By August 7, taxpayers who believe the 2026 value is wrong should contact the Assessor and Chancery Clerk immediately about any remaining procedure.

Mississippi constitutional assessment classes
How DeSoto County Property Is Assessed
Class I — 10%
Single-family, owner-occupied residential real property is assessed at 10% of true value.
Class II — 15%
Other real property not classified as Class I or public-utility property is generally assessed at 15%.
Class III — 15%
Taxable personal property, excluding motor vehicles and Class IV property, is assessed at 15%.
Class IV — 30%
Certain public-utility property is assessed at 30%.
Class V — 30%
Motor vehicles are assessed at 30%; vehicle tax is generally handled with registration/tag transactions.
Reappraisal
Mississippi requires county assessors to revalue real property at least once every four years; taxable personal property is valued annually.
Do not use 10% for every house.
Class I depends on single-family owner-occupied residential qualification. Rental houses, commercial property and other real estate can fall under Class II at 15%.

Primary-residence property tax relief
DeSoto County Homestead Exemption
Mississippi Homestead Exemption is not automatic. Eligible DeSoto County homeowners apply through the Tax Assessor during the annual January 1–April 1 filing period.
Own before January 1
State rules require qualifying ownership before January 1 for the year in which exemption is sought.
Occupy on January 1
The property must be the applicant’s qualifying primary residence.
Recorded ownership
Mississippi DOR states that the ownership instrument must be filed with the Chancery Clerk before January 7 for that exemption year.
Regular Homestead
Qualified homeowners under age 65 who do not qualify for a higher tier can receive a tax credit of up to $300.
Reapply after changes
Marriage, divorce, death, deed changes, occupancy changes and qualification changes can require a new application.

Additional Mississippi Homestead Benefit in DeSoto County
Qualified homeowners who are at least 65 years old or totally disabled by January 1 can qualify for a stronger Homestead benefit.
First $7,500 assessed value
Mississippi’s age/disability tier exempts the first $7,500 of assessed value from qualifying taxes.
Proof required
Age applicants should be prepared to document age; disability applicants must provide qualifying total-disability evidence.
Reapply when entering new tier
A homeowner who turns 65 must reapply during the next filing period to receive the enhanced benefit.
DeSoto County reminder: The current county Homestead page says qualifying age-65 and totally disabled homeowners are exempt from taxes on the first $75,000 of true value of the home, corresponding to $7,500 assessed value for qualifying Class I property.
Veteran-specific relief
DeSoto County Disabled Veteran and Senior Veteran Exemptions
Total service-connected disability
An honorably discharged American veteran with a qualifying total service-connected disability can receive exemption from ad valorem tax on qualifying Homestead property.
Surviving spouse
Mississippi provides continued eligibility in qualifying cases for an unremarried surviving spouse.
Older veteran provisions
Mississippi has enacted additional veteran age-based Homestead benefits; applicants should use DeSoto’s current application instructions because statutory age rules have recently changed.
Do not rely on an old veteran-age threshold. Mississippi property-tax legislation has changed recently. Take DD-214, VA disability documentation and proof of age to the Tax Assessor and confirm the rule for the specific exemption year.
