Madison County Property Assessor 2026: Search & Tax Records

Jackson & Madison County Tennessee Property Navigator

Find Madison County TN Appraisals, Parcel IDs and Jackson Property Taxes

Madison County’s Assessor of Property locates, classifies and appraises taxable property throughout the county, including Jackson. The Madison County Trustee separately bills and collects county taxes, while property inside Jackson city limits also receives a separate City of Jackson property-tax bill.

This 2026 guide shows how to search owner, address and parcel information; understand Tennessee’s assessment percentages; check the county’s five-year reappraisal cycle; separate Jackson tax from county tax; verify payment history; understand current Tax Relief and Tax Freeze limits; research deeds and liens; and determine what appeal options may remain after the regular 2026 county appeal season.

What Madison County Property Owners Should Know Right Now

Madison County is one year away from its next countywide reappraisal. The Assessor’s last reappraisal was 2022 and the next is scheduled for 2027. During 2026, the office continues its between-cycle review of roughly one-third of county parcels for changes to land and improvements.
2026 assessment data is available Tennessee Property Assessment Data already identifies Madison County records as Tax Year 2026 and shows the county’s 2022 reappraisal year.
Regular local appeals are over Madison County’s Board of Equalization holds its annual regular assessment hearings during the first two weeks of June. That regular 2026 season has passed.
2026 final tax rate caution As of August 7, do not hardcode an older county or Jackson tax rate. Use the fall 2026 county/city bill or current tax portal when the new levy is posted.
Local market context: the Assessor currently cites a January 2026 median sale price of $251,450 for improved residential properties, versus $212,500 in January 2022—a reported increase of about 18.33% as Madison County approaches its 2027 reappraisal.
Inside Jackson? You normally need to check two tax obligations: Madison County tax collected by the Trustee and City of Jackson property tax collected by Jackson Revenue.

Same state, different workflow: Bradley County uses the same Tennessee constitutional assessment ratios but different portals, officials and reappraisal dates. See the Bradley County Assessor of Property guide.

Madison County Property Record Field Decoder

Field What it means What to verify
January 1 Owner Owner reflected for the tax-year assessment date. A later buyer can own the property even when the tax roll still shows the January 1 owner.
Parcel ID Madison County property-map identifier. Save it for county tax, permitting, mapping and deed research.
Land Market Value Assessor’s value assigned to the land. Acreage, land use and location.
Improvement Value Value assigned to buildings and improvements. Building size, age, quality, additions and condition.
Total Market Appraisal Combined appraised market value. This is not normally the amount directly multiplied by the tax rate.
Assessment Percentage Constitutional percentage based on classification. Residential is normally 25%; commercial/industrial 40%; tangible personalty 30%.
Assessment Appraised value after the statutory percentage. This is the base used with the county or city property-tax rate.
Sale Information Transaction data reported for the parcel. Use the actual recorded deed when legal proof is needed.
Book / Page Recorded deed reference. Use it to speed Register of Deeds research.
Five-year Madison County cycle

2022 Reappraisal, 2026 Parcel Review and the 2027 Reappraisal

Last reappraisal Countywide values were reset during Madison County’s 2022 reappraisal cycle.
Between-cycle work County appraisers continued discovering construction, corrections and property changes.
Parcel review The Assessor’s five-year plan reviews approximately one-third of county parcels each year between reappraisals.
Current year Property can still receive a Value Change Notice when land or improvements change.
Next reappraisal Madison County is scheduled for its next state-required countywide reappraisal.
A 2026 value can change even though the countywide reappraisal is not until 2027. New buildings, additions, demolitions, physical corrections and other changes can alter an individual assessment between cycles.
2027 preparation tip: save your 2026 property card, photos, building details and any appraisal or sales evidence now. They create a clean baseline for comparing the 2027 reappraisal.
Do not estimate the 2027 value by simply adding 18.33%. The Assessor’s current market indicator is countywide context, not a guaranteed increase for an individual parcel.
Tennessee assessment classifications

How Madison County Converts Appraised Value to Assessed Value

Residential Residential real estate is generally assessed at 25% of appraised value.
Farm Farm real property generally uses a 25% assessment percentage.
Commercial / Industrial Commercial and industrial real estate generally uses 40%.
Business Personalty Tangible business personal property is generally assessed at 30%.
Public utility note: centrally assessed utility property can use different Tennessee assessment percentages; the City of Jackson identifies 55% for certain utility property and 40% for utility real estate.
Use the live 2026 rate when available

How to Calculate a Madison County Property Tax

Market appraisal Assessor’s property value
×
25% / 30% / 40% Classification percentage
×
Rate ÷ 100 County or Jackson rate from live bill
Residential example before tax rate: a $300,000 residential appraisal produces a $75,000 assessed value because $300,000 × 25% = $75,000.
Do not copy an older rate into a 2026 calculation. Madison County’s public budget page was still displaying budgets through 2025–26 during this August review, while Jackson was still conducting 2026 budget work sessions during July. Use the actual 2026 tax bill or current collecting-office rate once certified.
Jackson parcels can have two tax bills

Madison County Tax Versus City of Jackson Property Tax

County route

Madison County Trustee

  • Collects Madison County property taxes.
  • Search and pay through paymadisontaxes.com.
  • Taxes are due beginning the first Monday in October.
  • County taxes become delinquent after the February deadline.
  • Partial payments are accepted through eligible non-online methods.
  • Administers county Tax Relief and Tax Freeze.
Jackson city route

City of Jackson Revenue

  • Uses the Madison County Assessor’s certified assessment.
  • Jackson does not independently appraise real estate.
  • City property-tax notices are normally mailed in September.
  • Current-year Jackson property tax is due by December 31.
  • City payment and delinquency are separate from county tax.
  • Jackson participates in Tax Relief and Tax Freeze programs.
Buying inside Jackson? Verify both bills. A paid Madison County tax receipt does not prove the separate City of Jackson balance is paid.
County-only property: Madison County’s Assessor explicitly directs owners outside city limits to the Trustee rather than the Jackson Revenue Office.
Madison County Trustee tax lookup

How to Search Madison County Property Taxes

Open the county tax search. Madison County directs taxpayers to paymadisontaxes.com.
Search the correct property. Use the owner, property address, receipt/account information or parcel details available in the live portal.
Verify the tax year. Make sure you are viewing the intended tax year before paying.
Compare the parcel to TPAD. Match ownership/location and property identifiers against assessment data.
Check unpaid balance. Review the principal tax plus any applicable interest or fees.
Check earlier years. Current-year payment does not automatically prove that older delinquent taxes are cleared.
Save proof of payment. Keep the receipt or confirmation until the county record updates.
Assessor versus Trustee: the county’s own tax-search page states that assessments are made by the Assessor, collections are handled by the Trustee and the tax rate is set by the County Commission.
Separate City of Jackson collection

How to Check Jackson TN Property Taxes

Confirm the parcel is inside Jackson. TPAD records identify the city associated with the parcel.
Open Jackson Tax Information. Use the City of Jackson Revenue tax page.
Open the city property-tax payment route. Search the city record and verify the current-year balance.
Check the January 1 owner. Jackson’s tax roll is based on Assessor ownership as of January 1 of the tax year.
If you bought after January 1, do not assume the bill will arrive in your name. Request or locate the tax bill and confirm the closing agreement concerning prorated taxes.
Verify older delinquent city taxes separately. Jackson states that older delinquent taxes are filed in Chancery Court.
Buyer warning: a private agreement requiring the seller to pay property taxes does not prevent unpaid property taxes from remaining against the property.
Jackson Revenue: 101 East Main Street, first floor, Jackson, TN. Tax-information telephone: 731-425-8210.

$51,620
Madison Tax Freeze

The official 2026 Madison County Tax Freeze income limit is $51,620.

$175K
Veteran Relief

Qualifying disabled-veteran relief can be calculated on up to $175,000 of market value under current Tennessee law.

Elderly / disabled 2026 Tax Relief Maximum qualifying 2025 household income: $38,470. Current 2026 relief for elderly and disabled homeowners is calculated using up to $33,600 of market value, subject to the applicable appraisal ratio and local tax rate.
2026 Tax Freeze Madison County and the City of Jackson both participate in the local Tax Freeze program. Current state data lists a $51,620 income limit for both jurisdictions.
Important correction: Madison County’s local Tax Freeze webpage still displays older tax-year age and income figures. For a 2026 application, use the Tennessee Comptroller’s current $51,620 Madison County/Jackson limit and confirm the current application packet with the Trustee or city.
Freeze means the tax amount, not the appraised value. A qualifying homeowner’s base tax generally remains frozen while eligibility continues, although additions/improvements or a move can change the base.
Annual filing: Tax Freeze participants must requalify each year. Tax Relief recipients also receive annual renewal/voucher instructions.
2026 Tax Relief timing: Tennessee instructs owners to apply when the 2026 property-tax bill is received. The deadline is 35 days after the jurisdiction’s delinquency date, and taxes must also be paid by the applicable deadline.
Regular 2026 county hearings have passed

Madison County Property Assessment Appeal Path

Assessor review First verify that the property card, classification and physical data are correct.
County Board Madison County takes appointments during the latter part of May and hears regular appeals in the first two weeks of June.
County decision A timely appellant should keep the written Board decision and the date printed on the notice.
State Board Further appeal is generally due by August 1 or within 45 days from the county-board decision notice, whichever is later.
August 1, 2026 has passed. A taxpayer who timely appeared before the Madison County Board may still have time only if the 45-day period measured from the County Board decision notice produces a later deadline.

Prepare evidence, not just a tax complaint

  • Parcel ID
  • 2026 assessment record
  • Assessment Change Notice
  • Owner’s opinion of market value
  • Comparable arm’s-length sales
  • Independent appraisal
  • Condition photographs
  • Repair estimates
  • Square-footage or acreage corrections
  • Income/expense evidence for commercial property
Failure to appeal locally can make the assessment final. Madison County warns that a taxpayer who fails to appear before the County Board can lose ordinary further appeal rights.
Commercial appeal evidence: the county specifically identifies documents such as closing statements and construction-cost documentation among evidence that may be required in a commercial valuation case.
“I am reviewing Madison County Parcel ID __________ for tax year 2026. My appraised value is __________ and my supported January 1 value is __________. I appeared before the County Board on __________ and my decision notice is dated __________. Please confirm whether my Tennessee State Board 45-day filing period remains open.”
Madison County Register of Deeds

How to Research Deeds, Trust Deeds, Liens and Plats

Land records back to 1821 Madison County’s Register states that the office’s land-record collection extends from 1821 to the present.
Fully computerized office Documents filed since November 13, 1995 are scanned into the Register’s computer system.
Property Alerts The Register offers a Property Alert registration service to help owners monitor newly recorded documents.
Find the parcel first. Save the owner name, Parcel ID, legal-description clues and deed book/page from TPAD when available.
Open the Register of Deeds. Use the official Register page.
Identify the document type. Common records include deeds, trust deeds, liens, releases, incorporation records, maps and plats.
Use book/page details when known. They can significantly reduce time spent identifying the correct document.
Check later documents. A mortgage or lien record does not tell you by itself whether a later release or satisfaction was recorded.
Request copies when needed. The Register confirms that copies of its public records are available.
Assessor ownership is not an insured title search. For a purchase, probate, lien priority, easement or ownership dispute, use recorded documents and professional title/legal assistance when appropriate.
Agricultural, forest and open-space current-use assessment

Madison County Greenbelt Property Records

What it does Tennessee Greenbelt can value qualifying agricultural, forest or open-space property based on current use instead of unrestricted market value.
Regular filing date Tennessee’s normal Greenbelt application deadline is March 15 for the current assessment year.
Ownership changes A qualifying ownership change can require a new application rather than automatically carrying the prior owner’s classification.
The regular March 15, 2026 filing date has passed. Contact the Madison County Assessor before assuming a late filing or continuation exception applies to your specific facts.
Open Assessor Services Use the Greenbelt Applications and Shape Files resource listed by the Madison County Assessor.
Missing notices are often a mailing-address problem

How to Update a Madison County Property Mailing Address

Assessor controls the mailing data Madison County directs taxpayers with address changes to the Assessor at 731-423-6063 or to the Assessor’s mailing-address change form.
Tax collectors use Assessor data Both county and city tax notices rely on owner and mailing information from assessment records.
Not receiving a tax notice does not eliminate the tax. Keep the Assessor mailing address updated before fall county and city billing begins.
Legal ownership is different. Changing a mailing address does not change the deed or add/remove an owner.
