2026 Property Records Are Live; the Regular County Appeal Session Has Passed

Tennessee’s official parcel system is already displaying Tax Year 2026 for Cheatham County. The state identifies Cheatham as county number 011 and lists 2024 as the county’s most recent reappraisal year.

What Is Cheatham County’s 2026 Property Tax Rate?

The Assessor does not set Cheatham County’s tax rate. The County Commission sets the county levy through the annual budget process.

Do not automatically use $2.59 as the 2026 rate. Cheatham County’s Mayor FAQ currently displays “$2.59” as its “current tax rate,” but that FAQ does not identify the applicable tax year. Because a dated 2026 rate publication was not established during this verification, this guide does not label $2.59 as the confirmed 2026 levy.

Cheatham County Property Assessment Appeals

Start with the Assessor. Ask staff to explain the appraisal and correct factual record errors before a formal appeal when time allows.
Review the property card. Confirm acreage, square footage, improvements, use and classification.
Use the County Board of Equalization. Cheatham’s posted 2026 session ran June 1–5 and June 8–12.
Keep written authorization if an agent appears. Cheatham’s local notice requires an agent appearing for an owner to carry the owner’s written authorization.
Save the County Board decision notice. Its mailing date can control the State Board filing deadline.
File the state appeal on time. Tennessee’s general deadline is August 1 or 45 days after the local-board decision notice was sent, whichever is later.

Tax Relief is not an exemption. You still receive a property-tax bill. Tennessee reimburses an eligible portion through the state program, and any remaining balance must be paid.
Application timing: the 2026 state brochure says owners may apply when the 2026 bill is received. The deadline is 35 days after the local delinquency date, and the required taxes must also be paid by that deadline.

Cheatham County Business Personal Property

Businesses operating in Cheatham County generally must file an annual tangible personal-property schedule with the Assessor for taxable furniture, equipment, machinery and other business assets.

February 1 Schedules are normally mailed to businesses by this date.
March 1 Completed schedules are due to the Assessor.
30% assessment Tangible personal property is assessed at 30% of depreciated/appraised value.
No schedule received? The business should still contact the Assessor rather than assuming no return is required.
Forced assessment Failure to file can result in an Assessor-generated forced assessment.
Amendment A timely filer generally has until September 1 of the following year to amend the previous-year schedule; forced assessments do not have that same amendment right.
