Floyd County Georgia Property & Tax Records Guide
Search Floyd County GA Property Records, Parcel Maps, Assessments & 2026 Taxes
Floyd County property research begins with the Board of Assessors, not the Tax Commissioner. The Assessor’s staff determines fair market value, maintains parcel and improvement records, processes homestead and special-assessment applications and handles assessment appeals. The Floyd County Tax Commissioner bills and collects the resulting property tax, while the Clerk of Superior Court maintains deeds, liens, security deeds and other recorded real-estate documents.
This 2026 guide shows how to search Floyd County property records by owner, location address or parcel number; read land and building data in qPublic; use Rome/Floyd GIS; calculate Georgia’s 40% assessed value; understand the June 9 assessment notice and expired 45-day appeal period; prepare for 2026 tax bills scheduled for August; apply the November 15 payment deadline; review homestead, senior, veteran and agricultural programs; and verify legal ownership through Superior Court land records.

2026 Assessment Appeals Are Closed — Tax Bills Are Next
Floyd County mailed its 2026 Annual Notices of Assessment on June 9, 2026. Georgia gives property owners 45 days from the notice date to file an assessment appeal. For a June 9 notice, that ordinary 45-day period ran through July 24, 2026. As of August 12, the normal 2026 assessment appeal window has passed.
Assessment stage
Floyd’s 2026 assessment notice reflects current property value and estimated millage information for the applicable jurisdictions.
Tax-bill stage
Floyd County’s current Tax Commissioner page says property-tax bills will be mailed August 15.
Payment deadline
Real-estate and business personal-property taxes are generally due November 15.
2026 bill timing nuance: the county’s current Tax Commissioner page specifically lists August 15 as the bill-mailing date, while the Tax Commissioner’s separate tax website says property bills are generally mailed by September 1. If a bill does not arrive, use the online tax search rather than waiting for paper mail.
Do not appeal because the estimated tax looks high. Floyd County states that estimated property tax itself is not a valid basis for an assessment appeal. An appeal addresses value, uniformity, taxability or an exemption issue.

Accept the public-record disclaimer if prompted.
The qPublic system can require acknowledgement before opening search results.
Search the owner first when you know the taxpayer.
Begin with the surname or main business/trust name rather than an overly specific long entry.
Use location address when researching a specific house.
Start with house number and core street name if a fully formatted address produces no match.
Use parcel number for the safest exact match.
Copy the identifier from an assessment notice, prior property card or tax bill.
Open the full property record.
Review ownership, legal information, land, improvement characteristics, value and sales information.
Open the map view.
Use the parcel map to understand the property’s geographic position and adjacent tax parcels.
Save the parcel / map reference.
You will need it when dealing with an assessment appeal, deed lookup or tax-payment question.
Current office arrangement: the Assessor has relocated to the former Law Enforcement Center at 5 Government Plaza in Rome. Online qPublic access remains the fastest route for basic parcel research.

Georgia’s statutory 40% assessment ratio
Fair Market Value vs Assessed Value in Floyd County
Georgia property taxes begin with fair market value. Floyd County explains that real property is assessed at 40% of its appraised fair market value. Homestead and other applicable exemptions are then deducted from assessed value before millage is applied.
Example: a property appraised at $300,000 normally produces a gross assessed value of $120,000 before applicable assessed-value exemptions.
A value increase is not automatically the same percentage increase in tax. Final taxes also depend on adopted millage rates and applicable exemptions.
Floyd County’s appraisal methods: the Assessor describes the Cost Approach, Sales Comparison Approach and Income Approach as the three main appraisal methods. Depending on the property, staff may use one, two or all three.
Use the millage shown on your current notice or bill
Floyd County Property-Tax Estimate Calculator
Because final millage depends on the applicable Floyd County, school, Rome or other taxing jurisdiction, this calculator does not invent a countywide 2026 rate. Enter the actual millage from your current notice or tax bill.
Estimated annual base property tax

Enter fair market value, applicable assessed-value exemptions and the actual millage rate for the property.
Formula: Fair Market Value × 40% = Gross Assessed Value. Gross Assessed Value − applicable exemptions = Net Taxable Assessment. Net Taxable Assessment × Mills ÷ 1,000 = estimated base tax.
Rome/Floyd joint GIS
Floyd County GIS, Parcel Maps & Property Verification
Rome/Floyd County GIS is a joint City of Rome and Floyd County mapping operation. Its newer Floyd County Map Viewer is designed to replace the older Parcel Viewer and includes an active Property Record Card connection.
GIS is not authoritative boundary evidence. Rome/Floyd GIS explicitly states that mapping data is for general reference and should be independently verified before being used for a project.
Need a deed or plat instead of a map? GIS directs users to the Floyd County Deed Room for copies of deeds and plats.
Why a Floyd County Appraiser May Visit Your Property
Floyd County publishes advance notice that appraisal staff can physically review property to verify information in the county appraisal record.
Common triggers
Sale or purchase, new construction, active building permits, a filed return, appeal or exemption application.
Periodic review
County appraisal procedures also include periodic review visits to keep property characteristics current.
What staff may do
Measure structures, list construction information and photograph the property for assessment records.
Identification safeguard: Floyd County says appraisal staff conducting property visits should arrive in a clearly marked county vehicle and be prepared to provide identification upon request.

2026 ordinary deadline has passed. Notices were mailed June 9, 2026 and Georgia allows 45 days. For that mailing date, the ordinary deadline was July 24, 2026.
Valid appeal issues
Value, uniformity, taxability and denial of a homestead exemption are recognized assessment-appeal issues.
Not a value-appeal issue
The amount of estimated property tax itself cannot be the basis of the assessment appeal.
What Floyd County says to include in an appeal
- Map reference from assessment notice
- Selected appeal method
- Your opinion of property value
- Brief reason for the appeal
- Daytime phone number
- Supporting comparable sales
- Property-condition evidence
- Correct land / building information
Common Board of Equalization path: if the Assessor makes no change after reviewing the appeal, Floyd County says the case is automatically certified to the Board of Equalization. If the Assessor changes the value, the taxpayer generally has 30 days to appeal that changed value in writing.
Further appeal: a taxpayer or Assessor who disagrees with a Board of Equalization decision can proceed to Superior Court under applicable Georgia procedures.
“I am reviewing Floyd County parcel/map reference __________. My 2026 Notice of Assessment shows fair market value __________. The record lists __________, but my evidence shows __________. Please tell me whether this is a correctable appraisal-record error now that the ordinary 2026 appeal period has closed.”
Floyd County offers several local homestead programs
Floyd County Homestead, Senior & Veteran Exemptions
$2,000 / $5,000
Regular Homestead
Floyd publishes an exemption of up to $2,000 of assessed value for state/school purposes and up to $5,000 for county purposes, subject to eligibility.
Age 65
School Tax Exemption
Floyd’s current local program lists a $40,000 assessed-value school exemption on the qualifying homestead residence, garage and one acre, with no income requirement.
Age 75
School Tax Exemption
Qualifying age-75 homeowners meeting the county’s current income requirement can receive exemption from all school-tax liability on the qualifying homestead residence, garage and one acre.
Regular homestead basics
- Own the home
- Occupy it as principal residence
- Normally meet January 1 ownership / occupancy requirement
- File an initial application
- Use Floyd County Board of Assessors
- Once granted, normal homestead generally renews automatically unless circumstances change
Do not simply mail a homestead application. Floyd County states that the Board of Assessors cannot accept ordinary mail-in homestead applications without advance arrangements because eligibility information must be collected. The county now offers an online filing option.
Normal Floyd filing schedule: the county says a homeowner can apply during the year the property becomes the primary residence through April 1 of the following year. Because Georgia’s broader homestead rules have changed in recent years, call the Assessor if you believe a 2026 late-filing or assessment-notice window could apply to you.
Floating Homestead — Age 62
Requires age 62 and Floyd’s current income qualification. It uses a base-year concept and can affect county/state taxes differently from school taxes.
School Exemption — Age 62
Floyd publishes separate income rules and a school-tax exemption tied to the qualifying homestead.
Disabled Veteran
Qualifying totally and permanently disabled veterans and certain surviving spouses can receive a state-set exemption amount that changes periodically.
Open Floyd County Exemption Guidance
Review the county’s current homestead, senior, veteran, agricultural and special-assessment programs before applying.
Farm, conservation and taxable personal property
Agricultural, Conservation Use & Personal Property Records
Preferential Agricultural Assessment
Floyd states that qualifying tangible real property of 2,000 acres or less devoted to bona fide agricultural purposes can receive preferential assessment under a 10-year covenant.
Preferential reduction
Under Floyd’s published program, assessed value of qualifying dedicated property is reduced by 25% during the preferential-assessment treatment.
Conservation / Forest Programs
Floyd Board of Assessors also reviews conservation-use and forest-land protection applications.
Do not enter a covenant without understanding the consequences. Preferential and conservation programs can carry penalties or recapture consequences when property use changes before the required term ends.
Business and other personal property
Georgia property-tax returns can also apply to business equipment, furniture, fixtures, machinery, inventory and certain other taxable personal property. Floyd additionally publishes specific returns for agricultural business property, aircraft and marine property.
- Business furniture and fixtures
- Machinery and equipment
- Tools
- Inventory where taxable
- Agricultural equipment
- Aircraft
- Boats / marine personal property
- Freeport exemption applications where applicable
Georgia return period: property-tax returns are generally filed between January 1 and April 1. Contact Floyd County Assessor if a business opened, closed, moved or materially changed after the normal filing period.
