There Is No “Oshkosh County” Property Assessor
Oshkosh is a city, not a Wisconsin county. The city lies in Winnebago County. If the property is actually inside the City of Oshkosh, the correct valuation office is the City of Oshkosh Assessor’s Office.
Winnebago County still matters for countywide land records, delinquent city property taxes after the municipal collection period, the Real Property Lister and Register of Deeds.
This distinction prevents one of the most common Oshkosh property-search mistakes: opening the Winnebago County tax site first and assuming the absence of a current City of Oshkosh parcel means the property does not exist.

6. What are the Oshkosh property-tax installment dates?
City Finance states that real-estate taxes can be paid in full by January 31 or in four installments due January 31, March 31, May 31 and July 31. Real-estate taxes remaining unpaid after July 31 are submitted to Winnebago County for final collection during the August tax settlement.
7. What are Oshkosh’s current online real-estate tax payment fees?
The City’s current online bill-pay page lists real-estate tax ACH/EFT eCheck payments as free. Credit and debit card payments carry a 2.75% convenience fee with a $1.95 minimum. The page currently lists a $10,000 card maximum and $125,000 ACH/EFT maximum, including applicable amounts and fees.
8. Why does the Oshkosh tax portal show the wrong installment amount?
The City currently warns of a known software issue that can cause installment dollar amounts displayed on the real-estate tax search page to be incorrect. Oshkosh directs taxpayers to the “View bill image” link for the correct installment amounts. The City also notes that the bill image shows an accurate balance only when the account is current on payments.
9. Why can I not find my current Oshkosh property on Winnebago County’s tax search?
Winnebago County states that its Property Information search includes City of Oshkosh properties only when there is a delinquent tax balance. For current City of Oshkosh ownership or normal city tax information, use the City’s official property and tax systems first.
10. Where can I search Oshkosh deeds and mortgages?
Recorded Oshkosh land documents are maintained by the Winnebago County Register of Deeds. The county provides in-office public searching and online Tapestry or Laredo access. The Register’s records include deeds, land contracts, mortgages, related UCC filings, plats, certified survey maps and federal tax liens.
