2025 Taxes Are Delinquent Now — 2026 Tax Bills Come Later

The Grady County Treasurer currently states that taxes are delinquent and that a 1.5% penalty on base tax accrues each month on the 16th. The live tax-roll search currently contains tax years through 2025, so a homeowner searching in August 2026 should not mistake the delinquent 2025 account for a final 2026 property-tax bill.

Grady County tax records commonly use structured Property IDs that encode geographic or subdivision information. The exact structure varies by parcel type, so copy the entire ID instead of manually shortening it.

The property-tax calculation begins with the Assessor’s estimate of fair cash value. Oklahoma then limits annual increases in taxable fair cash value for qualifying real property before the assessment ratio and exemptions are applied.

Fair Cash / Market Value The Assessor’s estimate of the property’s fair-market value.
Taxable Fair Cash Value The value after Oklahoma’s applicable annual valuation limitation is considered.
Gross Assessed Value The taxable value multiplied by the county’s applicable assessment ratio.
Net Assessed Value Gross assessment minus qualifying assessed-value exemptions; millage is then applied.

2026 annual real-property valuation limits

3% Homestead property Oklahoma’s 2026 constitutional limit generally restricts the annual increase in taxable fair cash value to 3% for property receiving homestead exemption.
3% Agricultural land Locally assessed real property classified as agricultural land generally receives the same 3% annual limitation.
5% Other real property Other locally assessed real property is generally limited to a 5% annual increase in taxable fair cash value.
Important exceptions: the 3%/5% limitation generally does not protect the property from revaluation in the same way when title is transferred or when improvements are added. New improvement value can also be added separately.
Market value can rise more than taxable value. Do not assume the Assessor violated the cap merely because a market-value field increased more than 3% or 5%. Compare the taxable fair cash value used in the assessment.

Standard Homestead Oklahoma homestead exemption generally removes $1,000 from the assessed valuation of a qualifying principal residence.
Additional Homestead A qualifying head of household with prior-year gross household income of $30,000 or less can receive an additional $1,000 assessed-value exemption.

Senior Valuation Limitation & Disabled Veteran Exemption

Senior valuation limitation Qualifying homeowners age 65 or older can apply for Oklahoma’s limitation on fair cash value of homestead property when household income meets the annual threshold.
Annual income threshold changes The qualifying income amount is updated using the applicable HUD median-income standard. Confirm the current Grady County threshold with the Assessor before filing.
Application timing The application is due by March 15 or within 30 days after receipt of a valuation-increase notice, whichever is later.
100% disabled veteran Oklahoma provides a full ad valorem homestead exemption for qualifying veterans receiving permanent service-connected disability compensation at the 100% rate.

No value change? Oklahoma law also allows a taxpayer to protest when the valuation did not increase or decrease from the prior year, but that protest must generally be filed on or before the first Monday in April.
Admitted or scrivener’s error: Oklahoma law separately allows the Assessor to correct certain admitted errors even outside the ordinary 30-day window. That is different from reopening a normal market-value disagreement.
