Open Quick Search. Use PCPAO Quick Search.
Choose the right tab. Address for normal lookup, Owner for name search, Parcel ID for exact match, Sub/Condo for condo or subdivision research.
Search with less text. If address search fails, remove unit, punctuation, Street, Avenue, Drive and direction words.
Open the correct result. Confirm site address, owner, Parcel ID, tax district, property use, short legal and last deed.

Map Search checklist

Open official Map Search. Use PCPAO Map Search.
Search by address or Parcel ID. Parcel ID is best when there are many similar units or nearby parcels.
Zoom before deciding. Review roads, water, nearby lots, condo/community layout and parcel shape.
Open detail from map. Use the map result to return to the correct parcel detail page.
Verify legal issues elsewhere. Fence, setback, easement, sale, survey and construction issues need official records or professional review.

Homestead exemption checklist

Official benefit: PCPAO states homestead exemption is a constitutional benefit from assessed value for qualified Florida residents with legal or beneficial title who live in the dwelling and make it their permanent home on January 1.

Deadline

Apply before the state March 1 deadline for the tax year you want to qualify.

Prior owner warning

If you bought after January 1, the TRIM homestead may belong to the prior owner and be removed December 31.

Status check

Change mailing address before notices are mailed

Why it matters: PCPAO says TRIM notices are mailed in August and Tax Collector bills in November, so winter residents and owners with multiple addresses should update mailing information early.
Find your property. Use Quick Search and open the correct parcel result.
Select the checkbox. PCPAO says to click the Change Address checkbox. Multiple checkboxes can be selected if needed.
Click the change button. Choose Change address of selected parcel.
Complete the form. Submit the online request.
Provide proof. PCPAO says proof of authority is required; a driver license or utility bill with owner name/address may suffice for many owners.
Mail option: PCPAO also provides a Change Mailing Address PDF form if you prefer to mail a request with required proof.

Pay Your Bill, View an Account, paperless billing, receipts, installment plan and delinquent tax.
