Fairfax County Property Assessor 2026: Search & Tax Records

Fairfax County Virginia 2026 Assessment & Tax Guide

Search Fairfax County VA Property Assessments, Tax Maps, Sales and 2026 Taxes

Fairfax County does not operate a separately elected “Property Assessor” office. Real-estate valuation, assessment records and tax collection are handled by the county’s Department of Tax Administration (DTA). Its Real Estate Division annually values property at estimated fair market value as of January 1, while the Board of Supervisors sets the tax rate and DTA bills the resulting tax in two installments.

This 2026 guide explains the official iCare property-search system, tax-map numbers, residential sales comparisons, the 3.99% average residential equalization increase, the new $1.12 base tax rate, missed April and June appeal deadlines, the already-past July 28 first installment, the special December 7 second-installment date, senior and disability relief, veteran exemptions, GIS maps and Fairfax Circuit Court deed records.

Fairfax County 2026 Assessment and Tax Status

The 2026 administrative and Board of Equalization appeal deadlines have passed, and the first real-estate tax installment was due July 28. The major remaining countywide payment date is the second installment, which moves to Monday, December 7, 2026 because December 5 falls on a Saturday.
Assessments effective January 1 Virginia requires Fairfax real estate to be assessed at 100% of estimated fair market value.
Notices mailed February 17 Fairfax began mailing Tax Year 2026 real-estate assessment notices on February 17.
April 1 administrative appeal closed DTA appeals had to be filed by April 1, 2026.
June 1 BOE appeal closed Fairfax Board of Equalization applications were due June 1, 2026.
July 28 first installment passed If unpaid, late-payment penalty and interest can now apply.
December 7 second installment Fairfax officially extends the 2026 December 5 deadline to Monday, December 7.

2026 rate change: the Board of Supervisors reduced the base real-estate tax rate from $1.1225 in 2025 to $1.12 per $100 of assessed value for Tax Year 2026.
Fairfax does not use a separately elected assessor

DTA vs Board of Equalization vs Circuit Court

DTA Real Estate

  • Annual fair-market assessment
  • Property characteristics
  • Neighborhood sales
  • Tax-map number
  • Assessment notices
  • Administrative appeals
  • Tax billing and collection

Board of Equalization

  • Independent assessment hearings
  • Fair-market-value disputes
  • Uniformity disputes
  • Acreage / assessment complaints

  • Power to decrease value
  • Current tax year only

Circuit Court Land Records

  • Deeds
  • Deeds of trust
  • Mortgage-related records
  • Releases
  • Plats
  • Certified copies
  • Historic land records
DTA both assesses and collects: unlike counties where an assessor and treasurer are separate elected offices, Fairfax County’s Department of Tax Administration performs both real-estate assessment and county tax-administration functions.
Do not confuse Fairfax County with Fairfax City. Fairfax City is an independent Virginia city with its own assessment and tax system. The Fairfax County iCare database is for county parcels.
Different state, different structure: compare Fairfax’s DTA model with this St. Johns County Property Appraiser guide, where a Florida constitutional Property Appraiser separately handles valuation and exemptions.

Physical Characteristics Property type, structure information and other appraisal attributes. An incorrect characteristic can distort comparable selection or valuation.
Sale Data Recorded sale date and price information flowing into DTA data. Comparable sales are central to residential mass appraisal.
Neighborhood Sales Sales used as market context for similar nearby properties. Useful when testing fair market value or assessment uniformity.

Fairfax Assessment Appeals: What Owners Could Challenge

Fair market value Show that the property could not reasonably have sold for the assessment as of January 1, 2026.
Lack of uniformity Show that similar properties are assessed inconsistently compared with yours.
Property-description error Demonstrate inaccurate acreage or physical-property information affecting the assessment.
Not a legal basis by itself: Fairfax specifically warns that saying “my assessment increased too much this year” is not enough. The appeal must address fair market value, uniformity or factual assessment error.

2026 filing deadlines

Appeal route 2026 deadline Current status
DTA Administrative Appeal April 1, 2026; electronic submissions by 4:30 p.m. EDT Closed
Board of Equalization June 1, 2026; electronic/hand delivery by 4:30 p.m. EDT Closed

Evidence to prepare for future assessment review

  • Current Fairfax assessment record
  • Assessment notice
  • Neighborhood comparable sales
  • Photos documenting material condition
  • Independent appraisal if available
  • Correct land/acreage information
  • Building measurements or property facts
  • Commercial income and expense information when applicable
Missed both county deadlines? Fairfax states that property owners may also have a Circuit Court appeal route. Court litigation has different legal requirements and time limits, so do not treat the closed DTA/BOE process as legal advice about a court filing.

Tax Year 2026 adopted base rate

Fairfax County 2026 Real Estate Tax Rate: $1.12

The Fairfax County Board of Supervisors adopted a $1.12 base real-estate tax rate for each $100 of assessed value for Tax Year 2026, reducing the base rate by one-quarter cent from the prior $1.1225 rate.

$500,000 Hypothetical assessed value
÷
100 = 5,000 taxable units
×
$1.12 = $5,600 Base county real-estate tax before special district rates or service charges
$1.12 is not always the parcel’s complete rate. Stormwater, community-center, transportation, rail, leaf-collection, watershed, pest and other special-district rates or service fees may apply.
Open Fairfax 2026 Real Estate Tax Rates Find the parcel’s Tax District in iCare, then match it to the county’s current tax-rate/fee schedule.

Refuse service Certain tax districts also carry a 2026 $630 dwelling-unit refuse service charge.
Practical lookup: open iCare, note the property’s Tax District number, then use the official 2026 Tax Rate/Fee Table. This is more accurate than multiplying every Fairfax parcel by one universal rate.

Using a card? The county’s current service-fee page lists a third-party credit/debit processing fee of 2.35%.
Save confirmation. Keep the electronic receipt until the real-estate account shows payment.

No grace period A balance becomes late after the official due date if it was not timely received or postmarked.
Two installments mean two possible penalties A separate late penalty can apply to each unpaid installment.

Pay what you can County guidance encourages partial payment when a taxpayer cannot pay the entire amount, although penalties and interest continue on the unpaid balance.

Fairfax County Real Estate Tax Relief Income Brackets

Fairfax County provides partial or full real-estate tax relief to qualifying homeowners who are at least 65 years old or permanently and totally disabled and meet the program’s income and asset limits.

Income $60,000 or less 100% Tax relief subject to program limits.
$60,001–$70,000 75% Tax relief subject to program limits.
$70,001–$80,000 50% Tax relief subject to program limits.
$80,001–$90,000 25% Tax relief subject to program limits.
Income ceiling Total combined gross household income cannot exceed $90,000 for ordinary 2026 real-estate tax relief.
Asset ceiling Combined net assets generally cannot exceed $400,000, excluding the qualifying home and specified land under program rules.
Assessment-value cap Relief applies up to 125% of the average assessed value of Fairfax properties for the applicable tax year; value above the cap remains taxed at the full rate.
Returning-applicant deadline: May 1, 2026 has passed. Fairfax permits an extension through December 31 only under qualifying hardship circumstances that prevented timely filing through no fault of the applicant.

Documents Fairfax commonly requests

  • Federal tax return and schedules
  • Virginia tax return
  • Financial-account balances as of December 31
  • Trust document when applicable
  • Divorce or separation documents when applicable
  • Disability documentation when applying as permanently disabled

Different from tax relief

Fairfax Real Estate Tax Deferral Program

Maximum household income $100,000 for the 2026 deferral program.
Maximum net assets $500,000 under program rules, excluding the qualifying home and specified land.
Interest applies Deferred taxes accrue annual compounding interest at Wall Street Journal prime plus 1%, capped at 8%.
10% property-value ceiling Deferred taxes plus accumulated interest cannot exceed 10% of the assessed value of the dwelling.
Usually repaid later Deferred tax becomes payable after sale, nonqualifying transfer or within the applicable estate period after the last qualifying owner dies.
No late-payment penalty on approved deferral The program defers taxes under its own rules rather than treating the approved amount as an ordinary delinquency.
Relief vs deferral: relief reduces or eliminates qualifying tax; deferral postpones payment and generally creates an interest-bearing obligation secured against future payment events.
Virginia constitutional/state exemption

Disabled Veteran and Surviving-Spouse Real Estate Exemption

100% service-connected disability A veteran rated permanently and totally disabled by the U.S. Department of Veterans Affairs can qualify.
Individual unemployability can qualify Fairfax also recognizes qualifying permanent service-connected disability below 100% when VA benefits are paid at the 100% rate because of individual unemployability.
Principal residence The exemption applies to the qualifying occupied principal residence and up to one acre, subject to statutory requirements.
Spouse ownership Joint real property with the veteran’s spouse can be covered under qualifying circumstances.
Surviving spouse Certain surviving spouses may retain or qualify for the exemption when statutory requirements are met.
Pre-certificate available Fairfax asks veterans needing approval information before buying a home to contact Tax Relief.
Open Disabled Veteran Real Estate Exemption Review VA disability requirements, surviving-spouse rules and Fairfax application documents.
Agriculture, horticulture, forest and open-space property

Fairfax County Land Use Assessment

Fairfax County offers Virginia land-use assessment forms for qualifying agricultural, horticultural, forest and open-space property. Approved land can be taxed on the basis of qualifying use value rather than ordinary fair-market treatment under the program’s rules.

LU-1 application Fairfax uses the Virginia Application for Taxation on the Basis of a Land Use Assessment with a county addendum.
LU-2 revalidation Existing participants may need to revalidate continued eligibility.
Rollback risk A change in use or disqualifying transaction can result in rollback taxes under Virginia law.
Do not assume acreage alone qualifies. Land-use assessment depends on the specific use category, statutory acreage/use requirements, documentation and timely filing.

Find the Correct County Office

Property Appraiser, Tax Collector, Clerk, GIS, and VAB offices do different jobs. Pick your task below.

Search tip: If address search fails, try only the house number and main street name. Avoid typing Street, Avenue, Road, Drive, unit numbers, or punctuation unless the official portal requires it.

Homestead Exemption Readiness Check

This helps homeowners prepare before filing through the official county Property Appraiser website.

Important: This is not an eligibility decision. The official county Property Appraiser decides approval, required documents, late filing options, and exemption status.
