How a Champaign County Assessment Reaches the Tax Bill
1. January 1
Township assessor values property as of January 1.
2. Township Assessment
Property is generally assessed at one-third of market value.
3. County Equalization
County Assessment Office reviews ratios and may apply township equalization factors.
4. Board of Review
Owners may file assessment complaints during the published filing period.
5. Clerk / Treasurer
Clerk extends rates and Treasurer/Collector sends the resulting tax bill.
For tax year 2025 payable in 2026, Champaign County reports that all assessments were finalized by July 25, 2025, Board of Review appeals were completed by February 6, 2026, and Illinois issued the County a final state equalization multiplier of 1.0000 in February 2026.
One-third assessment does not mean a 33% tax
How Champaign County Property Tax Is Calculated
1. Market Value
Start with the assessor’s estimated full market value.
2. Assessed Value
Generally one-third of market value.
3. EAV – Exemptions
Equalization and eligible Homestead exemptions produce taxable EAV.
4. Tax Rate
Taxable EAV is multiplied by the combined rate for the parcel’s taxing districts.
Illustration only:
a $300,000 market value would correspond to roughly $100,000 assessed value before equalization. If taxable EAV after exemptions were $94,000 and the hypothetical combined rate were 8%, the illustration would produce $7,520 in tax. The 8% rate is only an example—not a Champaign County-wide rate.
There is no single countywide rate because Champaign County contains 156 taxing districts, including school districts, municipalities, villages and special-service districts.

General Homestead
Up to $6,000 reduction in EAV for qualifying owner-occupied principal residences in Champaign County.
Senior Homestead
$5,000 EAV reduction for qualifying owners age 65 or older.
Persons with Disabilities
$2,000 annual reduction in EAV for qualifying disabled homeowners.
Returning Veterans
$5,000 EAV reduction for the qualifying two-year benefit period after return from active duty in an armed conflict.

Low-Income Senior Citizens Assessment Freeze
Age
Applicant must be at least 65 under Illinois qualification rules.
2026 household income
Maximum household income for taxable year 2026 is $75,000.
Annual filing
Form PTAX-340 must be filed each year with the Chief County Assessment Office.
A Senior Freeze does not freeze the tax bill. It freezes qualifying EAV at a base level. Tax rates can still change, and new improvements can add taxable value.

Illinois Senior Citizens Real Estate Tax Deferral
The Senior Citizens Real Estate Tax Deferral Program can postpone all or part of qualifying real-estate tax and special-assessment payments. Unlike an exemption, it functions as a state-backed loan secured by a lien against the property.
Age
Applicant must generally be at least 65 by June 1 of the application year.
2026 income limit
Illinois lists a $77,000 household-income ceiling for the 2026 deferral program year.
Application timing
Forms are filed with the County Collector/Treasurer and ordinarily must be completed by March 1.
The ordinary 2026 March 1 deferral filing deadline has passed. Ask the Treasurer about the next program year rather than confusing this program with the Senior Assessment Freeze.

October 30, 2026 • 9:00 a.m.
What Champaign County’s Annual Tax Sale Actually Sells
The 2026 annual real-estate and mobile-home tax sale is scheduled for October 30 at 9:00 a.m. in the Shields-Carter Meeting Room. The tax sale concerns delinquent taxes; the County explains that the property itself is not immediately sold. A tax buyer pays the delinquent taxes and receives the statutory tax-sale interest.
Last pre-sale payment point
County guidance says taxes remaining unpaid after 4:30 p.m. October 29 proceed to the October 30 sale.
Redemption
After sale, the taxpayer redeems through the County Clerk by paying the required amount plus tax-sale interest and statutory charges.
Risk of tax deed
Failure to redeem before the legal deadline can allow the tax buyer to petition Circuit Court for a tax deed.
Tax-sale purchaser fees currently listed by the County include a $20 indemnity fee, $10 automation fee, $60 interest fee and $4 County Clerk fee per real-estate parcel purchased.
