have to reapply every year unless their status changes.
Late VA certification Nebraska enacted a late-application route when a veteran’s required VA certification is provided after the June 30 filing deadline.
Trust documentation 2026 legislation explicitly permits a certificate of trust to help demonstrate qualifying ownership for Homestead purposes.
Why this matters now: although the ordinary June 30 application deadline has passed, a veteran receiving qualifying VA certification after June 30 should not automatically assume all 2026 relief options are closed.
Review 2026 Nebraska Property-Tax Law Changes See the new veteran, Homestead and property-assessment provisions before deciding that a late filing is impossible.

What Happens If 2025 Sarpy Property Taxes Were Not Paid?

April 1, 2026 First-half tax became delinquent if it was not paid or postmarked by March 31.
August 1, 2026 Second-half tax became delinquent if unpaid before August 1.
14% annual interest Sarpy says interest accrues from the delinquency date and is compounded daily.
Limited partial payments Once delinquent, Sarpy accepts payments in minimum one-half-year increments plus accrued interest rather than arbitrary small partial payments.
“Please confirm the complete payoff for Sarpy parcel __________ through __________, including 2025 base tax, daily accrued interest, fees and whether the parcel is scheduled for a future tax sale.”
If taxes are escrowed, Sarpy still advises property owners to verify that the mortgage company or lender actually paid the bill.

Sarpy County Tax Sale Timeline

March 2, 2026 sale Sarpy’s 2026 public tax sale occurred March 2 at the County Boardroom.
Tax certificate The Treasurer’s process sells a tax-sale certificate/lien interest; it should not be confused with a conventional real-estate purchase.
Unpaid 2025 real property tax Sarpy says unpaid 2025 real property taxes will be offered at public tax sale on March 1, 2027 under the current schedule.
Serious delinquency can eventually put ownership at risk. Owners with unpaid taxes should obtain a live payoff before the next tax-sale cycle rather than relying on a saved tax statement.

Search Sarpy County Deeds, Mortgages and Liens

The Register of Deeds records and preserves Sarpy County real-estate instruments, including deeds, mortgages, liens and other document types. Real-estate filing services are now at the 1102 Building rather than the Golden Gate courthouse counter used for many Clerk services.

Start with the Assessor owner and parcel number. Copy the exact current owner spelling and legal-description clues.
Open the new Sarpy Register of Deeds search. Use Sarpy County Clerk/Register of Deeds Public Search.
Search recorded ownership. Use grantor/grantee names and the parcel/legal information when available.
Check mortgages, liens and releases. Do not assume the newest deed is the only document affecting title.
Use historical search when older records are needed. Sarpy maintains a separate historical system with grantor/grantee, subdivision, land and address searches.
Recording — first page $10.
Each additional page $6.
Certified copies $1.50 per page.
New search card processing Current Tyler public-search page lists a 2.49% credit-card service charge on document fees.

Sarpy Deed Documentary Stamp Tax Increased to $3.32 per $1,000

Nebraska LB 1067 increased the documentary stamp tax rate from $2.32 to $3.32 per $1,000 or fraction thereof, effective July 18, 2026. Sarpy County has placed this change prominently on its Register of Deeds page.

Old rate $2.32 per $1,000 after the September 2025 increase.
Current rate $3.32 per $1,000 effective July 18, 2026.
Temporary increase Nebraska’s 2026 law states the increase remains in effect until January 1, 2032.
The additional $1 is directed to Nebraska rural and middle-income workforce-housing funds.
If you bookmarked an older Sarpy recording-fee page or calculator, make sure it reflects the post-July 18, 2026 rate before preparing a deed payment.
