GIS map checklist

Open GIS Map. Use the official Sumter County GIS Map.
Search by parcel number. Parcel ID is best for subdivisions, The Villages areas, large tracts, split parcels and similar street names.
Check location context. Review roads, neighboring parcels, subdivision layout, acreage, lakes, golf/community context and nearby jurisdiction lines.
Do not use GIS as a survey. Boundary, easement, fence, lakefront, setback or title questions need survey, deed or official records.
Local due-diligence note: in The Villages, Wildwood, Oxford, Bushnell, Lake Panasoffkee and rural/ag areas, always compare GIS with deed, subdivision record, tax bill and property-card details.

Homestead filing: documents and rules

Official benefit: SumterPA explains Florida homestead exemption can be up to $50,000. The first $25,000 applies to all property taxes, and the additional $25,000 applies to assessed value over $50,000 and only to non-school taxes.

Basic eligibility

You need legal or equitable title and must make the property your permanent home in good faith.

TRIM notice and VAB appeal steps

Read the TRIM notice. SumterPA FAQ says the TRIM notice comes in August and says “DO NOT PAY – This is not a bill.”
Contact the Property Appraiser first. For assessed values, exemptions or agricultural classification questions, use 352-569-6800 or visit the office.
File VAB only if unresolved. Use the Sumter County VAB page.
Watch the deadline. Value or assessed-value petitions are due no later than 25 days after the TRIM notice mailing. Exemption or agricultural denial petitions are due within 30 days after denial notice mailing.
Prepare fee if required. The Clerk lists a $50 non-refundable filing fee for many petitions, with homestead denial appeals not charged if filed within the statutory deadline.
