Collin County does not use the County Tax Assessor-Collector to determine your property’s market value. Valuation is handled by the Collin Central Appraisal District (CCAD), while Tax Assessor-Collector Scott Grigg’s office converts certified appraisal data into tax records and collects taxes for Collin County and many participating cities, school districts, special districts and Collin College.

Where Collin County Is in the 2026 Property-Tax Cycle

The normal 2026 real-property protest period has ended. CCAD mailed real-property Notices of Appraised Value on April 15, and the district published May 15, 2026 as the regular real-property protest deadline. The appraisal roll moves through certification by July 25, leaving only limited post-certification remedies for most owners now.
2026 appraisal Verify the certified property record, market value, capped value, exemptions, agricultural status and taxing entities in CCAD.
2026 proposed taxes Use Collin County’s tax-transparency site while local taxing units work through their annual tax-rate and budget process.
2026 bill not yet due Property statements are generally mailed in October and are due upon receipt. The normal statutory payment deadline for 2026 taxes is January 31, 2027.
January 31, 2027 falls on Sunday: Under the Texas weekend/holiday deadline rule, an act due January 31 is generally timely on the next business day, Monday, February 1, 2027. Always follow the delinquency date printed on the actual tax statement, especially if a bill is mailed late.
Current CCAD system notice: CCAD reports that property search may experience delays during system maintenance and high traffic. The district provides an alternate property search and Texas Open Data as backup routes.

Common mistake: Scott Grigg is called the Collin County Tax Assessor-Collector, but his office does not appraise your home. CCAD establishes property value. The Tax Office uses the certified roll to calculate and collect taxes.

How to Use Collin CAD GIS and Find the Subdivision Plat

Locate the property in CCAD Property Search. Open the correct Property ID before entering the map.
Click View Map. At the top-right of the property-details page choose “Interactive Map.”
Select the target parcel. Click the mapped tract to open its property-information pop-up.
Use the plat-download link. For mapped subdivisions, CCAD says the pop-up can include “Click Here to Download Plat.”
For the Clerk’s original plat, change record department. Go to the County Clerk public search, change the department from Property Records to Plats, then search the subdivision name.
Do not treat GIS lines as surveyed boundaries. Use the recorded plat, deed and professional survey when the exact legal boundary matters.

How a Collin County Appraisal Becomes a Taxable Value

Market value CCAD appraises property at 100% market value.
Value limitation Apply homestead or qualifying non-homestead cap when applicable.
Exemptions Entity-specific exemptions reduce taxable value.
Tax rates Each taxing unit adopts its own rate.
Tax bill Collector bills the resulting liability.
Texas does not use a universal assessment percentage: CCAD explains that Texas property taxes are based on full market value rather than multiplying homes by a fractional assessment ratio such as 10%, 12% or one-third.
Market value and taxable value are not the same thing: A successful exemption or appraisal limitation can lower the value used for taxes without changing CCAD’s market-value conclusion.

Collin County Homestead Cap vs. Non-Homestead Circuit Breaker

Residence homestead — 10% Once effective, the homestead cap generally limits annual appraised-value growth to the prior appraised value plus 10%, plus market value of qualifying new improvements.
Non-homestead — 20% Qualifying real property other than a residence homestead can receive a 20% circuit-breaker limitation, plus new improvements.

Still protest market value: CCAD emphasizes that property owners protest the market value. The capped/appraised or taxable value changes only when the underlying market value falls enough or another exemption/limitation applies.

Collin County Property Protest and ARB Process

Do not use the previous owner’s PIN. CCAD states that eFile PINs are unique to each owner.
Complete informal review if useful. Informal review can resolve value without a formal hearing.
Keep the formal ARB right protected. CCAD warns that merely scheduling or attending an informal review does not reserve formal protest rights—a timely protest does.
Prepare for hearing. The ARB provides formal notice and evidence-related rights before a scheduled hearing.
August 2026: Do not submit an ordinary late protest and assume it will be accepted. The regular May 15 deadline is over. First determine whether a specific post-certification remedy applies.
Limited options after certification

What Can Still Be Corrected After the 2026 Protest Deadline?

Failure to receive required notice Texas Tax Code §41.411 can provide a protest when an owner proves CCAD or the ARB failed to deliver a notice the owner was entitled to receive.
Clerical or ownership error §25.25(c) can address certain clerical errors, multiple appraisals, nonexistent property and January 1 ownership errors.
Rendition error or omission §25.25(c-1) provides a limited correction route for qualifying rendition errors subject to statutory exclusions.
Substantial appraisal error §25.25(d) may allow correction of a very large appraisal error when the statutory threshold is satisfied.
Earlier hearing can restrict remedies Some post-certification routes are unavailable after an ARB order or written settlement.
Deadlines differ Post-certification remedies use different time limits and proof requirements from the regular May protest.

2026 school homestead exemption: $140,000

Collin County Residence Homestead Exemption Rules

$140,000 school exemption Texas school districts must provide a $140,000 general residence-homestead exemption under current state law.
Local exemptions vary Collin County, cities and special districts can provide different optional homestead exemptions. Check the taxing-entity table for your parcel.
Principal residence The applicant must own an interest in the home and use it as the principal residence.
Up to 20 acres A residence homestead can include up to 20 acres when the land is owned and used for residential purposes with the home.
One-time application CCAD says a homestead application generally remains in place unless the chief appraiser requests reapplication or the residence changes.
Late filing may be available April 30 is the ordinary annual filing deadline, but Texas law provides late-filing relief for certain homestead exemptions.
New buyer: Texas law can allow a qualifying owner who acquires a residence after January 1 to receive a general homestead exemption for the applicable portion of that year when statutory requirements are met and the prior owner did not already receive the same exemption for that tax year.
10% cap timing: Receiving homestead does not necessarily mean the cap protects the property immediately. CCAD explains that the residential homestead cap generally begins in the second year after the exemption has been granted.

Additional school exemption and tax ceiling

Collin County Over-65 and Disabled Person Property-Tax Benefits

Additional $60,000 school exemption Texas school districts must provide an additional $60,000 residence-homestead exemption to a qualifying person age 65 or older or disabled.
Only one spouse needs to be 65 CCAD confirms that both spouses do not need to meet the age requirement.
Surviving-spouse protection A qualifying surviving spouse age 55 or older may continue the deceased spouse’s over-65 exemption and tax ceiling when statutory requirements are met.
School tax ceiling Qualifying school taxes generally cannot rise above the amount due when the homeowner first qualified, except for new improvements and other statutory adjustments.
Four installments Qualified over-65 or disabled homeowners may elect to pay current homestead taxes in four installments without ordinary penalty and interest when the election is timely.
Tax deferral Collin County explains that a qualifying age-65 or disabled homeowner can defer homestead tax collection, with 5% annual interest accruing while the deferral remains effective.
A deferral is not forgiveness: The tax lien remains. Collin County states that deferred status changes when ownership or qualifying occupancy ends, after which ordinary collection rules resume following the statutory period.
Tax ceiling can move with you: Texas provides a ceiling-transfer mechanism when an eligible over-65 or disabled homeowner moves to another qualifying Texas homestead. CCAD provides a Tax Ceiling Transfer Request form.
Partial and 100% disabled-veteran benefits

Do not confuse two veteran programs: A veteran with a 70%–100% rating can qualify for the $12,000 partial exemption without automatically qualifying for the separate full homestead exemption.

Collin County Agricultural Land Appraisal Requirements

Five of seven years CCAD states that qualifying land generally must have been devoted to agricultural use for at least five of the preceding seven years.
Current agricultural use The land must meet qualifying use and degree-of-intensity standards rather than merely being vacant or rural.
Application deadline Applications are filed after January 1 and before May 1; CCAD’s calendar expresses the ordinary deadline as April 30.
Late application A late application can be accepted before appraisal-roll certification but carries a statutory 10% penalty on the tax savings if approved.
City-limits complication Land inside a city or town can face additional statutory qualification requirements.
Use value, not exemption Agricultural appraisal changes the valuation method; it is not the same as simply exempting the land from taxation.
August 2026: The ordinary and late pre-certification filing windows have passed for most 2026 applications because the appraisal roll has reached certification. Discuss any ownership or qualification issue directly with CCAD.

Collin County Business Personal Property Search and Rendition Rules

What counts as BPP? Furniture, fixtures, machinery, tools, computers, vehicles, aircraft, inventory, raw materials and other property used to produce income can be reportable.
2026 regular deadline Renditions were due April 15.
Extension deadline A written extension request made by April 15 could extend filing to May 15.
No online rendition filing CCAD’s current BPP FAQ says electronic rendition filing is not yet available.
Leased equipment CCAD states leased equipment is taxable to the owner of the equipment as of January 1.
BPP notices The first 2026 BPP appraisal notices were scheduled in May, with later notices continuing into early June as accounts were processed.
August 2026: Ordinary rendition and extension dates have passed. A business disputing value should first check its notice date, protest status and ARB history before assuming a late ordinary protest is available.
Useful protest evidence: CCAD identifies depreciation schedules, balance sheets, federal tax returns and CPA letters supporting inventory, furniture or equipment value as potentially useful BPP evidence.

August is tax-rate season: Taxing units—not CCAD—adopt budgets and rates. The appraisal district determines property value; local governments determine how much revenue to raise within Texas law.
Do not treat an estimator as the bill: Rates, exemptions, tax ceilings and special districts can alter actual liability. The October statement and live Tax Account Lookup should be used for final payment.

How to Search Collin County Deeds, Mortgages and Liens

If you only know the property address, start with CCAD. The County Clerk specifically directs address-only users to look up the property at Collin CAD first.
Open Collin County Deed Search. Use the official County Clerk public-search system.
Search by party name. Use current owner, prior owners, spouse, trust, lender or business names as needed.
Use instrument number when available. Instrument numbers are the fastest route to a known recorded document.
Older records can use volume and page. Search by Volume/Page when the deed or title commitment provides those references.
Review related instruments separately. A warranty deed, deed of trust, mechanic’s lien, release, abstract of judgment and tax lien are separate recorded instruments.
Order an official copy when needed. The online database does not constitute the official repository and some information is redacted under state law.
Instrument-number change: Property records recorded from January 2006 through April 2022 generally use a 17-digit instrument number beginning with the recording year/month/day and containing a trailing zero. Records from May 2, 2022 forward use a 13-digit number beginning with the recording year.
Online database limitation: The County Clerk warns that the searchable online database is not the official repository and may not reflect the complete or unaltered content of official records.
