Cass County’s official formula: Real-estate tax is calculated from assessed value and the combined rate of the taxing entities serving that property. Different school, fire, ambulance, city and other districts can produce different rates.
Do not use a prior-year levy as a guaranteed 2026 rate. Cass County notes that local tax rates are set each year, normally later in the year.

Why a Cass County Property Can Still Change in 2026

Cass County explains that reassessed real-estate values are placed on the tax rolls in odd-numbered years. Personal property is assessed every year.

As of August 12, 2026: the county BOE filing deadline of July 13 has passed. Do not submit a normal county appeal assuming it is still timely. If you already obtained a BOE decision, review your State Tax Commission rights immediately.
Start with market value—not the amount of tax. Cass County specifically says that “my taxes are too high” is not relevant evidence in a valuation dispute.
State the value you believe is correct. An appeal is stronger when the taxpayer identifies a specific supported market value.
Prepare evidence. Cass County identifies photographs, the recent sale of the property and appraisal testimony as examples of useful evidence.
Complete the informal Assessor step. Resolve obvious characteristic or valuation issues before formal escalation when possible.

Cass County Property Tax Search, Bill and Payment Records

Find the property through the Assessor first. Save the parcel/account information and confirm the correct real estate.
Open the Cass County Collector portal. Use Cass County Tax Search and Payment.
Search the current real-estate account. Match the owner/property and the tax year before relying on a balance.
Review whether taxes are paid or unpaid. The Collector—not the Assessor—is the payment-status source.
Check the live payment amount before submitting. Delinquent accounts can include penalties and fees that are not visible on an old bill.
Save the receipt. Keep the confirmation with parcel and tax-year information.
November Cass County normally mails annual real-estate property-tax bills during November.
December 31 Taxes are due upon receipt but no later than December 31.
USPS postmark matters For mailed payment, Cass County uses the U.S. postmark to determine timeliness.
No bill does not mean no tax. Cass County says failure to receive a tax bill does not remove the taxpayer’s obligation or resulting late charges. If you do not receive a real-estate statement by December 10, contact the Collector.
Current published card fees: the Collector’s payment-information page currently lists a 2.4% convenience fee for credit-card transactions and 2.0% for debit cards, retained by processor CSG Forte. The county page identifies those percentages as effective April 4, 2023, so verify the checkout screen before paying in 2026.
First-year delinquency can become expensive. Cass County warns that penalties and fees on unpaid taxes can reach as high as 25% during the first year of delinquency.
