2026 Hays CAD Values Are Searchable, but the Tax Bill Is Still a Later Step

HCAD’s live property search currently labels its 2026 values as preliminary and subject to change. The Tax Office does not produce the final 2026 tax bill until certified appraisal information and adopted tax rates are loaded later in the year.

Residence Homestead Cap A qualifying residence homestead generally limits annual growth in appraised value to 10%, excluding value from qualifying new improvements.
20% Circuit Breaker HCAD states that qualifying real property valued at $5 million or less can receive a 20% appraised-value limitation under the temporary circuit-breaker program.
2026 Is the Final Currently Authorized Year HCAD states that the Legislature authorized the current circuit-breaker limitation for tax years 2024, 2025 and 2026.
HCAD applies the circuit breaker automatically when the property qualifies. The owner does not submit a separate application.
The two limits are not interchangeable. Property already receiving a residence-homestead exemption continues under the normal homestead limitation rather than the circuit-breaker program.
