1. Fair Market Value
The Assessor estimates the value of the property under Georgia valuation rules.
2. Assessed Value
Most taxable real property is assessed at 40% of Fair Market Value.
3. Exemptions
Homestead, valuation freeze and other benefits reduce taxable assessed value as allowed.
4. Millage
Applicable county, school, city and special-district millage produces the tax bill.

Camden County voters approved its local Homestead Valuation Freeze in 2006. The exemption generally equals the difference between the Assessor’s current Fair Market Value and the homeowner’s qualifying base-year value.
Base year
The county describes the base year as the taxable year immediately preceding the year in which the exemption is first granted to the most recent owner.
Property covered
The freeze applies to the primary residence and not more than five acres immediately surrounding the home.
Improvements still count
Improvements made after January 1 are added to the base-year value for the following tax year.
Buyer warning: do not estimate your future Camden County bill from a seller’s frozen taxable value. The seller’s local Homestead Freeze is tied to that owner’s qualification/base year.

Camden County also provides Freeport treatment for qualifying manufactured goods, out-of-state shipment inventory, raw materials and goods in process. The county says an annual timely application is required to receive the available full or partial benefit.
August 2026: the ordinary April 1 filing period has passed. A business that omitted taxable property or missed a Freeport filing should contact the Assessor rather than waiting for an estimated assessment.
