2026 Appraisal Work Is Farther Along Than the 2026 Tax-Billing Cycle

Ellis County’s current tax calendar places the ordinary property-tax protest deadline on May 15 and appraisal-roll certification on July 25. Those dates have passed. The next major countywide step is fall tax billing, with the collection period beginning October 1 or as soon as bills can be mailed.

10% Homestead Cap vs 2026 Non-Homestead Circuit Breaker

Residence Homestead — 10% A qualifying residence homestead generally limits annual growth in appraised value to 10%, plus qualifying new improvements.
2026 Circuit Breaker — 20% Certain real property that is not a residence homestead can receive a 20% annual appraisal-growth limitation.
2026 Eligibility Ceiling — $5.32 million Texas raised the maximum property value eligible for the temporary circuit-breaker limitation to $5,320,000 for tax year 2026.
The circuit breaker is temporary. The current Texas provision expires December 31, 2026 unless changed by later law.
Not every non-homestead parcel qualifies. Agricultural, timber and certain other specially appraised property is excluded from this circuit-breaker provision.

$140,000 School Homestead Texas school districts must provide a $140,000 general residence-homestead exemption under current law.
